Location and Accessibility

Philly Estates is located at 3303 US 40 West, Greenfield, IN 46160, USA. While the provided information initially listed the address as "Act III, Greenfield, IN 46140," further public data confirms its official address on US Highway 40, a significant east-west route that runs through Indiana. The reference to "Act III" might be an internal designation or an older, less precise location marker, but the US 40 address is the accurate geographical location for the park.

Greenfield, the county seat of Hancock County, offers a blend of small-town atmosphere with convenient access to larger metropolitan areas. Being situated directly on US 40 means Philly Estates benefits from excellent accessibility. This highway provides direct routes to various local amenities within Greenfield, including shopping centers, grocery stores, restaurants, schools, and healthcare services. Residents can easily run errands and access daily necessities without extensive travel.

For those who commute or frequently travel to Indianapolis, US 40 provides a straightforward connection to the capital city. It intersects with major interstates like I-70, allowing for relatively quick and efficient travel into downtown Indianapolis and other surrounding areas. This makes Philly Estates an attractive option for individuals and families who desire the affordability and community feel often found in mobile home parks, while still maintaining easy access to urban employment and entertainment opportunities. The park consists of 99 lots, indicating a moderately sized community that can offer a balance between privacy and a neighborly atmosphere.

Services Offered

Philly Estates, as a manufactured home community, provides a range of essential services to its residents, typical of well-managed mobile home parks. While a comprehensive, itemized list of all services may not be publicly advertised, common offerings include:

  • Lot Rental: The fundamental service is the leasing of individual plots of land where residents place their manufactured or modular homes. This involves a regular monthly lot fee, which covers the use of the land and contributes to the maintenance of shared park infrastructure.

  • Community Management: The park is owned by Philly Estates, LLC (Nymeyer David, Owner) and managed by Hermis and Darla Smoak. This management team is responsible for the overall operation of the park, including enforcing community rules, handling maintenance of common areas, and addressing resident concerns. The effectiveness of this management significantly influences the resident experience, as noted in reviews.

  • Utility Infrastructure: Philly Estates provides the necessary hookups for essential utilities. Public data indicates that the park’s water source is a "Well" (PWSID: 5230005), suggesting a private water system managed by the park. Sewage disposal is handled by a "WWTP" (Wastewater Treatment Plant), meaning the park has its own facility for wastewater treatment. Residents are typically responsible for their own electricity and other individual services like internet and cable.

  • Common Area Maintenance: The management is responsible for the upkeep of shared spaces within the park. One review mentioned that "The area is most always clean," which is a positive indicator of effective common area maintenance.

  • Community Rules and Regulations: Like all managed communities, Philly Estates operates under a set of rules designed to ensure a quiet and harmonious living environment. These rules often cover aspects such as noise levels, pet policies, and home exterior standards. One review noted, "A few of the requirements are a bit rigid and different," suggesting that residents should review these thoroughly.

Features / Highlights

Philly Estates offers several features that contribute to its appeal as a residential community in Greenfield, Indiana:

  • Quiet and Nice Community: A significant highlight, directly from a resident review, is that "It is a pretty quiet, nice community. No loud parties." This is a major draw for individuals and families seeking a peaceful living environment, free from excessive noise and disturbances.

  • Cleanliness: The park is described as "most always clean," indicating that management maintains the common areas and encourages residents to keep their lots tidy. A clean environment significantly enhances the overall living experience.

  • Modular Home Options: The park offers modular homes, which are often built to higher standards than traditional mobile homes, resembling site-built homes more closely. The review mentioning the purchase of a "Nice 3 bedroom, 2 bath house" highlights the quality and spaciousness available.

  • Established Community Size: With 99 lots, Philly Estates is a substantial mobile home park, large enough to support a diverse community while potentially fostering a stronger sense of neighborhood than much larger developments. This size can also lead to more efficient management and maintenance.

  • Private Utility Systems: The use of a well for water and an onsite Wastewater Treatment Plant (WWTP) provides the park with independent utility infrastructure, which can sometimes offer more control over service quality, though residents should inquire about water testing and system maintenance.

It is important to acknowledge that one review mentioned challenges, such as difficulties with remodeling paintwork on a purchased home ("whoever did the 'remodeling'...had no idea how to paint. All one color, paint on all the trim, wall sockets, carpet, floor. Painted the tub and the sink white.") and a perception of rudeness and difficulty with renting, implying that "Gotta know someone to get anywhere with renting." These are points for prospective residents to investigate during their due diligence.

Promotions or Special Offers

Based on the provided information, there are no specific promotions or special offers explicitly stated for Philly Estates. Mobile home parks typically do not engage in the same type of seasonal or limited-time promotions as traditional apartment complexes. Their business model primarily revolves around the consistent lot rental fees and the sale or long-term lease of manufactured or modular homes within the community.

Prospective residents should focus on understanding the standard financial commitments, which typically include:

  • Monthly Lot Rent: This is the recurring fee for leasing the land upon which the home is situated.

  • Home Purchase/Rental Costs: If purchasing a modular home, there will be a sale price. If the park offers rentals, there would be a monthly rental fee for the home itself, in addition to the lot rent.

  • Deposits and Fees: Expect to inquire about application fees, background check fees, security deposits, and any other upfront costs associated with moving in.

  • Utility Expenses: Residents are typically responsible for their own utility bills, such as electricity, and potentially specific charges for water/sewer, depending on how these are integrated into the lot fee or billed separately by the park's private systems.

It is highly recommended to contact Philly Estates directly using the provided phone numbers to obtain precise and current information on lot fees, available homes, and any other financial details relevant to your situation. Direct communication is the best way to get accurate, up-to-date information.

This makes Philly Estates an attractive pathway to homeownership for many Indiana residents.

While one review did mention "rigid and different" requirements and a perceived difficulty in renting ("Gotta know someone to get anywhere with renting"), it's crucial for prospective residents to engage directly with management, ask detailed questions about application processes and rules, and ensure clear communication. The overwhelmingly positive tone of the primary review, despite minor renovation issues, suggests that for those who navigate the initial processes, the living experience can be very satisfying. We've lived here since August of '21. So far, for a trailer park, I am fairly impressed. The area is most always clean. No loud parties. It is a pretty quiet, nice community. A few of the requirements are a bit rigid and different. We purchased a modular home here. Nice 3 bedroom, 2 bath house. But, whoever did the "remodeling"...for one, had no idea how to paint. All one color, paint on all the trim, wall sockets, carpet, floor. Painted the tub and the sink white. I'm fixing it little by little! Overall, I'll give Philly Estates 4 manufactured stars...for now.

They don't give people a chance. Rude and inconsiderate. Gotta know someone to get anywhere with renting.
