For many Floridians, finding a suitable and affordable place to live within a community setting is a significant consideration. Mobile home parks often present an appealing option. When exploring such opportunities, it is crucial to gather comprehensive information about the management company overseeing the property, as their practices directly impact resident experience. This article aims to provide a factual and informative overview of "Lakeshore Management," a company that manages mobile home parks in Florida, drawing insights from recent resident feedback. This information is intended to help local users make informed decisions about their housing choices.
Lakeshore Management is a company involved in the management of mobile home parks, including properties within Florida. As a management entity, their role typically involves overseeing the operations, maintenance, and resident relations for the communities under their care. The company's address is listed at 2105 Harrell Rd, Orlando, FL 32817, USA, indicating a presence in the Central Florida region.
However, it is vital for prospective and current residents to be aware that public feedback regarding Lakeshore Management raises significant concerns. Reviews from tenants consistently highlight issues that diverge from the ideal experience one might expect from a property management company. These concerns frequently revolve around aspects such as rent increases without commensurate property improvements, communication difficulties, and challenges in resolving maintenance or billing disputes. Understanding these reported experiences is essential for anyone considering a Lakeshore Management property, as it provides a more complete picture of what living under their management might entail.
Lakeshore Management's listed corporate or regional office is at 2105 Harrell Rd, Orlando, FL 32817, USA. This location places their operations within the vibrant and accessible East Orlando area.
The 32817 zip code offers residents access to a wide array of amenities common in a major metropolitan area. This includes proximity to the University of Central Florida (UCF), various shopping centers, dining options, healthcare facilities, and recreational opportunities. Major roadways such as University Boulevard, Alafaya Trail, and the 408 Expressway are easily accessible, facilitating commutes across Orlando and to other parts of Central Florida. While the corporate office is in Orlando, Lakeshore Management operates numerous mobile home parks across Florida, meaning the specific location and accessibility of any individual park would vary. Potential residents should verify the exact address of any community managed by Lakeshore Management they are interested in to assess its specific convenience to their daily needs and desired lifestyle within Florida.
Based on the general responsibilities of a mobile home park management company like Lakeshore Management, they typically aim to provide the following services:
However, it is crucial to contextualize these services with the actual experiences reported by residents. Reviews suggest significant shortcomings in the delivery of these services. For instance, complaints about "constantly raising the rent without improvements to the property" indicate a perceived lack of adequate maintenance or investment in the communities. Furthermore, issues regarding "getting in contact with" management, "screams from your front office," and uncashed checks point to severe deficiencies in billing, collections, and tenant relations. Residents also reported feeling "threatened with eviction" over alleged errors. Therefore, while these services are theoretically offered, the quality and accessibility of these services, as reported by customers, appear to be a major concern.
Based on the provided resident reviews, the "features" and "highlights" of communities managed by Lakeshore Management are unfortunately overshadowed by significant negative experiences. Typically, a mobile home park management company would aim to highlight:
However, the feedback from residents directly contradicts many of these potential highlights:
Therefore, based purely on the provided customer feedback, the prevalent "features" are those of concern rather than positive highlights.
Given the nature of the reviews provided, there is no information available regarding promotions or special offers from Lakeshore Management. The feedback primarily focuses on resident grievances rather than incentives for new tenants.
In general, mobile home park management companies might offer various promotions such as:
However, considering the repeated complaints about "constantly raising the rent" and unexplained fees, prospective residents are strongly advised to exercise extreme caution. It is crucial to meticulously scrutinize all terms and conditions, including lot rent, additional fees, and any purported "special offers," and obtain everything in writing. Due to the reported communication issues, ensuring clear and verifiable details before committing would be paramount.
For direct contact with Lakeshore Management, their listed information is:
Address: 2105 Harrell Rd, Orlando, FL 32817, USA
Phone: (407) 273-1158
Mobile Phone: +1 407-273-1158
Based on customer reviews, potential residents should be prepared for potential challenges in receiving timely and satisfactory responses when attempting to contact the company. Documenting all communication attempts (dates, times, names of individuals spoken to, and summaries of conversations) would be advisable.
For us Floridians seeking a mobile home community, especially one managed by a third-party company like Lakeshore Management, understanding the full scope of resident experiences is critical for making an informed decision. While mobile home living can indeed offer an affordable and community-oriented lifestyle, the suitability of a particular park is heavily dependent on the quality of its management.
