Location and Accessibility

KC's RV Park LLC is uniquely situated at 338 Windward Way, Freeport, TX 77541, USA. This address places the park directly "Right on the water," offering guests immediate and unparalleled access to the fishing and serene beauty of the local waterways.

The most significant advantage of this location is its direct waterfront access, which is a major draw for fishing enthusiasts. Guests consistently praise the "Good fishing" right from the park. This means you can cast a line practically from your RV site, making it incredibly convenient for early morning fishing trips or casual afternoon angling without having to travel. The specific body of water isn't detailed in the reviews, but "Windward Way" suggests a connection to canals or bayou systems leading to the larger Brazos River or Gulf.

Despite having "a bar right in the middle of the trailer park," the environment is described as "quiet and peaceful." This indicates that while there might be some social activity, it doesn't detract from the overall tranquility of the park. This balance of a social hub within a calm setting is a unique characteristic.

While the reviews don't specify immediate walking-distance amenities like major grocery stores, being in Freeport, TX, means that essential services, including supermarkets, gas stations, and other local businesses, are within a reasonable driving distance. Freeport itself is a working coastal town with a rich fishing heritage and access to the Gulf. The park's location on Windward Way likely offers easy access to main roads for convenient travel to Surfside Beach, the Freeport jetties, and other popular coastal attractions. This combination of direct water access for fishing and a peaceful environment, coupled with proximity to the broader Freeport area's conveniences, makes KC's RV Park LLC a well-situated choice for a relaxed coastal RV experience.

Services Offered

KC's RV Park LLC provides the fundamental services expected of an RV park, tailored to create a peaceful and functional environment for its guests, particularly those interested in fishing and longer stays.

  • Full Hookup RV Sites: The park offers full hookup sites, which are standard for modern RV accommodations. While not explicitly detailed in the provided reviews, full hookups typically include connections for electricity (30-amp and 50-amp options are common), fresh water, and sewer. This ensures guests have all the necessary utilities for a comfortable stay in their RVs.

  • On-Site Bar: A notable feature is the presence of "a bar right in the middle of the trailer park." This offers a convenient social hub and a place for guests to unwind and enjoy refreshments without leaving the property. While some might initially be concerned, reviews state it's "quiet and peaceful for having a bar right in the middle," suggesting it's managed in a way that respects the park's overall tranquility.

  • Fishing Access: The park is "Right on the water" with "Good fishing" opportunities, making direct access to fishing a primary service/feature. This is a huge draw for anglers, allowing them to fish directly from the park grounds or launch small craft nearby.

  • Friendly People/Community: Reviews consistently highlight that "The people are friendly." While not a physical service, a welcoming and amiable community contributes significantly to the overall positive experience of staying at an RV park, especially for those considering longer durations.

  • Quiet Environment: Despite the presence of a bar, the park is described as a "quite place to stay in your RV." This focus on peace and quiet is a valuable service for those seeking relaxation and a break from noise and crowds.

It is important to note the specific environmental challenge mentioned:

  • Mosquito Management (Guest Responsibility): While not a direct service offered by the park, the very strong warning about "mosquitoes" ("better bring off because the mosquitoes will straight gang rape you out here. Anything below 40 percent deet and the skeeters will drink it on the rocks") indicates that managing insect repellent is a crucial part of preparing for a stay here. This highlights a common coastal Texas challenge that guests need to be aware of and proactively address.

Features / Highlights

KC's RV Park LLC stands out with several distinct features and highlights that define the guest experience, particularly appealing to those seeking a specific kind of coastal getaway.

  • Direct Waterfront Location with Excellent Fishing: The most significant highlight is the park being "Right on the water" with "Good fishing." This direct access to the water is a dream for anglers, offering immediate opportunities to cast a line. The enthusiasm for fishing ("Me and my grandsons love fishing here!!") underscores this as a primary draw, making it a perfect spot for dedicated fishermen.

  • Quiet and Peaceful Atmosphere: Despite the presence of an on-site bar, the park is consistently described as "quiet and peaceful." This creates a serene environment for relaxation, allowing guests to unwind without the typical noise and commotion often associated with busier RV parks or tourist areas. This tranquility is a major asset for those seeking a laid-back retreat.

  • Friendly Community and Safe Environment: Reviews highlight that "The people are friendly," contributing to a welcoming and pleasant atmosphere. Coupled with the assessment that it's a "Pretty safe place," guests can feel secure and comfortable during their stay. This sense of community and safety enhances the overall experience.

  • On-Site Bar for Convenience: The unique feature of "a bar right in the middle of the trailer park" offers a convenient social gathering point. While uncommon, its existence within a "quiet and peaceful" setting suggests it provides an easy option for guests to socialize or enjoy a drink without having to venture far from their RV, adding a touch of on-site entertainment.

  • Suitable for Long-Term Stays: While not explicitly stated as a "feature," the nature of the reviews and the typical demographic of parks with on-site bars (often catering to long-term residents or those working in the area) suggests it's a place where people settle in for a while. The emphasis on "quiet" and "safe" also points to an environment conducive to extended living.

It's crucial to acknowledge the prominent environmental factor:

  • Significant Mosquito Presence: The vivid description of "mosquitoes" being exceptionally aggressive ("straight gang rape you," "drink it on the rocks") is a very strong highlight, albeit a challenging one. This isn't a typical "feature" but rather a dominant environmental factor that guests must be prepared for by bringing strong insect repellent (at least "40 percent deet"). This transparency, while blunt, is valuable for managing expectations.

If trailer park trash had an upper and lower class they'd be upper class trailer park trash. It's quiet and peaceful for having a bar right in the middle of the trailer park. Right on the water. Good fishing. Pretty safe place but better bring off because the mosquitoes will straight gang rape you out here. Anything below 40 percent deet and the skeeters will drink it on the rocks.

Nested away on the water is an ice house that plays live music, and serves ice cold beers. Rythym and Brews, very cool spot.
