Constantly raising the rent without improvements to the property. This company recently took over our park and the ONLY improvement made was a new sign for the entry. Our rent went up again recently and you would think with the increase, they could send someone in to pressure wash instead of sending demanding letters to this elderly community causing stress and panic. Think of who your tenants are, older folks, all of which are on social security, budgets are already tight. Maybe put some effort into the sewage issue as there is a serious problem where the sewage lines causes smells to creep back up into the homes. Would not recommend!
My experience with Lakeshore and Riviera can be summed up in the following email. I am being charged some sort of late fee and nobody can explain why. I have also tried to pay it now three times and my checks are not being cashed, while these fees accumulate. The following is a message I have sent to everyone I can at Lakeshore and Riviera. I have been trying to speak to a human being who will not scream at me, cash my check, and stop threatening eviction. Thank you. Hi, My name is Christopher. I have tried to reach a manager in your office for over 60 days to discuss some sort of accumulated late fees that seem to be an error on your staff's end. I was met with screams from your front office. I don't have the energy or patience to go into detail via email. This is a copy of the check I sent to you at the beginning of the month. It was not cashed. I have now cut A THIRD CHECK TO YOU on 1/17 as I did not see that notice in my mailbox. Fees have accumulated. This is beyond ridiculous. Someone needs to call me to discuss eradicating these fees. Thank you, Dr. Christopher Salute PS - I am sending this email to everyone I can find at Riviera and Lakeshore. So, please don't think about not forwarding it to the right folks. I will also publish this email as I am fearful that I will be evicted from a lease space I have paid for THREE TIMES this month. My father in law lives here. He is in his 60's . And he used to be able to pay the rent through the office or at amscot. They made it so difficult for him to pay his rent...let alone on time because no one at the office answers their phones. No one is ever in the office as well. A lady once gave him a link so he can pay his rent online, but it doesn't even work. Mind you he is in his 60's and not tech savvy. We've looked online and used the link.... nothing to be found to pay the rent.
This review is for Highland Oaks MHP in Tampa. I lived there for 2 yrs with a different owner and manager. Lakeshore bought it June 2019 and I moved in Nov. 2019. The manager Jenny was really pleasant and so were the maintenance guys. Lakeshore did a lot of sprucing up the outside of the whole park. The insides of the homes definitely need work and Lakeshore states that they will be working on that (I would assume as people move out since the homes need a major overhaul). The community has always been a safe and quiet community. That was the main reason I stayed living there despite the condition of the inside. I never had a problem with anyone who lives there either. But I am also one who says to myself for the most part.
I’ve lived in one of Lakeshore’s communities for 3 years now. The office staff is useless, lies to tenants, doesn’t speak to each other to give everyone the same answer, and tries to make their problems tenant problems. I’ve been waiting 2 weeks for a replacement mailbox key, the roads are horrible, the mailbox area is unlit and unsafe (even thought they’ve been promising mailbox area upgrades for years) and they’re impossible to get ahold of by phone or email. They NEVER answer/respond. We get a new manager at the office every year or so and each one is as useless as the last. I do NOT recommend ANYONE to live in one of their communities and need my new mailbox key ASAP! 2 weeks is ridiculous, and I know people in the neighborhood who have been waiting much longer than 2 weeks.
