Location and Accessibility
Knollwood MHC is conveniently situated at 100 McElroy Dr, Mankato, MN 56001, USA. Mankato is a significant and continually growing city in southern Minnesota, recognized for its robust economy, prominent educational institutions, and a diverse array of cultural and recreational opportunities. This strategic positioning of Knollwood MHC means its residents benefit from a residential setting while maintaining easy access to urban conveniences.
The park's address on McElroy Drive places it within a well-established area of Mankato. Its official website highlights a "convenient location," noting its proximity to "Walmart, Sam's Club, and Aldi, in addition to plenty of salons, fitness gyms, restaurants, and home & auto services." This accessibility ensures that residents have ready access to daily necessities and various service providers, minimizing travel time for errands and appointments.
Furthermore, Knollwood's location offers excellent connectivity to Mankato's broader amenities. It is described as being "just a short distance from local schools, making it easy for families to access educational facilities within minutes." This is a key advantage for families with children, ensuring convenient school commutes. The community is also "just 5 minutes away from Madison Avenue, one of the main streets providing residents with access to many dining and shopping choices." For healthcare needs, "the world-renowned Mayo Clinic Hospital" is reportedly "just 4 minutes away."
Beyond local amenities, residents can enjoy recreational activities with "several movie theatres, museums, and bowling alleys, including the Wow! Zone, a family-friendly spot that also offers laser tag and mini golf with sports on TV and a restaurant and bar," all within a 10-minute drive. Outdoor enthusiasts will appreciate that Knollwood is "situated among many parks and trails" and "surrounded by breathtaking landscapes and rivers," with "beautiful parks like Sibley Park, which has a petting zoo and playground," also within a 10-minute drive. During winter, Mount Kato Ski Area is "within a short 15-minute drive." The park is also noted for being "conveniently located near public transportation options," enhancing overall accessibility for residents who may rely on public transit. While one review mentions "potholes" within the park roads, the overall sentiment points to a location that is highly accessible and well-connected to Mankato's essential services and recreational offerings.
Services Offered
Knollwood MHC, as a manufactured home community, provides a range of services primarily focused on facilitating comfortable living within the park. These services generally cover lot rentals, community maintenance, and some level of resident support, though the provided reviews highlight areas of concern regarding consistency in certain aspects of management communication.
- Lot Rentals: The core service provided is the rental of individual lots to manufactured homeowners. This includes providing the necessary infrastructure for homes, such as utility hookups (though specific utilities included in the lease should be verified directly with management).
- Community Maintenance: The park is responsible for the upkeep of common areas, including roads, although a resident explicitly mentions that "the roads need repair" and there are "potholes." This indicates that while maintenance is a service, its execution, particularly regarding road conditions, has been a point of contention for some residents. However, the official site also mentions "regular upkeep of communal areas" and "scheduled inspections to ensure home safety and comfort for all residents."
- On-Site Laundry Facilities: Knollwood offers "convenient on-site laundry facilities for residents," providing easy access to washing and drying services directly within the community.
- Resident Support (Communication Concerns): While the park's official site states, "The staff here at Knollwood cares and we are always here to help," and encourages residents to "call us at (507) 625-3087 or email us with any comments or suggestions," resident reviews paint a starkly different picture. Multiple reviews highlight severe communication issues with "the new Lakeshore Community (office) staff," stating, "You can never get a hold of them and only half of the time are they in the office. I would be fine if they could call back, leave a voicemail, or even email us back, but they never do." This indicates a significant breakdown in the promised resident support services.
- Home Sales and Relocation Incentives: The park actively promotes "Bring Your Home. Keep your home and live here! Call today for lot availability and incentives" and offers a "Payment Calculator" to help prospective residents understand potential costs. This suggests services geared towards assisting new residents with home relocation and purchase within the community.
- Strict Rent Payment Policy: One review details a very strict policy regarding late rent, where a resident received an "eviction notice" and a "$20.00 late fee on top of the $450.00 lot rent" for being "just ONE day late." This indicates a firm, and for some residents, excessively rigid, approach to financial management.
Features / Highlights
Knollwood MHC boasts several features that it promotes as highlights, aiming to create an appealing environment for residents. However, it's crucial to present these alongside the significant concerns raised in recent customer reviews to provide a balanced and factual perspective.
