Introduction / Overview: Experience 'Old School' Camping on Douglas Lake
For Tennessee locals seeking a traditional, family-oriented camping experience that prioritizes nature and community over high-tech frills, Lake Cove Resort & Realty in Dandridge presents a truly unique option. This campground, which began its life as a horse ranch before being established in 1991, has a proud heritage and operates on an "old school" philosophy, offering a refreshing escape from the constant demands of the digital world. Located directly on the shores of the expansive Douglas Lake, this resort is built on a foundation of lakeside fun, family activities, and the simple pleasure of an outdoor vacation.
Lake Cove Resort & Realty is a diverse property, featuring a mix of dedicated RV sites, cabins, and park models, serving both short-term vacationers and long-term seasonal residents. It is a place where employees are recognized for their dedication and commitment to maintenance, ensuring that the fundamental infrastructure—from the communal areas to the full-hookup RV sites—is managed effectively. If your idea of a perfect Tennessee getaway involves unplugging, walking to the lake, and enjoying basic, reliable amenities, Lake Cove Resort provides that opportunity in a naturally beautiful, mountain setting.
It is important to set expectations that align with the park’s commitment to an unplugged environment; guests should be prepared for limited or spotty cellular and data signals, reinforcing the campground’s theme of stepping away from the burdens of city life. This intentional lack of high-speed Wi-Fi provided by the campground itself is a feature, not a bug, for those looking to truly unwind.
Location and Accessibility: Mountain Scenery Meets Lakeside Proximity
Lake Cove Resort & Realty is beautifully situated at 1889 Oak Grove Rd, Dandridge, TN 37725, USA. This address places it in the scenic, rolling hills of Dandridge, a location that offers both a sense of remote tranquility and convenient access to regional attractions.
The primary draw of the location is its immediate proximity to Douglas Lake. Residents and visitors can easily walk to the lake's edge, utilizing the on-site boat ramp and dock facilities for boating, fishing, and swimming. The campground’s setting is inherently mountainous, a key part of its appeal. Local insight confirms that the access roads and internal property lanes can be steep, a common characteristic of campgrounds nestled into the beautiful East Tennessee hills.
Despite the secluded feel, the resort is still just a short and manageable drive from a number of East Tennessee's largest and most popular destinations:
This location provides the best of both worlds: a quiet, scenic retreat near a major lake, with the option to engage with the tourist centers as desired.

Conclusion: Why This Place Is Suitable for Locals
Lake Cove Resort & Realty is an ideal getaway for Tennessee locals for several key reasons, most notably its emphasis on an authentic, unplugged experience. For state residents tired of the highly commercialized, digitally demanding environment of the modern world, this "old school" retreat offers a breath of fresh air. It provides the chance to truly disconnect from work emails and social media, relying instead on the communal spirit and the natural beauty of Douglas Lake.
Furthermore, the resort offers an all-in-one family vacation experience centered around water activities. Tennesseans looking to maximize their time on Douglas Lake will appreciate the on-site boat ramp and dock access, which eliminates the hassle of public launches. While those interested in renting accommodation should contact the staff for detailed, up-to-date conditions, the resort consistently serves as a well-maintained and appreciated location for owners who bring their own RVs. Ultimately, Lake Cove Resort & Realty offers a value proposition centered on simple, wholesome, and lake-centric fun, positioning it as a beloved traditional retreat for families across East Tennessee.

I appreciate the employees that run this place. They do have a few problems here and there but when you call maintenance they are on top of things. This campground is right on Douglas Lake and you can walk to it. The roads are very steep but that is what it is like living in the mountains. We came over from Sherman Oaks, just two miles away. One caveat about this campground is that they pride themselves on being “old school”, where you can get away from the burden of city life. There is no WiFi here run by the campground. T-Mobile and Verizon are very spotty for a signal. You will have to have a cell data signal booster if you want internet. The photos attached, one is of the pool and one of the shower house.
Jun 01, 2024 · Jacques ChabotI gave a 3 because if you have your own camper it is a nice place to be. We stayed here two years ago for almost a year in a cabin and loved it. Decided to move back and rent one of their campers for a few months until we found a permanent spot. We have been here for two weeks. No blinds on the camper, he was supposed to put some in. No heat in the camper and he gave us two small heaters but you can't run both because it blows the breaker that is locked up and can't get to it. We were told by maintenance that they had a bigger one in another camper and he would bring it up. A week later still never did. The windows don't close all the way. They had to be taped. The air conditioner in the back bedroom has holes on the board so tons of coldair comes in. We froze every night and morning and got sick. The back bed has I think poop on it so we flipped it and put a mattress pad on it. . Dog hair everywhere. Had to clean the camper as soon as we moved into it. Couch is broken and has been taped to cover a hole. They rent this for $300 a week. And if we would've stayed we probably would of went over the $75 that is included for electric, because we had to run the little heater almost all day just to try to stay warm.so leaving after two weeks and because we didn't stay for 4 weeks we lose our $100 deposit. No one at the office on Friday and that's the only day you can pay. They had me put cash in an envelope and put it in the slot. Never brought me my receipt. So renting one of their campers. I definitely don't recommend. But if you have your own it's a quiet nice area and right off the lake. I would recommend for people that have their own camper. But I definitely don't recommend renting one of their campers. I'm definitely not that desperate to find a permanent spot to waste $1200 a month. Especially right now hotels are cheaper than this until next month.
Mar 09, 2025 · romaine stockerThis place needs closed down. Owners are just as sorry as the management they have running it. They cover up black mold. Refuse to fix . Had to call police over stolen items. Had the nerve to pack up what they didn't steal in trash bags. Very poorly packed . Sick they stole from me after everything else.
Apr 23, 2021 · Tabatha MichelleSteve is a reliable and knowledgeable mechanic. I feel that when my car is in his shop, it is in good hands. We take all of are vehicles to Steve for repairs. He's the best mechanic I have found in our area. He's a gem!
Feb 21, 2025 · Chell JacksonFirst off, Dave isn't rude. He has to keep a level of professional demeanor or he'll soon be stepped on. I rented till my health went down... Upkeep on the property was awesome. If it came a gully washer, the graters hit the road asap afterwards. The Cats? They are well taken care of by the community....and Dave. Never saw a roach the entire time I was there. I loved it there.
