Lakeview Mobile Home Park About

Welcome to Lakeview Mobile Home Park, situated in the thriving community of Belton, Texas. For Texans considering manufactured home living, the promise of affordability and a sense of community often drives the decision. Mobile home parks aim to provide a unique blend of personal space and neighborhood interaction. Lakeview Mobile Home Park has a history of striving to offer such an environment, with dedicated park managers working to create a suitable living space for its residents. However, like any community, it has faced its share of challenges, and it's essential for prospective residents to have a full understanding of what to expect.

Belton, a dynamic city in Central Texas, is known for its beautiful lakes, growing economy, and strong community spirit. Finding a home that fits your budget while keeping you connected to the area's amenities is a key consideration for many. Lakeview Mobile Home Park is designed to be a residential option within this context. We believe in transparency and providing factual information so you can make an informed decision about your future home. While some aspects of the park have garnered positive feedback regarding management's professionalism and kindness, other experiences shared by residents highlight significant areas where improvements are needed to ensure a truly comfortable and safe living environment.

Our aim is to present a balanced view of Lakeview Mobile Home Park, acknowledging both its strengths, particularly in terms of dedicated staff members like Misty and Bill who have been praised for their professionalism and care, and the reported areas of concern. For those seeking affordable housing in the Belton area, understanding the full picture is crucial. This article will provide details on the park's location, the services it aims to offer, and important considerations for those looking to join the community.

Location and Accessibility

Lakeview Mobile Home Park is located at 5505 FM439, Belton, TX 76513, USA. This address places the community in a location that offers a blend of accessibility and a potentially quieter, more rural feel, being situated along a Farm to Market road. FM439, also known as Lake Road in parts, provides convenient access to various points within Belton and the wider Central Texas area.

The park's location offers proximity to key areas of interest for residents. Belton Lake, a major recreational hub for fishing, boating, and outdoor activities, is relatively close by, which can be an attractive feature for those who enjoy lake life. Essential services such as grocery stores, local shops, and dining establishments in Belton are generally accessible from FM439, allowing for convenient daily errands. While the exact driving distances to specific amenities may vary, the general area provides a balance between a sense of remove from direct city bustle and reasonable access to necessary conveniences.

For commuters, access to major thoroughfares like Interstate 35, which runs through Belton, would typically be a short drive from FM439. This interstate provides quick connections to larger cities like Temple, Killeen (including Fort Cavazos), Waco, and Austin, making the location practical for those who travel for work or leisure across Central Texas. The balance of a potentially more serene setting with practical access to transportation and amenities is a key aspect of Lakeview Mobile Home Park's location.

Services Offered

Lakeview Mobile Home Park aims to provide essential services to its residents. Based on the available information and common expectations for mobile home parks, these services generally include the provision of lots for manufactured homes with utility hookups. However, it is crucial for prospective residents to understand that, according to some resident feedback, there have been significant reported issues regarding the consistent delivery and maintenance of some of these services. While the park management has shown professionalism in certain interactions, the current state of infrastructure for some residents indicates challenges. Here's an overview:

  • Lot Rentals: The park offers spaces for residents to place their manufactured homes.
  • Utility Hookups: Standard utility connections for water, sewer, and electricity are typically provided at each lot. However, a resident reported long-standing issues with cold water in the kitchen, an unsafe electric box, and sewage backing up and flowing onto the ground.
  • Park Management: There are park managers on staff who interact with residents. Positive feedback highlights managers like Bill and Misty for their pleasantness, kindness, and professionalism during challenging situations like eviction processes.
  • Maintenance Response: The park is expected to address maintenance requests for common areas and utility lines within the park's responsibility. However, a resident explicitly stated difficulties in getting issues fixed, mentioning a month-long water leak, problems with a bathroom, and a moldy, rotted wall from a roof leak, with no timely resolution.
  • Pest Control: While residents are generally responsible for their own home's pest control, severe park-wide issues (like excessive trash piles contributing to infestations) would typically fall under park management's purview. A resident reported a significant rat infestation and the presence of snakes inside their home, with management allegedly stating it was the resident's responsibility to resolve.

Prospective residents should inquire directly about current policies regarding maintenance responsibilities, pest control, and the typical response times for reported issues to ensure their expectations align with the park's operational capabilities.

