Dishonest, rude management (regional and park management). Neighbors are fine, overall. Management will ignore, lie about, or deny disputes about your rent/ utility bill / charges on your bill / requests for information on having repairs made - I'm currently 6 days in to waiting for them to fix my rent statement as they're trying to charge me $206 for ONE month of water and sewer - when I argued that this is not normal usage and there is a discrepancy on my bill I was met with radio silence - going on 48 hours (with just a couple days till rent is due). Prices keep going up but, regardless of the lies they will tell people or say in response to this review, 0 improvements have been made in the 5 years I've lived here. The only improvements made have been by tenants. Management ripped down the play ground equipment and never replaced it. The parking lot and grounds flood terribly when it rains or the snow melts. They say they've made improvements but all they have done is line their pockets and treat residents like scum. The regional manager herself referred tenants as "you people" when I spoke to her on the phone, regarding harassment by a previous manager. Park management has changed 3 times in the time I've been here. They'll complain and threaten to fine you if you have children's toys outside but don't care that the parking lot is full of massive holes and their "fix" is to add more gravel every couple of years. There is a one lane bridge, over a creek, to enter and exit the park (which they'll move new houses in over and not communicate to residents that the only way in and out will be inaccessible during that time). Part of the parking lot collapsed last summer, and not far from it a large depression formed in the land next to the creek. Their fix was to fill the land with yard clippings and debris, and to fill in the hole and install a "drain" near the mail boxes (where the hole opened up). The drain doesn't drain, water still stands directly above it. They've recently added several new units, but can't manage the ones they already have. If I could give 0 stars I could. Word of advice, find somewhere else to live.

Decent location but they do not care about much except money. The parking lot will have your vehicle heading to a mechanic(almost every time you drive through; even at 5mph.) They don't take care of the "playground" or the folks who rent from there.
Went to look at a trailer for sale in there today. The on site manager was really nice n upfront about pros n cons. The trailer was not worth $1000 let alone the $3000 they are selling it for as a "handyman special" on top of that they expect a perfect record so if you have any kind of criminal history they will deny you.
It is a small but yet quiet little community I guess you could say of its own it doesn't have like a huge amount of mobile homes but it is a little nest of trailers in the middle I would say on Olmsted over by the fairgrounds and right next door to the K pep facility that is located there. To me it is more or less a one road in roundabout straight out type deal cuz there's only one road that just basically loops around I very small little playground I say for children and under the age of 12 more or less and there isn't very big yard areas in between the trailers due to them being so close together but it is a very quiet neighborhood I have never heard anything bad from my friends that do live there and they have stated themselves that the neighbors just basically stayed to themselves so it's not drama-filled like a lot of the larger mobile homes parts in the Kalamazoo county area