- Family-Friendly Environment: Knollwood is marketed as "the perfect community for those looking for quality, affordable homes that are close to schools, beautiful nature, and fun activities for the whole family." It's described as "an ideal family-friendly community for those seeking a tranquil lifestyle" and "welcomes residents of all ages, fostering a diverse and inclusive environment." The community offers "a variety of programs for children, including organized recreational activities, seasonal events, and educational workshops."
- Community Playground: A tangible amenity provided is a "community playground," offering a dedicated outdoor space for children to play and socialize.
- Convenient Access to Mankato Amenities: The park's location is a strong highlight, providing "convenient access to amenities and a family-friendly environment." This includes proximity to "restaurants, bars, grocery stores," and major retailers like Walmart, Sam's Club, and Aldi. Essential services like Mayo Clinic Hospital are also nearby. This enhances daily convenience for residents.
- Proximity to Schools and Nature: Located "just a short distance from local schools" and "situated among many parks and trails," Knollwood offers easy access to both educational facilities and natural recreational areas, including "breathtaking landscapes and rivers" and Sibley Park with its petting zoo.
- Affordable Living: The community is positioned as offering "affordable living that's close to all of Mankato's best attractions," with "competitive pricing on homes and low monthly fees." This focus on affordability is a key benefit for many Minnesotans.
- On-Site Laundry Facilities: The availability of "on-site laundry facilities" provides a practical convenience for residents, reducing the need to travel for laundry services.
- Community Development Efforts: The park’s parent company, Lakeshore Management, states a commitment to "improving and caring for our communities with a long-term outlook," suggesting ongoing efforts to enhance the living environment, although specific current projects at Knollwood are not detailed in the provided reviews.
- Significant Management Communication Issues (Major Concern): Despite advertised care for residents, a paramount concern highlighted by multiple reviews is the "ridiculous" lack of communication from the "new Lakeshore Community (office) staff." Residents report being unable to "get a hold of them," receiving no call-backs, voicemails, or emails, and even encountering staff located out of Mankato. This severe communication breakdown is a critical detractor from the park’s appeal.
- Aggressive Rent Enforcement (Major Concern): The strict policy of immediate eviction notices and late fees for being "just ONE day late on your lot rent" causes "ridiculous" stress for residents, indicating a very unforgiving financial policy that can be a major source of anxiety.
- Allegations of Shady Tactics and Property Damage (Serious Concern): One review contains extremely serious allegations of "shady" owners who "break into homes, write up bogus contracts," and whose staff are "horrible." The claim of property damage with photographic evidence, a filed police report, and an admission in court by a lawyer regarding the damage, along with issues with utilities remaining in a former resident's name, represents a grave concern regarding the integrity and trustworthiness of the park's management. This is a critical factor that prospective residents must thoroughly investigate.
Promotions or Special Offers
Based on the available public information, Knollwood MHC offers specific incentives aimed at attracting new residents, particularly those who already own a manufactured home. While not traditional sales promotions, these represent ongoing benefits for prospective residents.
- Incentives for Relocating Your Home: Knollwood actively advertises, "Bring Your Home. Keep your home and live here! Call today for lot availability and incentives." This indicates that the park offers financial or other incentives to individuals who own a manufactured home and wish to move it to a lot within the Knollwood community. This can be a significant cost-saving opportunity for those looking to relocate.
- Resident Referral Program: The park has a "Resident Referral" program. While the specific benefit amount isn't detailed in the provided text, the presence of such a program indicates an incentive for current residents to refer new ones, fostering community growth and potentially offering a financial reward to existing residents.
- Payment Calculator: The availability of a "Payment Calculator" is listed, designed to help prospective residents "Find out how low your payments could be with our simple mortgage calculator tool." While not a direct promotion, this tool assists in understanding the affordability of living at Knollwood, which can be a key deciding factor for many. It frames the cost as a manageable "low payment."
For the most current details on specific incentives, availability of lots, or any specific offers for home purchases (if the park facilitates new home sales), interested parties are strongly encouraged to contact Knollwood MHC directly using the provided contact information. However, given the serious concerns raised in reviews, prospective residents should exercise extreme diligence when discussing any financial agreements or contracts.

Conclusion: Why this place is suitable for locals
Knollwood MHC in Mankato, MN, presents a complex picture for locals in Minnesota seeking manufactured home living. While it offers some compelling advantages inherent to its location and amenities, significant concerns raised by residents regarding management practices warrant serious consideration. Its suitability depends heavily on an individual's priorities and willingness to navigate potential challenges.
