Kingsfield Estates About
For many Wisconsinites, mobile home parks represent a significant and often vital pathway to affordable homeownership or stable, long-term rental living. Kingsfield Estates, located in Holmen, WI, is one such community that has been a home to many for years. Situated in a growing La Crosse County village, this mobile home park offers a unique residential experience. Understanding the dynamics of such communities, especially in today's evolving housing market, is crucial for locals considering this living option.
Kingsfield Estates has been a fixture in the Holmen community, providing a residential setting that allows individuals and families to establish roots. Like many manufactured home communities across the state, it offers a more budget-friendly alternative to traditional stick-built housing, enabling residents to own their homes while leasing the land. This model has historically provided an accessible entry point into homeownership for many Wisconsin residents.
However, recent customer reviews highlight significant shifts in the park's operation that are important for prospective residents to understand. One long-term resident noted a "doubling" of rent since the park was acquired by a "big corporation in Texas," expressing a fear that "they're jacking up the rent until none of us can afford to live here anymore, so they can ultimately plow it down and build Condominiums." Another review simply stated, "Not nice people. Rent. Armpit." These candid reviews suggest a challenging transition for current residents under new ownership, particularly concerning affordability and perceived neglect of vacant lots and non-main road repairs. It indicates a need for careful consideration and direct inquiry by anyone looking to move into Kingsfield Estates.
Kingsfield Estates is conveniently located at 54 Commerce St, Holmen, WI 54636, USA. Holmen is a growing village in La Crosse County, situated in west-central Wisconsin. This location places residents within easy reach of the larger urban centers of La Crosse, approximately 10-15 miles to the south, and Onalaska, which is just a few miles away.
Holmen itself is known for its community amenities and suburban feel. The park's address on Commerce Street suggests it is situated in an area that balances residential living with access to local services. Major roadways like US Highway 53 provide good connectivity to surrounding areas, making commutes to work, shopping, and other essential services relatively straightforward for residents of Kingsfield Estates.
The village of Holmen boasts a variety of local parks and recreational facilities. While not directly within the mobile home park, residents have access to numerous community amenities in Holmen, which contribute to the quality of life. These include places like Deer Wood Park with hiking trails, sports fields, and playgrounds, as well as the Holmen Area Aquatic Center. This proximity to broader community resources enhances the living experience in Kingsfield Estates by offering options for outdoor activities and family recreation.
Based on the nature of mobile home parks and the available general information, Kingsfield Estates, like most manufactured home communities, primarily offers lot rentals. This means residents own their manufactured homes but lease the land on which their home is situated. Standard services in such communities typically include:
-
Lot Rentals: The core service is providing plots of land for manufactured homes. These lots usually come with utility hookups ready for connection, including water, sewer, and electricity.
-
Utility Infrastructure: While residents typically pay for their individual utility consumption (water, sewer, electric, gas), the park provides the necessary infrastructure for these connections to each lot.
-
Road Maintenance: As noted in reviews, maintenance of the "main road" is undertaken, implying general upkeep of the internal road network within the park for access to individual lots.
-
Community Management: The park has a management team responsible for overseeing operations, lot leases, and enforcing community rules and regulations. While recent reviews suggest challenges in resident-management relations, this function is inherent to mobile home park operation.
-
Waste Management: Access to waste collection services is typically provided, with designated areas or curbside pickup for household refuse.
It is important for prospective residents to inquire directly with Kingsfield Estates management about the specifics of utilities (whether they are sub-metered or directly billed by utility providers), maintenance responsibilities (e.g., who is responsible for individual lot landscaping, snow removal), and any other fees beyond the base lot rent.
Given the provided reviews, the highlights of Kingsfield Estates, from a factual standpoint, revolve around its location and the basic structure of mobile home living.
-
Location in Holmen, WI: The park's setting in Holmen provides residents with access to a growing community that offers various amenities, including municipal parks, an aquatic center, and local schools. This offers a suburban living experience in La Crosse County.
-
Proximity to Larger Cities: Holmen's close proximity to La Crosse and Onalaska means residents have convenient access to a wider range of employment opportunities, shopping centers, healthcare facilities, and entertainment options that these larger cities provide.