Based on the provided customer reviews, Lakeshore Management faces significant and recurring criticisms from its tenants. Concerns about "constantly raising the rent without improvements," unaddressed maintenance issues like sewage smells, severe communication breakdowns, alleged harassment, and unexplained fees are serious red flags. These issues collectively paint a picture that contradicts the ideal of a well-maintained, responsive, and resident-focused management company.
Therefore, for any local Floridian considering a community managed by Lakeshore Management, a high degree of caution and extensive personal due diligence are strongly advised. This includes visiting the specific park multiple times, speaking directly and extensively with current residents (ideally without management present), meticulously reviewing all lease agreements and financial terms, and documenting all communications. While the location of some of their parks within Florida might offer convenient access to amenities, the overarching concerns regarding management practices suggest that prospective residents should carefully weigh these factors to determine if a community managed by Lakeshore Management truly aligns with their expectations for a peaceful, well-managed, and respectful living environment.

Constantly raising the rent without improvements to the property. This company recently took over our park and the ONLY improvement made was a new sign for the entry. Our rent went up again recently and you would think with the increase, they could send someone in to pressure wash instead of sending demanding letters to this elderly community causing stress and panic. Think of who your tenants are, older folks, all of which are on social security, budgets are already tight. Maybe put some effort into the sewage issue as there is a serious problem where the sewage lines causes smells to creep back up into the homes. Would not recommend!
Mar 28, 2023 · Unknown SoldierMy experience with Lakeshore and Riviera can be summed up in the following email. I am being charged some sort of late fee and nobody can explain why. I have also tried to pay it now three times and my checks are not being cashed, while these fees accumulate. The following is a message I have sent to everyone I can at Lakeshore and Riviera. I have been trying to speak to a human being who will not scream at me, cash my check, and stop threatening eviction. Thank you. Hi, My name is Christopher. I have tried to reach a manager in your office for over 60 days to discuss some sort of accumulated late fees that seem to be an error on your staff's end. I was met with screams from your front office. I don't have the energy or patience to go into detail via email. This is a copy of the check I sent to you at the beginning of the month. It was not cashed. I have now cut A THIRD CHECK TO YOU on 1/17 as I did not see that notice in my mailbox. Fees have accumulated. This is beyond ridiculous. Someone needs to call me to discuss eradicating these fees. Thank you, Dr. Christopher Salute PS - I am sending this email to everyone I can find at Riviera and Lakeshore. So, please don't think about not forwarding it to the right folks. I will also publish this email as I am fearful that I will be evicted from a lease space I have paid for THREE TIMES this month. Thank you.
Jan 18, 2023 · Christopher SaluteMy father in law lives here. He is in his 60's . And he used to be able to pay the rent through the office or at amscot. They made it so difficult for him to pay his rent...let alone on time because no one at the office answers their phones. No one is ever in the office as well. A lady once gave him a link so he can pay his rent online, but it doesn't even work. Mind you he is in his 60's and not tech savvy. We've looked online and used the link.... nothing to be found to pay the rent.
Aug 04, 2023 · Yvonne RecioThis review is for Highland Oaks MHP in Tampa. I lived there for 2 yrs with a different owner and manager. Lakeshore bought it June 2019 and I moved in Nov. 2019. The manager Jenny was really pleasant and so were the maintenance guys. Lakeshore did a lot of sprucing up the outside of the whole park. The insides of the homes definitely need work and Lakeshore states that they will be working on that (I would assume as people move out since the homes need a major overhaul). The community has always been a safe and quiet community. That was the main reason I stayed living there despite the condition of the inside. I never had a problem with anyone who lives there either. But I am also one who says to myself for the most part.
Dec 13, 2019 · Samantha MercedesI’ve lived in one of Lakeshore’s communities for 3 years now. The office staff is useless, lies to tenants, doesn’t speak to each other to give everyone the same answer, and tries to make their problems tenant problems. I’ve been waiting 2 weeks for a replacement mailbox key, the roads are horrible, the mailbox area is unlit and unsafe (even thought they’ve been promising mailbox area upgrades for years) and they’re impossible to get ahold of by phone or email. They NEVER answer/respond. We get a new manager at the office every year or so and each one is as useless as the last. I do NOT recommend ANYONE to live in one of their communities and need my new mailbox key ASAP! 2 weeks is ridiculous, and I know people in the neighborhood who have been waiting much longer than 2 weeks.