On the positive side, Knollwood's location is undoubtedly a strong asset for Minnesotans. Situated in Mankato, it provides easy access to a wide array of urban amenities – from essential retail and healthcare facilities (including Mayo Clinic Hospital) to diverse dining and entertainment options. Its proximity to schools and natural attractions like parks, trails, and rivers also enhances its appeal for families and those who enjoy outdoor activities. This convenience means residents can enjoy a suburban community feel while still being well-connected to everything Mankato has to offer.
The park's focus on being a "family-friendly community" with amenities like a playground and on-site laundry facilities also caters directly to the needs of many Minnesota households. The emphasis on affordability and incentives for home relocation are attractive features for those seeking more cost-effective homeownership solutions than traditional housing. The idea of a "tranquil lifestyle" in a "convenient location" is certainly appealing.
However, the recurring and serious negative feedback regarding the "new Lakeshore Community (office) staff" communication, the "ridiculous" stress caused by a "one day late" eviction policy, and particularly the severe allegations of "shady tactics," "breaking into homes," and "bogus contracts" are critical red flags that prospective residents cannot ignore. These issues suggest a profound disconnect between the park's advertised image and the lived experiences of some residents, potentially impacting the "safe" and "caring" environment Knollwood aims to project.
For locals in Minnesota, if affordability and a central Mankato location are paramount, Knollwood MHC might appear on their radar. However, anyone considering this community must proceed with an extremely high degree of caution and thorough investigation. It would be essential to speak with current residents, verify all claims made by management in writing, understand all terms of the rental agreement thoroughly, and potentially seek legal advice before committing. While the physical location and some amenities are appealing, the consistent and severe management-related concerns outlined in reviews suggest that prospective residents must be prepared to be highly proactive in protecting their interests and rights if they choose to live here.
Customer Reviews
The neighborhood is great, I have no qualms with it, besides the potholes. The problem is the new Lakeshore Community (office) staff. You can never get a hold of them and only half of the time are they in the office. I would be fine if they could call back, leave a voicemail, or even email us back, but they never do. The one time someone called me back, they weren't even in Mankato, they were in the cities! And God forbid your one day late on your lot rent! You will immediately get an eviction notice and have to pay a $20.00 late fee on top of the $450.00 lot rent! I shouldn't have to worry about getting evicted after being late on rent just ONE day. The amount of stress this new management has caused me is ridiculous. If you want to live in a trailer park who's management never communicates with you, I think you will love it here.
these owners are shady!!!! Break into homes, write up bogus contracts. Most of their staff are horrible!! I am so happy to be out of that place but yet are still dealing with their shady tactics. Keep utilities in your name so you constantly have bills even when you don't live there any more. Won't let the utility company even shut them off. I have pictures of damage they did to my home when they were not even suppose to be in the home. Filed a police report, management denied actions even though the lawyer admitted in COURT they did. STAY FAR AWAY FROM HERE!!!
My fiance and I lived here for almost 2 years. We had nothing but problems here. The manager of the park would harass us about things being in our yard such as our grill! We recieved many notices that we were not following the rules of the park which was not the case and not to mention it was almost impossible to read the notices due to the poor grammar!! When we moved I sent the park manager my forwarding address for the return of my deposit and I never recieved notice or a check about where my deposit went. I called the park manager many times and she blew me off continuously saying that the check was in the mail or not answering my calls. She refused to give me the phone number of the park owner and to this day I still have not recieved my deposit. For someone who is never late on my rent, pays my bills, and keeps quiet and to myself this makes me very upset. Do not live here unless you want to be harassed by the manager and to have your money taken by a bunch of crooks!!
The new manager is HORRIBLE!!!!!! She does not answer phone calls, doesn't return messages and is terribly rude. Received a letter from her once and there were over 15 spelling errors, some words spelled so wrong that I couldn't even understand it. Called the number she put on the letter and it said the number was disconnected lol. I then realized that she put down the wrong number on the letter...if you are going to be a manager then you should at least be able to have elementary spelling skills and be able to memorize the phone number to your own office. She also put up a notice on the office bulletin board about everyone in the park needing to sign up to have a water meter installed. We were gone the days the notice was up and rather than contacting us directly to say we needed to sign up for it she instead posted our house number along with 20 others saying that we will now be paying $125 more a month for rent because we missed the deadline to sign up when she only had it posted for several days and obviously many others missed the deadline also. Learn to communicate with the residents that live here or they need to find a new manager!! It's getting ridiculous.
