However, as with any RV park, understanding the full picture, including recent guest experiences, is essential for making an informed decision about where to call your home-on-wheels. Location and Accessibility

Lathrom's Landing RV Park South is located at 4240 Deering Pkwy, Mims, FL 32754, USA. This address places it in a strategic position on Florida's East Coast, making it accessible from various points within the state and beyond. Its proximity to Interstate 95 makes it "very easy to get to" for RVers, as noted in a review. This excellent highway access is a significant advantage for those traveling with large rigs, minimizing the stress of navigating complex local roads. Being in Mims, just north of Titusville, means guests can enjoy "Spectacular views of Cape Canaveral & Space X. Rocket Launches!" – a truly unique Florida experience. The park is also within a reasonable driving distance to popular destinations such as Daytona Beach and Cocoa Beach, providing access to diverse coastal activities. While the immediate area around the park might offer a more rural feel, its connectivity to major roads ensures that both urban conveniences and natural wonders are within reach for Florida residents.

  • Full Hookup RV Sites: The park states it offers "full hook-ups with 20/30/50 amp service" on "large, grassy, level RV sites," with "the majority being pull-thru." This provides essential utilities for all types of RVs.
  • Full-Service Bathhouses: The park advertises "full service bath houses" with showers. However, customer reviews indicate potential issues, with mentions of "bath house never has paper towels."
  • Laundry Facilities: Laundry services are advertised as available. Customer feedback, however, points to inconvenience, stating "If you want change for laundry machines, they ask you to go to some random persons camper to get such."

Features / Highlights

Lathrom's Landing RV Park South offers features that are intended to enhance the RVing experience, particularly for those looking to enjoy Florida's unique Space Coast environment.

  • Proximity to Space Coast Attractions: A significant highlight is its "Spectacular views of Cape Canaveral & Space X. Rocket Launches!" This unique viewing opportunity is a major draw for visitors to the region. The park is also located near Kennedy Space Center, offering an educational and exciting attraction.
  • Convenient Access to Beaches: Being centrally located on the East Coast means easy access to the Atlantic Ocean and its famous beaches in Daytona Beach and Cocoa Beach for sunbathing, swimming, and watersports.
  • Full Hookup Sites: The availability of full hookups (water, sewer, electric) on "large, grassy, level RV sites," with many being pull-through, provides essential comfort for RVers.

  • Variety of Rates: Offering daily, weekly, and monthly rates provides flexibility for different lengths of stays, accommodating short-term visitors and those seeking longer-term residency.

However, it's crucial for prospective guests to be aware of significant concerns highlighted in recent customer reviews regarding the actual experience versus advertised features. These include:

  • Water Quality Issues: Multiple reviews consistently mention "water issues," with descriptions like "Water smells disgusting both from the hookups and from the 'lake' they have" and repeated incidents of "no water with no warnings or communication."
  • Maintenance Concerns: The property is described as "old and unmaintained," with issues like "bath house never has paper towels" and "gnats that come from the sewer where you hook your camper to."
  • Communication and Management Responsiveness: A primary concern raised by customers is the difficulty in reaching management, with claims of "Owners are unreachable at the two numbers they provide," "NO maintenance number/ 24 hour contact ability for emergencies," and "no communication from the park whatsoever" during water outages. One review specifically highlights a "NASTY" and "disgusting to talk to" interaction with an owner's wife and a dispute over a refund.
  • Overcharging for Utilities: A past resident claimed they were "over charged 3-4 months for electricity" and had to "do the math myself."
Promotions or Special Offers

While the park website mentions daily, weekly, and monthly rates to suit any length of stay, specific promotional offers for Lathrom's Landing RV Park South are not explicitly detailed in the provided information or common public listings. Given the nature of RV parks, potential promotions could include:

  • Long-Term Stay Discounts: Often, parks will offer reduced rates for extended stays, particularly for monthly or seasonal bookings, popular with snowbirds in Florida.
  • First-Time Visitor Incentives: Sometimes, new guests might receive a small discount or a special rate for their initial stay.
  • Seasonal Packages: Special pricing might be available during certain non-peak seasons to attract more visitors.