-
Mobile Home Living Model: For those seeking an alternative to traditional homeownership, the mobile home park model allows individuals to own their residence (the manufactured home) with a potentially lower initial investment compared to a conventional house, while leasing the land.
-
Established Community: Having been a long-standing mobile home park, Kingsfield Estates represents an established residential community, often implying a degree of stability in terms of existing infrastructure and neighborhood dynamics, despite recent changes in ownership.
It is important to note that the reviews also highlight perceived challenges which can be interpreted as current features or conditions:
-
Vacant Spots: The mention of "vacant spots that never are filled" could indicate availability for new homes, but also potentially suggests an unkempt appearance in certain areas of the park if these spots are not maintained.
-
Limited Maintenance Beyond Main Road: The review states that "they've only fixed the main road and nothing more that I can see," suggesting that maintenance efforts may be focused primarily on core infrastructure rather than individual lot or broader common area improvements.
Prospective residents should visit the park to assess these conditions firsthand and speak with current residents to get a comprehensive understanding of the living environment.
Information regarding specific promotions or special offers for Kingsfield Estates is not publicly available through general searches, and the provided customer reviews do not mention any such incentives. Given the negative sentiment in the reviews concerning rent increases and management, it is unlikely that the park is actively promoting discounted rates or special deals to attract new residents, particularly if their strategy involves significant rent adjustments.
However, in general, mobile home parks may offer incentives, which could hypothetically include:
-
Move-in Specials: For new homes or residents, some parks might offer reduced security deposits or a waiver of initial fees.
-
Referral Programs: Existing residents might receive a rent credit for referring new tenants who sign a lease.
-
Lot Rent Concessions: Occasionally, a park might offer a discounted lot rent for a short period to new residents, especially if they are bringing a new manufactured home into the community.
It is crucial for any interested individual to directly contact Kingsfield Estates to inquire about current lot availability, rental rates, and any potential fees or offers. Based on the reviews, prospective residents should be prepared to discuss the recent changes in ownership and potential rent increases. Given the expressed concerns about rent hikes, it would be wise for any potential tenant to ask for detailed information on lease terms, rent adjustment policies, and any projected increases in the future.

For some Wisconsin locals, particularly those in the La Crosse County area, Kingsfield Estates in Holmen may still represent a housing option worth considering, albeit with a clear understanding of its current circumstances. Historically, mobile home parks like Kingsfield Estates have provided an accessible entry point into homeownership or a stable rental solution at a more affordable price point compared to traditional housing markets. Its location in Holmen provides the benefits of suburban living with proximity to larger cities like La Crosse, offering convenience for work, shopping, and healthcare.
However, based on recent resident feedback, the suitability for locals has become more nuanced. The concerns regarding significant rent increases under new corporate ownership are a critical factor for any potential resident, as affordability is often a primary reason for choosing mobile home living. The expressed fear of continued rent hikes and the perception of limited maintenance beyond core infrastructure also paint a picture that differs from the idealized "community" often associated with such parks.
Despite these challenges, the park’s established presence in Holmen means it benefits from the village's amenities, including parks and recreational facilities. For locals who prioritize owning their own manufactured home and are willing to navigate the current ownership dynamics, Kingsfield Estates might still be an option. However, it is paramount that prospective residents conduct thorough due diligence: speak extensively with current residents, carefully review lease agreements, and ask direct questions about rent increases and maintenance plans. While the dream of affordable living persists, the reality at Kingsfield Estates, as described by its residents, requires a cautious and informed approach for any Wisconsin local considering it as their next home.
Customer Reviews
I've lived here for 9 years. Since it's been bought out by some big corporation in Texas, the rent has almost doubled. There are vacant spots that never are filled, they've only fixed the main road and nothing more that I can see. My fear is that they're jacking up the rent until none of us can afford to live here anymore, so they can ultimately plow it down and build Condominiums.
Not nice people. Rent. Armpit
Nice place, neighbors are courteous for the most part (with the exception of those that leave dogs outside to bark at all hours) streets could use some serious upkeep, these potholes are no joke
This is my new home. Can't wait until spring to start outside projects.
Wonderful management and kind, caring neighbors! Love this place!!!
