For many Alabamians, finding affordable and comfortable living solutions that truly feel like home is a top priority. In Phenix City, a vibrant community situated on the eastern border of Alabama, residents have various housing options, and mobile home parks often present an accessible and appealing choice. Among these, Highridge MHC stands as a notable presence, offering a range of manufactured homes for rent. This community aims to provide a practical and family-friendly environment for those looking for a place to settle down in this thriving area.
Mobile home communities like Highridge MHC are designed to offer a unique blend of independent living with the benefits of a managed neighborhood. They often appeal to individuals and families seeking more space than traditional apartments, typically at a more accessible price point. In Alabama, where a strong sense of community and outdoor living are cherished, these parks can represent a desirable lifestyle choice. Highridge MHC, in particular, is positioned to serve those connected to the local Phenix City area, including military families stationed at nearby Fort Benning (now Fort Moore), and individuals seeking a more relaxed pace of life.
It's important for prospective residents to gain a comprehensive understanding of any community before making a decision. While Highridge MHC promotes features like diverse home sizes and a pet-friendly policy, real-world experiences from current and past residents offer a more nuanced picture. Insights into maintenance responsiveness, community atmosphere, and management interactions are crucial for painting a complete portrait. This article will provide an in-depth look at Highridge MHC, covering its location, the services and features it offers, and what local Alabamians can expect when considering this mobile home park as their potential new home.
Highridge MHC is conveniently located at 200 Logan Dr, Phenix City, AL 36869, USA. This address places the community in a strategic position within Phenix City, offering residents a balance between a quieter residential area and accessibility to essential services and major employment hubs. Phenix City itself is part of the Columbus, Georgia-Alabama metropolitan area, benefiting from the economic and cultural vibrancy of both states.
A significant aspect of Highridge MHC's location is its proximity to Fort Benning (now officially known as Fort Moore), a major United States Army post. This makes it a particularly attractive option for military personnel and their families seeking convenient and affordable housing near the base. The park is noted as being "10 minutes from Phenix City off Hwy 165 and close to Ft. Benning (back) gate," which is a considerable advantage for daily commutes.
Accessibility extends beyond just military installations. Phenix City offers local grocery stores, dining establishments, and shopping centers, ensuring that residents have easy access to daily necessities and entertainment. The surrounding area is well-connected by local roads, facilitating straightforward travel for errands, school commutes, and leisure activities. While individual homes within the park provide private living, the overall location within Phenix City ensures that residents are never too far from what they need, contributing to a practical and convenient lifestyle for those living in the Alabama region.
Highridge MHC aims to provide a community living experience with several services to residents, though the effectiveness and timeliness of these services can vary based on resident feedback.
- Home Rentals: The park primarily offers 2, 3, and 4 bedroom manufactured homes for rent, catering to various family sizes and individual needs. Some homes may feature amenities like beautiful kitchens, fireplaces, and garden tubs.
- Maintenance Services: On-site maintenance is listed as a community amenity. While the intention is to address repair needs, some past residents have reported delays in maintenance response times for issues such as door frame damage, stove repairs, and mold concerns. However, a positive review specifically mentioned a maintenance man, Adam, who promptly and effectively fixed an air conditioner, highlighting that individual experiences can differ.
- Pest Control: Outside pest control is provided for the rental homes.
- Utilities (Partially Paid): Water, sewer, and garbage services are partially included in the monthly charges, often around $43.08, which simplifies utility management for residents. Heating and air conditioning are standard in the homes, though their efficiency has been a point of concern for some.
- Pet-Friendly Policy: Highridge MHC is a pet-friendly community. There is typically a pet deposit (e.g., $250) and a monthly pet rent (e.g., $25 per month per pet), with a two-pet maximum. Breed restrictions may apply.
- Tenant Portal: The community offers a tenant portal for residents to pay rent, submit service issues, and review their lease documents online, aiming for convenient self-service.
- Security: The community advertises "on-site security." However, some resident reviews mention concerns regarding security, including instances of home break-ins and perceived issues with neighborhood safety and unsupervised youth activities.
- Office Management: There is an on-site office with staff to assist residents. While some residents have praised the general sweetness of the office personnel, one review noted a specific individual with "cocky, dismissive, and rushed" behavior during the lease process, leading to misunderstandings about initial payments.
Highridge MHC highlights several features that contribute to its appeal as a mobile home community in Phenix City.
- Variety of Home Sizes: Offering 2, 3, and 4 bedroom homes provides flexibility for different household needs, from single individuals to larger families.