Features / Highlights

Lakeview Mobile Home Park, while facing reported challenges, does present certain features that, when functioning optimally or with positive management interactions, contribute to the living experience. It's important to consider both the intended and experienced highlights:

  • Potential for Tranquil Living: Despite reported issues within some homes, the park's location on FM439 suggests a quieter, more rural setting compared to urban core areas, offering potential for a peaceful environment.
  • Dedicated Management Staff: Specific park managers, such as Bill and Misty, have been highlighted by residents for their "utmost professionalism, kindness, and care" during difficult circumstances, indicating a human element of support within the management team.
  • Convenient Location: The park's address provides reasonable accessibility to Belton's amenities, including shopping and the proximity to Belton Lake, which can be a significant draw for outdoor enthusiasts.
  • Long-Term Residency: The presence of residents who have lived there for several years (e.g., "4 yrs") indicates that it can serve as a long-term home for some, suggesting a degree of stability for those who find suitable conditions.
  • Affordable Housing Option: Mobile home parks typically offer a more affordable route to homeownership or stable long-term rental compared to traditional stick-built homes, which is a general highlight for the sector.

It's crucial for interested individuals to conduct thorough due diligence, including visiting the park, speaking with current residents, and directly addressing specific concerns with management, to gain a comprehensive understanding of the current living conditions and the state of these features.

Promotions or Special Offers

As a mobile home park primarily offering long-term lot rentals, specific, short-term promotions are less common than in transient RV parks. The primary "offer" of Lakeview Mobile Home Park lies in providing a potentially affordable long-term housing solution in the Belton area. However, it's always advisable for prospective residents to contact the park directly to inquire about any current incentives. This could include special rates for new residents, reduced security deposits, or any programs designed to make moving into the community more accessible. Due to the varied experiences reported by residents, it would be prudent to discuss rental terms, maintenance responsibilities, and any potential concessions during your inquiry. Please reach out to the contact number provided to get the most accurate and up-to-date information on availability and pricing.

Conclusion: Why this place is suitable for locals

For Texans seeking affordable housing options in the Belton area, Lakeview Mobile Home Park could be a consideration, primarily for its potentially lower cost of entry into homeownership or long-term rental compared to traditional housing. Its location on FM439 offers a blend of a more tranquil, country-like setting while still providing reasonable access to the essential amenities of Belton and surrounding areas, including shopping, dining, and most notably, Belton Lake, which is a significant recreational asset for many Central Texans. The accessibility to major routes like I-35 also makes it a practical choice for those commuting to nearby cities like Temple or Killeen, including Fort Cavazos.

However, it is critically important for prospective residents to understand that while the park aims to offer a community living experience, the actual suitability for locals will largely depend on their individual priorities and tolerance for existing challenges. Past reviews indicate significant, persistent issues with property maintenance, utility functionality, and pest control within individual homes, with residents reporting difficulties in getting these problems addressed by management. While some residents have lauded specific park managers for their professionalism and kindness, these positive interactions do not negate the reported structural and environmental issues affecting daily living for others.

Therefore, for a Texan considering Lakeview Mobile Home Park, thorough due diligence is paramount. This includes personally visiting the park, inspecting any specific mobile home or lot in question, directly asking management about the reported maintenance and pest control issues and their resolution plans, and ideally, speaking with current residents about their most recent experiences. For those prioritizing a truly low-cost option and who are prepared to potentially manage significant home maintenance issues independently, or for those who can secure a lot with a home already in good repair, Lakeview's location and the reported professionalism of some staff members might present an acceptable living arrangement. Ultimately, its suitability is highly individual, emphasizing the need for caution and comprehensive investigation by any interested local resident.

.i have lived in the same trailer for 4 yrs never been late with the rent and have not had cold water in my kitchen since I moved in . There is a pile of trash that would fill two dump trucks at the back of the property . My electric box gets so hot it will almost burn you to touch it . I can't use one bathroom it backs up and backs the kitchen sink when I use it. You have to wiggle about six plug sockets to get them to work. I have a hole in my roof in my closet which I have had to tarp 3 different times and now the wall is molded and the floor is rotted. When I use my bathroom toilet the sewage flows right out on the ground on the backside of my house I can't use one bathroom because you can't get anyone out here so since the shower can't be used in it because the tub is so unlevel it won't drain the water out plus it smells like sewage in there I had to take the toilet from one bathroom we can't use and put it in another myself or we wouldn't even be able to use it .I've had a water leak for a month called at least 5 different times and nobody has been here to fix it either. But last straw is I'm over run with rats and have tried trap poisoning and everything.they have even jumped on my 16 yr old back while sleeping. Then within the last month since there are so many holes in the walls and floors I have found a baby chicken snake in my kitchen and then a 6 ft chicken snake in my closet . AND THEY TELL ME IT'S MY RESPONSIBILITY TO GET RID OF BOTH. I have a 7 year old and a 12 yr old they don't pay attention they are kids they could get bit or have something crawl in bed with them this company will not send people out to fix a problem just to look at it.
