It is exceptionally important for any interested individual to conduct an extensive in-person visit to the park, ideally at different times of the day and week, to personally assess noise levels, observe neighborhood activity, and the general condition of properties and common areas. If possible and appropriate, attempting to speak with current residents to gather firsthand, independent perspectives on the current living conditions and consistency of management practices is highly recommended. Documenting all promises made regarding home repairs or community standards in writing is also highly advisable.
For Michigan residents considering Lakeview Mobile Home Park in Ypsilanti, the suitability of this community depends heavily on individual priorities and tolerance for certain living conditions. The positive feedback highlighting "amazing" and "responsive" management (specifically Courtney) suggests that the park has dedicated staff who strive to assist residents, creating a supportive individual experience for some. The opportunity to purchase a manufactured home within the community also provides an accessible path to homeownership for locals. Its location in Ypsilanti offers good access to local amenities, educational institutions, and regional employment hubs in Southeast Michigan.
However, it is absolutely paramount for any prospective resident to be fully aware of the significant and long-standing challenges consistently raised in customer reviews. These include serious concerns about a "LOUD neighborhood" with persistent noise from both Willow Run Airport and car subwoofers, significant security vulnerabilities evidenced by multiple home break-ins (even by neighbors), substantial and disproportionate increases in lot rent over time, and a perceived decline in management's enforcement of community rules leading to issues like unkempt lawns and parking on lawns. The overall sentiment of decline expressed by long-term residents ("witnessed its decline") suggests a community facing systemic issues that impact daily life.
Therefore, Lakeview Mobile Home Park appears most suitable for locals who are primarily driven by the prospect of affordable homeownership in Ypsilanti and who are prepared to contend with significant noise, potential security risks, and a community where external maintenance standards may be inconsistently enforced. It might appeal to individuals who are highly self-reliant and have a high tolerance for managing challenging living situations. For residents who prioritize a quiet, consistently well-maintained, and highly secure environment with stable, predictable costs, Lakeview Mobile Home Park, as currently depicted by its long-term residents, may fall short of expectations. Extreme caution, thorough personal investigation (including visits at different times of day), and direct inquiry into current conditions and management's plans for addressing these long-standing issues are not just recommended, but essential for anyone considering moving to Lakeview.

Dec 21, 2024 · Chauntele MatthewsLOUD neighborhood. Having lived over 2 decades, I've witnessed its decline. It took some time to get used to living underneath the flight path of Willow Run Airport. Some larger planes flying above rattled the walls nightly. Had my home here broken into once and ransacked twice - once in October 2021 while I was in the hospital, and the other time its B&E was 2017 by my next door neighbors. Lot rent in 1999 was $300. In 2022 it was over $600, even though I owned my mobile home. That's a rate way above the rate of inflation. Living on SSDI, that means their annual lot-rent-increase was way above my yearly SSDI COLA (cost of living adjustment). Almost every day of the last two years of living there, I'd have vehicles rattle the dishes in my kitchen cabinet due to the sheer volume of their car subwoofers. Many of my neighbors didn't mow their lawns and didn't shovel their driveways of snow. Others park on their lawn because of owning more cars than parking spots. It's like Lakeview management stopped caring about its rules as much as they did when I moved in back in 1999 when it was privately owned.
Nov 09, 2023 · Brian ShellCourtney was amazing. My husband passed, and she took care of getting everything transferred to my name. She was quick and communicated with me thru every step. Thank you, Courtney. You are a superstar!
Jan 17, 2025 · Amy CressThey keep shutting the water off without warning. This is illegal unless it is an emergency and considering, it’s becoming a regular this, I doubt it was an emergency. Also they should be giving a boil water notice and I have not received one. I was also attacked by my neighbors dog over a year ago (I had to have surgery due to it)and management and the corporate office would not return my calls. My neighbors still have the vicious dog! Wish I could get out of this community!
Dec 23, 2024 · Jamie RobinsonThey don’t ever answer the phone I applied for a trailer almost two weeks ago when the trailer was 1st posted and guess what somebody else got it while I’m still waiting for my app to be finished and I called over 50 times and I go in and they are all sitting there watching the phone ring
