Introduction / Overview
For New Jersey residents seeking a balance of affordable homeownership, a strong sense of community, and unparalleled access to the greater New York City area, Metropolitan Reserve Manufactured Home Community in Moonachie, NJ, presents a compelling option. This all-age, family-friendly community offers an important avenue for achieving the dream of owning a home in the high-demand Bergen County region, an area notorious for its expensive housing market.
Metropolitan Reserve is not simply a collection of houses; it is designed as a cohesive neighborhood with amenities and a professional management team aiming to handle the day-to-day responsibilities of the community. As a manufactured home community, residents own their home while leasing the land, a financial model that drastically reduces the initial cost of ownership compared to traditional site-built homes in the area. This affordability, coupled with its prime geographical position, positions Metropolitan Reserve as a critical, accessible housing solution for professionals, families, and retirees across Northern New Jersey. The community comprises 241 home sites, fostering a tight-knit and neighborly atmosphere that many seek when moving away from traditional, densely-packed city living.
It is important to acknowledge that, like any large residential community, operational challenges can arise. Feedback from residents has historically noted concerns with management responsiveness, communication during the application process, and issues related to past major storm events like Hurricane Sandy, which necessitated significant home removals and repairs in the area. Prospective buyers are always encouraged to conduct thorough due diligence, including reviewing the community's current rules, engaging with the management team directly, and obtaining comprehensive insurance coverage appropriate for the location. However, for many, the trade-off remains worthwhile for the combination of affordability and location in one of New Jersey’s most desirable counties.

You gain a community atmosphere, access to a pool and clubhouse, and, crucially, a location that drastically cuts down the often soul-crushing commute into New York City. The ability to live in a friendly, close-knit neighborhood, send your children to a respected school district, and still have your professional life and entertainment options of Manhattan within easy reach makes this community a truly unique and practical investment. It allows New Jerseyans to maximize their quality of life by reducing housing costs and minimizing commute times, keeping their focus on family, career, and community right here in the Garden State.

Owners/management is unprofessional, lazy, unrepresentative. No one knows what day it is or what their job title is. It takes over 30 days to hear back on an application. I still haven’t heard back. We’re cash buyers.. so it really doesn’t make sense. Owners/management meddle with transactions and try to steer buyers in other directions. Save your time. And energy.
Aug 07, 2025 · Ashley MMy now ex wife. We lived there and ownership of our home on 19 Austin St. Paid all our bills on time every month. We lost our home during hurricane sandy. We had Allstate insurance for water and storm damage. So Allstate came out and declared the home a loss. 7 feet of water on the street and 4 feet of it was in the house. So with a lot of fighting back and with Allstate they paid us. But in the end we had to contact a company that removes mobile homes So we did paid them 1800.00 to do the job. Home was never removed the title was transferred from use to the moving company than they sold the mobile home to the community and was fixed up and resold.

Aug 07, 2025 · Nader KhalilI spent half my life growing up here and never really had any serious complaints. That is up until January of this year (2022). I used their laundry machines and was met with an issue. One of their machines was out of order. There were no signs, nothing was blocked off, no real deterrents to signal me to not use said machine. Unfortunately after closing the machine and finding out it was not working (due to the fact it didn’t light up after the first quarter) I attempted to get my clothes out, but the machine was stuck. I went over to the office and was made to wait 3 hours. I received no response other than that I’d have to wait. Naturally I waited and continued to wait and eventually the office closed and I was left with no solution. In The Coming Weeks I continued to ask for help and was met with a similar response. Which was that I would be updated on the progress via phone number or email at the end of the day. Not once did I receive any message of any kind in regards to this issue (mind you I gave them my email, number and they had my address which is literally a block away from the office). Eventually I had to go out of my way to purchase new clothes (for work) which was a big issue on me due to the fact I was in a tough place financially, thus setting me back quite a bit. This started January 13th 2022, which was just about 3 months ago. I was notified yesterday that my clothes had been busted out of the machine 3 weeks ago (over two months into waiting) and it was only due to the fact I called in once again to see if they’d received my emails. Having 3 methods to reach me I assumed they’d contact me, but had to find out 3 weeks later because I called; just to be told they had no idea where my clothes might be. I’m appalled at the time it took to receive even a reply back to me about this and the fact I will never see what is probably 80% of my moldy clothes rotting away in a dumpster somewhere. This place means a lot to me and it hurts me to leave a rating like this, but the circumstances are beyond wild. I hope with this review they’ll finally contact me and help settle this issue.
Apr 08, 2022 · Harvey RiveraI've lived here for over 10 years, and have no complaints. The best thing they did was to get rid of Janet, Billy, and their gang of thieves! Paula is doing an excellent job.
