Belle Mobile Village About
For many Michiganders seeking affordable housing solutions, manufactured home communities often come into consideration. Belle Mobile Village, located in Belleville, Michigan, is one such option. Understanding what a community offers – and what potential challenges it may present – is crucial for making an informed decision. This article aims to provide a factual and informative overview of Belle Mobile Village from the perspective of local users in Michigan, drawing upon publicly available information and resident feedback to give a comprehensive picture. While the allure of affordability is strong, it's important to weigh all aspects before deciding if this community is the right fit for your needs.
Belle Mobile Village is situated at 18100 Elwell Rd, Belleville, MI 48111, USA. Belleville is a city in Wayne County, Michigan, known for its small-town charm and proximity to Belleville Lake, which offers various recreational activities. The community's location provides residents with access to local amenities, services, and the broader metropolitan Detroit area.
Geographically, Belleville offers a convenient position for commuters, with easy access to major roadways like I-94 and I-275. This allows for relatively straightforward travel to nearby cities such as Detroit, Ann Arbor, and Detroit Metropolitan Wayne County Airport (DTW), which is a significant advantage for those who travel frequently or work in surrounding areas.
Within Belleville itself, residents of Belle Mobile Village would typically find access to local grocery stores, dining establishments, and basic services. Educational institutions within the Van Buren Public Schools district would also be within reach for families. The presence of Belleville Lake provides a natural recreational outlet, offering opportunities for boating, fishing, and lakeside leisure. While the park's immediate surroundings on Elwell Road may vary in their specific appeal, its general location within Belleville does provide a baseline level of regional accessibility to amenities and employment centers that many Michigan residents seek. However, it's important for prospective residents to visit the area to assess the specific street and neighborhood environment for themselves.
As a manufactured home park, Belle Mobile Village typically offers basic services to its residents, primarily related to the rental of the lot upon which a manufactured home sits. While specific details on services are limited in public feedback, based on common offerings in this type of community, one can generally expect:
- Lot Rental: The core service is the provision of space for manufactured homes, for which residents pay a monthly lot rent. This rent usually covers the land and access to common infrastructure. As one review noted, "the price of lot/rent" is a positive aspect, suggesting competitive pricing for the space provided.
- Access to Utilities: The park would provide the necessary hookups for essential utilities such as water, sewer, and electricity to each lot, though residents are typically responsible for setting up and paying for these services individually.
- Road Access within the Park: The park's internal road network facilitates access to individual lots. However, it is crucial to note that reviews explicitly mention the "roads/speed bumps in park are terrible" and "the potholes and eroded cement is" extremely bad, indicating significant issues with road maintenance that directly impact residents.
- Waste Management Infrastructure: Typically, manufactured home parks provide a system for trash collection, whether through curbside pickup or a designated collection area.
- On-Site Management: A park manager is usually available to handle rent collection, community rule enforcement, and resident inquiries. However, feedback from a past resident points to "extreme lack of communication" and a manager who "will lie or make some sort of excuse as to why something isn't being done," suggesting challenges in this area.
While many manufactured home communities boast a range of amenities, the provided customer reviews for Belle Mobile Village largely focus on areas needing significant improvement rather than positive highlights. It is important to present these honestly.
Based on the feedback, the primary "highlight" or rather, the most notable positive feature mentioned is:
- Affordable Lot/Rent Price: One reviewer explicitly states, "The only positive I can give is the price of lot/rent." This suggests that the cost of securing a space within the community is relatively low, which can be a significant draw for individuals and families on a budget, especially in the context of Michigan's housing market.
Conversely, it is essential to acknowledge the features that current and past residents have highlighted as significant drawbacks, which prospective residents should be aware of:
- Poor Road Conditions: Repeated mentions of "terrible roads/speed bumps" and "potholes and eroded cement" indicate a critical issue with the park's infrastructure, which can impact vehicle maintenance and overall resident convenience.
