  • Home Ownership Opportunities: The community primarily facilitates the dream of homeownership by offering manufactured homes for sale. This includes both new and potentially pre-owned units, providing various options for prospective residents.

  • Lot Leases: Residents own their manufactured homes but lease the land (lot rent) on which their homes are situated. This structure generally contributes to a more affordable entry point into homeownership compared to traditional housing.

  • Professional Management: The community is managed by an "experienced and professional management staff" who are stated to handle "day-to-day responsibilities." This typically includes overseeing community rules, maintenance of common areas, and addressing resident concerns.

  • Landscaped Grounds Maintenance (Common Areas): The management is responsible for maintaining the "beautifully landscaped grounds" of the common areas within the community, aiming for an appealing and well-kept environment.

  • Pet-Friendly Environment: Maplewood is advertised as a "pet-friendly community," allowing residents to bring their furry family members, which is a significant factor for many potential homeowners.

  • Utilities (Resident Responsibility): While not explicitly listed as a service provided by the park, it's typical for residents in manufactured home communities to be responsible for their own utilities (water, sewer, electricity, gas, trash removal), which are billed separately from lot rent.

  • Community Rules and Regulations: Like all managed communities, Maplewood has a set of rules and regulations designed to maintain order, safety, and the overall quality of life within the park. These often cover aspects like lawn care, trash disposal, and vehicle parking.

Promotions or Special Offers

Specific, time-limited promotions or special offers for Maplewood Manufactured Home Community are not consistently or widely advertised in general public information. Manufactured home communities typically structure their "offers" around the affordability of home ownership and lot lease rates, rather than short-term discounts.

However, it's worth noting that RHP Properties, the managing company, sometimes offers incentives or financing programs for new home purchases across its portfolio of communities. While specific to Maplewood, these generally include:

  • New Home Purchase Incentives: Occasionally, communities managed by large property groups may offer incentives for purchasing new manufactured homes, such as a discount on the home price, assistance with closing costs, or special financing rates. These would be communicated directly by the sales team.

  • Affordable Homeownership: The fundamental "promotion" of manufactured home communities like Maplewood is the opportunity for homeownership at a lower entry cost compared to traditional housing. Lot rents, while an ongoing expense, often present a more predictable and budget-friendly housing cost than renting an apartment or owning a site-built home with a mortgage and property taxes.

  • Community Amenities as Value: The presence of amenities like a playground, basketball court, and clubhouse can be considered an added value included within the overall lot rent, contributing to the lifestyle offered without additional membership fees for these facilities.

For the most accurate and up-to-date information regarding available homes, current pricing (both for home purchase and lot rent), and any specific promotions or financing options, prospective residents should directly contact Maplewood Manufactured Home Community. This is the most reliable way to learn about any current opportunities that align with their housing needs.

Lynn seems to be on some sort of HighHorse and does NOT handle situations properly nor professionally. People's lives and places to live should be handled with care and in turn residents would do the same

Actually I don't know why when walking down some of these lots The yards were indeed in need of cleaning and removing trash from the yard why do they get to stay and I couldn't even move in?

We love it here. Lynn is really easy to deal with and always calls back when she is unavailable. We have been here for 7 months and have found this place to be one of the best we have ever lived.

Park management are always and only concerned with very petty things, for example- a towel hanging on my porch to dry. I would get a letter stating it needs to be removed within 3 days. But yet a trailer has been sitting abandoned, doors windows tore open, animals living inside, FOR MONTHS and is currently still there. They are constantly bringing in and storing new trailers for Greenwood trailer park, making our neighborhood look like trash. They park the new trailers wherever they can, running over stop signs, driving through peoples yards, hitting tenants cars, etc. It’s just a mess there and they are more concerned with trailer payments and lot rent than to actually have people living in a nice establishment.