- Affordable Housing Options: Mobile home rentals in general, and at Highridge MHC, are often positioned as an affordable housing solution in the region compared to traditional stick-built homes or apartments.
- Well-Kept Grounds: The community advertises "beautiful, well kept grounds" and "spacious, country lots," suggesting an emphasis on a pleasant outdoor environment.
- Playground: There is a designated playground area, which is a significant amenity for families with children, providing a safe space for outdoor play. However, one review mentioned an incident where "kids who sat a fire on the fence to the playground," indicating potential supervision concerns.

- Washer/Dryer Connections and Appliances: Homes typically come with washer/dryer hookups, and some include a refrigerator, stove, and oven, providing essential home conveniences.
- Section 8 Accepted: The community accepts Section 8 housing vouchers, which increases its accessibility for individuals and families who qualify for this assistance.
- Pet-Friendly: The welcoming policy towards pets, with reasonable deposits and monthly fees, is a key feature for animal lovers.
Highridge MHC has historically advertised "reasonable rental rates and move-in specials available." These specials are designed to attract new residents and could include reduced first month's rent, waiving of certain fees, or other incentives. Given the competitive nature of housing markets, it is common for mobile home communities to offer periodic promotions. For example, some listings mention homes being available for around $795 per month for a 3-bedroom, 2-bathroom unit, with details on specific in-unit amenities and pet policies.
However, based on resident feedback, it's crucial to confirm all terms and conditions of any promotion directly with the office staff and ensure they are clearly outlined in the lease agreement. One past resident mentioned issues with a "rushed" process that led to misunderstandings about the first month's rent payment and security deposit. Therefore, while promotions might be advertised, prospective residents should exercise due diligence by asking detailed questions and obtaining all agreements in writing.

Customer Reviews
These are accounts of mine and others that I have talked to. First things first, they ARE GREEDY!!! Adding extra charges to your account and taking their sweet time to change it. Same with taking their time to fix anything. My door got kicked in and the bottom of the frame waa off, it took them about a week or two of me begging them to come fix it. There’s been mold in the back bathroom the entire time. No attempt to fix it to my knowledge. I had cameras and never saw nobody come by for it. My stove took forever to fix, they said they fixed it the first time which had to leave to another work order being put in. Gun shots by the youngins in the neighborhood who walk around with their sheisty masks on being loud and rambunctious. Same kids who sat a fire on the fence to the playground. My first month the person across from me got their house broken into, which it is very easy to break into these houses on account of me being locked out a couple of times. Water smells rancid. Heating and air is just as bad. Could have on the heat for an hour and not feel a thing. The people in the office are sweet so far except the guy with the white hair. First got there he was very cocky, dismissive, and rushed the entire process, which caused him to fail to mention SEVERAL THINGS about my lease and payment for the first months rent (no security deposit included) which ended with me paying 1300$ total. As I have left today, there is still mold in the bathroom. I hope this place steps up in maintenance, security, and overall hospitality.
The maintenance man Adam came an fixed are air conditioner on 04 21 2025 he is a wonderfull man very kind I thank him for fixing are A C he did a great job
Just don't move here!!! First, it took me 10 days to get my thermostat for my A/C fixed. I couldn't adjust the thermostat or anything with 100 degree weather. Nothing was done until I let them know that in the state of AL you only have 14 days to fix the problem from when it's first reported. Next, we were told that the trailer is sprayed monthly for bugs. We've had bugs since move in. I let the property manager know, nothing done about it. After 2 months of living here and nor seeing a bug man, my husband went to the main office to complain. I told him to ask for corporates number. They refused to give him the number, which is illegal. I'm handling that tomorrow. Finally, my husband saw water running our from under a trailer and notified maintenance. They came and checked it out. Pulled up the skirting and said that it was the shower leaking and he wasn't worried about it cause he only had 5 more days here. My husband said so you are just going to let it mold and rot the wood?? Yeah, like I said in the beginning, just don't!!
The family and I love it here. Management is great, park has nice amenities. My one complaint is the kids walking in the middle of the road and not moving over when they see cars. It nice and peaceful here. Maintenance is always on top of everything and the head guy is professional and does his best to help everyone. One major downfall is the teenagers cutting across properties and thinking your carport is their hangout spot.
We loved it here 4 years ago, absolutely loved Mrs Mae but then she fell sick and now got new management, since then my rent has went up 3 times for ridiculous reasons! Not to mention when I needed something repaired Mrs. Mae was on her stuff, all I had to do was text her and things were done the next day, these days you need to get something repaired you got to go online and go through all these steps and your not fixing to see nobody repair anything, this place has gotten horrible, me and my family need to GO.