However, based on the customer feedback about communication issues, it would be advisable to ensure all aspects of pricing and any agreed-upon terms are clearly documented in writing before committing to a stay. For current rates and any potential offers, contacting the park directly would be necessary, though potential guests should be prepared for potential communication challenges based on previous reviews.

Lathrom's Landing RV Park South, formerly Crystal Lake RV Park, presents itself with a compelling location for those interested in the unique Space Coast experience, offering views of rocket launches and easy access to both Atlantic beaches and Central Florida attractions. Its advertised amenities like full hookups, a swimming pool, and laundry facilities suggest a comfortable stay, and the presence of a dog park is a definite plus for pet owners.

However, based on recent and consistent customer reviews, it is crucial for locals to approach Lathrom's Landing RV Park South with caution and a clear understanding of potential challenges. While the location is indeed attractive for its proximity to Florida's major draws, significant concerns regarding water quality, property maintenance, and particularly, management's responsiveness and communication, are repeatedly voiced. For us Floridians who value a reliable and hassle-free RV experience, especially when issues arise, these aspects are paramount. While the park's features on paper are appealing, the reality conveyed by recent guests suggests that prospective visitors should thoroughly investigate current conditions and confirm all details in writing to ensure their expectations align with what the park can consistently deliver. It's essential to consider whether the unique location and amenities outweigh the reported operational issues before committing to Lathrom's Landing RV Park South for your Florida RV adventure.

Do not stay here unless you want to be scammed! Owners offered us an out on our prepaid month due to water issues on the parks end and then refused to pay us after the fact! They have NO maintenance number/ 24 hour contact ability for emergencies. Property is old and unmaintained. Water smells disgusting both from the hookups and from the “lake” they have. Owners are unreachable at the two numbers they provide. We tried going to the clubhouse, calling for days upon arrival. No one ever showed up there or called us back. So we just checked in ourselves and went about our business. If you want change for laundry machines, they ask you to go to some random persons camper to get such. The main problem is we were 10 days into our month stay. We had water access removed twice in less than a week’s time, both without any notice, warning or contact at all. There was no communication from the park whatsoever. During the first incident of no water, my husband and I had to call 4 times each to both numbers listed. Once we finally got the owners wife on the phone; she was NASTY! Demanded to know if it was our fault the water wasn’t working. We explained it wasn’t our hookups and the bath house was out of water as well. She snarked that she’d come down and ended up fixing it eventually. Still no email, texts or any warnings. The next time comes a couple days later, again no water with no warnings or communication. We again had to call the park multiple times. The owners wife finally answered and was so disgusting to talk to again. She threw a fit about how they spent 20k on a water system that doesn’t work and told me it wasn’t her fault. I told her all we expected was some sort of communication when these things happen, and let her know this would be our only month staying in the property. She said ok and hung up. Not 15 minutes later and I was sent this text. We did decide to go ahead and leave the next day with 19/30 days left in the month. The rude wife is trying to claim she only owes us $400 out of the $973 (without tax) we paid for the month. We were only there for 11 days of the month, we are owed $627. She tried to call and bully my husband into agreeing to the $400 but we did not and won’t agree to it. She claimed the state would think she was “laundering money” if she gave us the full refund back. Super sketchy. Don’t let them fool you and let them try to take your money!

Not the nicest people. Water smells like poop, bath house never has paper towels. Oh and gnats that come from the sewer where you hook your camper to, to dump is overwhelming. I don’t recommend. I was there a year and it was not the best. Oh and I was over charged 3-4 months for electricity. I literally had to do the math myself. Only nice thing was the pool. Mail gets put into wrong slots.

Park was nice, clean pool, a little unorganized upon arrival but the owner made it right, she was very nice and helpful helping us back in. There were two paddle boats to use to paddle around the pond free of charge.

I lived here for almost two years. It’s very affordable. It’s close to I95. So that makes it easy to go just about anywhere. Space view park is only around nineteen minutes away. The closest beach is around twenty two minutes away. The nearest grocery story is a bit far, but the lot rent is very affordable. Everyone is so nice and they keep the park clean and maintained.
