Mobile home parks provide a distinct housing alternative, often balancing affordability with community living. When evaluating potential new homes, it's crucial to consider all available feedback, as experiences can vary significantly.

K & L Rentals has received mixed reviews that are important for prospective residents to understand. One review offers a positive outlook, stating, "Nice place to live. This feedback points to potential challenges with community standards and resident behavior.

This article aims to provide a clear and factual overview of K & L Rentals (Hickory Place), helping North Carolina users gain a comprehensive understanding of what this mobile home community may offer, acknowledging both its reported positives and the areas of concern raised by residents.

Introduction / Overview

K & L Rentals, with a physical address at 1810 18th Ave NE #1, Hickory, NC 28601, USA, operates as a mobile home park, and is identified by at least one reviewer as "Hickory Place." It serves as a residential community primarily offering lots for manufactured homes. Situated in Hickory, a prominent city within Catawba County, North Carolina, this park aims to provide a stable, long-term housing solution that is often more economically accessible than traditional stick-built homes for individuals and families.

The positive feedback emphasizes that it is a "Nice place to live," with "Clean park and the mobile homes are nice." This suggests a commitment to maintaining the physical appearance of the property and its residences. The helpfulness of maintenance staff is also highlighted, indicating a potentially responsive support system for residents' needs. This can be a significant advantage for those seeking a well-managed living environment.

Conversely, the negative review describes a decline in the park's condition, citing "trash always in the yards" and "kids roaming around with no parental guidance or respect for peoples yards/properties." This suggests potential challenges with maintaining community standards and a cohesive living atmosphere, which are critical considerations for any residential community. The contrasting nature of these reviews indicates that the resident experience at K & L Rentals (Hickory Place) might be subjective and could vary depending on the specific time of residency or individual expectations. For North Carolina locals, understanding this duality is key when evaluating this mobile home park as a potential home.

Location and Accessibility

K & L Rentals (Hickory Place) is strategically located at 1810 18th Ave NE #1, Hickory, NC 28601, USA. This places the mobile home park squarely within the city of Hickory, a significant and well-developed urban center in Catawba County, North Carolina. Hickory is renowned for its historical ties to the furniture and textile industries, and today it serves as a robust hub for commerce, healthcare, and education in the region.

The park's address on 18th Avenue NE ensures excellent accessibility to a wide array of urban conveniences. Residents of K & L Rentals will find themselves within a convenient driving distance of numerous grocery stores, extensive retail shopping centers, a diverse selection of dining establishments ranging from casual eateries to more formal restaurants, and comprehensive healthcare facilities. Hickory is home to multiple medical centers, including Frye Regional Medical Center and Catawba Valley Medical Center, ensuring residents have ready access to medical care.

Beyond immediate amenities, Hickory boasts a strong transportation network. The city is strategically positioned near Interstate 40, a major east-west artery that connects to significant cities across North Carolina. This allows residents to easily commute to Asheville to the west, or to Winston-Salem, Greensboro, and Raleigh to the east, making it an ideal location for those who work in surrounding areas or enjoy exploring the broader state. The accessibility extends to recreational opportunities, with Lake Hickory offering boating, fishing, and water sports, and the scenic Blue Ridge Mountains just a short drive away for hiking and outdoor adventures. The park's location provides the benefit of city living with relatively easy access to regional attractions and services, typically requiring personal vehicle transportation for daily errands and commuting.

Services Offered

K & L Rentals, operating as a mobile home park often referred to as "Hickory Place," provides fundamental services and infrastructure necessary for long-term manufactured home residency. While comprehensive details on specific service packages are not extensively available in public reviews, based on typical industry standards, residents can generally expect the following core provisions:

  • Lot Rentals: The primary service is the rental of individual plots of land. Residents typically own their mobile homes and lease the land they occupy, which can offer a more affordable path to a stable living situation compared to purchasing traditional real estate.
  • Utility Hookups: The park provides the necessary infrastructure for essential utilities to each mobile home lot. This includes connections for water, sewer, and electricity. Residents are generally responsible for establishing their own accounts with the respective utility providers and paying for their usage directly.
  • Maintenance Support: One positive review specifically highlights, "Maintainence is friendly and very helpful." This suggests that the park provides some level of maintenance support for common areas or infrastructure issues within the park, and that the staff are approachable and effective in their roles.
  • Waste Management Access: Residents would typically have access to regular trash collection services. This could be managed directly by the park (e.g., communal dumpsters) or through an arrangement with local municipal waste services in Hickory, ensuring proper disposal of household waste.
  • Community Management: A management presence is responsible for overseeing the daily operations of the park. This includes enforcing community rules and regulations aimed at maintaining a consistent and desirable living environment. However, the conflicting reviews regarding cleanliness and respect for property suggest that the effectiveness of these enforcement efforts may be perceived differently by residents over time.

Prospective residents are strongly encouraged to directly contact K & L Rentals to ascertain all specific services offered, what is included in the lot rent, and to clarify any community rules and their enforcement to ensure a clear understanding before committing to residency.