- Unkempt Appearance of Park and Lots: Descriptions such as "Trailers are run-down and the yards are overgrown and unkempt" and "one of the most run down areas of this city" suggest a general lack of maintenance and upkeep within the community, contributing to an impression of "despair and the feeling of poverty."
- Management and Communication Issues: A major concern raised is the "extreme lack of communication" from the park manager, Lisa, and claims of her constantly lying or making excuses. This suggests difficulties in getting issues resolved or information disseminated effectively.
- Inconsiderate Neighbors: One review mentions "neighbors are inconsiderate/loud," which can impact the peace and quiet of the living environment.
Therefore, while the core "feature" attracting residents might be the affordability, potential residents should be prepared for the other mentioned conditions.
Given the nature of the feedback provided, it is highly unlikely that Belle Mobile Village publicly advertises special promotions or offers in the traditional sense, as the focus appears to be on fundamental operational aspects. In situations where a mobile home park faces significant challenges with maintenance and management, any "promotions" would more likely be related to the affordability of lot rent as a primary draw, as highlighted in a customer review.
However, if any offers were to exist, they might be:
- Competitive Lot Rent Pricing: As the main "positive" noted, the price itself might be considered a perpetual offer.
- Potential Move-In Incentives: In some cases, parks may offer minor incentives for new residents, such as a waived application fee or a reduced first month's rent, but this is entirely speculative and not supported by provided reviews.
Prospective residents interested in Belle Mobile Village should directly contact the management to inquire about current lot rent pricing and whether any specific financial considerations or incentives are available. It is advisable to have a direct conversation to understand the terms and conditions fully.

It is strongly recommended that any communication be followed up with an in-person visit to the park and direct interaction with the management to verify information and assess the current conditions independently.
For Michigan residents exploring housing options in the Belleville area, Belle Mobile Village presents itself as a community primarily defined by its affordability. The single consistently positive piece of feedback revolves around "the price of lot/rent," suggesting that for individuals or families with very tight budgets, the cost of living here might be a significant factor in its favor. In a housing market where affordability is increasingly challenging, this aspect cannot be overlooked for those prioritizing low overheads.
However, it is crucial for any prospective resident to enter with full awareness of the reported challenges. The repeated and strong criticisms regarding "terrible roads," "run-down trailers," "overgrown and unkempt yards," and significant issues with "unprofessional behavior" and "extreme lack of communication" from the park manager (Lisa) are serious concerns. These factors suggest that while the cost may be low, residents might face ongoing frustrations related to infrastructure, community appearance, and responsiveness from management. The observation that things "were told that were supposed to be done by moving in haven't even been completed yet" indicates a potential gap between promises and delivery.
Therefore, Belle Mobile Village is suitable for locals who are primarily driven by the need for very low-cost housing and are prepared to contend with the aforementioned issues. It might appeal to those who are highly self-sufficient and proactive in managing their living situation, and perhaps have the means or willingness to improve their immediate surroundings despite broader park conditions. For residents prioritizing a well-maintained environment, responsive management, or a quiet neighborhood, the community, based on current feedback, may not meet those expectations. A thorough personal visit and direct conversations with current residents (if possible) are essential for anyone considering Belle Mobile Village.
Customer Reviews
As soon as you enter this park you are overcome with despair and the feeling of poverty. The roads will eat your car with how bad the potholes and eroded cement is. Trailers are run-down and the yards are overgrown and unkempt. One of the most run down areas of this city.
Unless you don't mind the negatives about this place I would not recommend. Roads/speed bumps in park are terrible, neighbors are inconsiderate/loud, but most importantly the park manager lies constantly and has extreme lack of communication. If you don't bug the park manager, Lisa, she won't do anything about anything, but even then she will lie or make some sort of excuse as to why something isn't being done. Been here a year now and the things we were told that were supposed to be done by moving in haven't even been completed yet (if ever). Straight up unprofessional behavior and just in general. The only positive I can give is the price of lot/rent.
The person who owns the park never answers his phone and has a park full of trailers but dont want to sell any
I have family in this mobile home park...it's not to bad of a place ..
I live in this area and it is a good place for a family