Features / Highlights

K & L Rentals (Hickory Place) offers several features and highlights that define its living environment as a mobile home park in Hickory, NC. While some aspects are praised, others present areas of concern, offering a balanced perspective for prospective residents:

  • Convenient Urban Location: A significant highlight is its address in Hickory, NC. This provides residents with excellent access to a wide array of urban amenities, including extensive shopping, diverse dining, robust healthcare facilities, and various employment opportunities, all within a short driving distance.
  • Well-Maintained Mobile Homes (at times): One positive review notes that "the mobile homes are nice." This suggests that at least some of the residences within the park are well-kept, contributing to an overall appealing appearance.
  • Friendly and Helpful Maintenance: The presence of "friendly and very helpful" maintenance staff is a notable highlight. Responsive and approachable maintenance support can significantly enhance the resident experience, addressing issues promptly and courteously.
  • Clean Park Exterior (at times): The positive review specifically states "Clean park on the outside," indicating that efforts are made to maintain the park's communal areas and exterior appearance, which contributes to a pleasant living environment.
  • Affordable Housing Potential: Like many mobile home parks, K & L Rentals likely offers a more accessible and affordable housing solution compared to traditional stick-built homes, making it a viable option for many North Carolina locals seeking cost-effective living.

However, it is crucial to balance these positive features with the negative feedback concerning "trash always in the yards" and "kids roaming around with no parental guidance or respect for peoples yards/properties." This suggests that while individual homes or maintenance efforts might be commendable, community-wide standards and enforcement could be inconsistent, leading to a varying resident experience. Prospective residents should assess the current state of the park firsthand to verify these aspects.

Promotions or Special Offers

As a residential mobile home park, K & L Rentals (also known as Hickory Place) typically operates on a long-term lot rental model and does not frequently advertise short-term promotional offers or seasonal discounts in the way retail businesses or temporary lodging might. The core value proposition for mobile home parks often lies in their consistent affordability, stable community structure, and the opportunity for residents to own their homes while leasing the land.

Public information does not indicate any current, specific promotions or special offers directly from K & L Rentals at 1810 18th Ave NE #1, Hickory, NC 28601. Any potential incentives, such as a waived application fee, a reduced first month's lot rent, or specific deals on manufactured homes that might be available for rent or purchase within the park, would typically be handled directly by the park management or an associated sales entity. These types of offers are usually subject to specific availability, market conditions, and the park's internal policies at a given time.

For North Carolina locals interested in securing a spot within K & L Rentals, the most effective course of action would be to make direct contact to ascertain current lot availability, rental terms for lots, or information on any manufactured homes that might be available for rent or purchase within the park. It is always recommended to confirm all financial aspects and terms in writing before making any commitments. Given the mixed reviews about community standards, a direct conversation about expectations and park rules would also be beneficial.

Contact Information

For those interested in inquiring about lot availability, potential home rentals, or any other information regarding K & L Rentals (Hickory Place), direct contact with the management is the primary avenue. Unfortunately, a specific, widely publicized phone number for K & L Rentals at 1810 18th Ave NE #1, Hickory, NC 28601, USA, is not consistently available through general online searches. This can sometimes be the case for smaller, privately operated mobile home parks.

Given the absence of a readily accessible phone number in the provided information, prospective residents in North Carolina may need to explore alternative methods to establish contact:

  • On-Site Inquiry: A direct visit to K & L Rentals might reveal a posted sign at the entrance with contact information, such as a management office number or an owner's contact. This is often the most reliable way to get current information for smaller communities.
  • Local Real Estate Listings: Sometimes, individual mobile homes for rent or sale within the park are listed by local real estate agents or property management companies in the Hickory area. Checking real estate websites (e.g., Zillow, Realtor.com) and filtering for manufactured homes might provide a contact point.
  • Manufactured Home Dealers: Local dealerships of manufactured homes in the broader Hickory/Catawba County area might have established relationships with mobile home parks like K & L Rentals and could potentially provide contact details or information on available units.
  • Catawba County Property Records: Public property records for 1810 18th Ave NE #1, Hickory, NC, could potentially list the owner's name or the managing entity, which might offer a way to find contact information.

Given the mixed reviews concerning park conditions, it is highly advisable to conduct an in-person visit to assess the current state of the property and its community environment before making any commitments.

Conclusion: Why this place is suitable for locals

For North Carolina locals considering mobile home living, K & L Rentals (Hickory Place) in Hickory presents a residential option with both appealing attributes and important considerations. Its suitability largely depends on a prospective resident's priorities and their direct assessment of the current living conditions.

On the positive side, the park's location in Hickory, a dynamic city in Catawba County, offers significant advantages. Residents benefit from excellent accessibility to a wide array of urban amenities, including diverse shopping, dining, comprehensive healthcare facilities, and various employment opportunities. This urban convenience, combined with the often more affordable cost of mobile home living, can be a compelling draw for many individuals and families seeking a balanced lifestyle.

Furthermore, the positive review highlights attributes such as a "clean park" and "nice mobile homes," along with "friendly and very helpful" maintenance staff. If these aspects consistently hold true, they contribute to a comfortable and well-supported living environment, which is highly valued in any residential community. For those who prioritize responsive maintenance and a well-maintained physical space, this could be a suitable choice.

However, it is crucial for North Carolina locals to be aware of the concerns raised in the negative review regarding "trash always in the yards" and "kids roaming around with no parental guidance." This suggests that community standards and their enforcement may fluctuate. Therefore, any prospective resident should conduct thorough due diligence, including an in-person visit to assess the park's current cleanliness and overall atmosphere. If, after careful evaluation, the advantages of its location, potential for affordability, and the positive aspects of maintenance and home quality align with their needs, K & L Rentals could indeed offer a viable and comfortable place to call home in Hickory.
