Introduction / Overview
For many residents across Northern New Jersey, the dream of home ownership and affordable living in a prime location often seems out of reach due to the high cost of real estate. Vanguard Associates Mobile Home Park in Moonachie, NJ, provides a viable and unique alternative. Located in the highly sought-after Bergen County, this community is designated as a family-friendly manufactured home park, offering a path to owning a home without the massive financial burden of purchasing a traditional house and the land it sits on.
A manufactured home park operates on a distinct model: residents own their homes (trailers), but lease the land (or lot) on which the home is placed. This arrangement significantly lowers the entry barrier to home ownership in a costly region like Bergen County. Vanguard Associates is generally known within the local industry as a community that provides this necessary affordable housing option for New Jersey locals, particularly due to its proximity to major employment centers.
It is important for prospective residents to conduct thorough due diligence, as the experience of living in any community can vary. Customer feedback reflects a complex reality. While some residents praise the neighborhood as "quiet and peaceful" and commend the manager as a "doll and friendly and fair," other, lengthier reviews highlight serious concerns regarding park maintenance, including issues with "massive" potholes, perpetually "overflowing" garbage dumpsters, inadequate snow removal, and dangerous, neglected trees. One review even noted a collapsed contention wall near a stream that put trailers at risk following heavy rains. These contrasting accounts emphasize the need for any interested party to visit the property and carefully review all lease agreements and park rules before making a commitment.
Location and Accessibility
Vanguard Associates Mobile Home Park boasts a highly strategic location at 113 Moonachie Ave, Moonachie, NJ 07074, placing it within one of the most desirable counties in the state. Moonachie is situated in Bergen County, known for its extensive shopping, dining, and excellent school districts, all while offering incredible access to the greater metropolitan area.
The park is a mere 13 miles from Midtown Manhattan, making it an attractive residential option for commuters who work in New York City but prefer the New Jersey tax structure and a more community-focused lifestyle. It is easily accessible via major New Jersey roadways, including the New Jersey Turnpike (I-95) and Route 17. The community’s location provides residents with quick access to the Teterboro airport area business districts and the expansive shopping options of the Meadowlands region, including the American Dream complex.
Accessibility amenities listed for the location typically include a wheelchair-accessible entrance and parking lot, which speaks to a level of attention to universal access within the community grounds. The central location provides not only a quick commute but also fast access to local conveniences, with shopping and popular local restaurants just a short drive away.
Services Offered
As is standard for a land-lease community, the primary service offered by Vanguard Associates is the leasing and maintenance of the pad space—the lot—on which the manufactured home is permanently installed. This lot fee, or rent, generally covers a range of essential community services, though the quality of delivery is subject to the contrasting reviews noted by current residents.
Lot Rental (Pad Space): Leasing of the designated plot of land for the homeowner’s manufactured residence.
Grounds and Common Area Maintenance: This typically includes general upkeep of shared spaces within the park (though residents report inconsistent service regarding potholes, debris, and snow removal).
Essential Utility Connections: Provision for utility hookups, including water, sewer, and electric, though the homeowner is generally responsible for individual utility usage payments.
Trash/Waste Management: Provision of community dumpsters for waste removal (though reports of perpetually overflowing dumpsters suggest a need for improved management).
On-site Management: Providing administrative support for lease payments and community rule enforcement (Note: The quality of this service is highly polarized by customer reviews, from "friendly and fair" to "rude" and lacking in empathy).
Adherence to Rent Control: The local nature of mobile home park rent in New Jersey means residents may benefit from municipal or statewide regulations designed to stabilize lot fee increases (Note: The level of rent control can vary by municipality and current state legislation).
Features / Highlights
The appeal of Vanguard Associates lies in its unique combination of economic practicality and geographic convenience.
Genuine Home Ownership: The core feature is the ability for residents to achieve home ownership, providing financial stability and the freedom to customize their living space, unlike traditional renting.
Affordable Entry Point: Manufactured homes typically sell for a significantly lower price point than conventional stick-built homes, offering an accessible route into the Bergen County housing market.
Prime Northern NJ Location: Its proximity to major highways, business centers, and, crucially, New York City, is one of the biggest draws, placing residents close to exceptional employment and entertainment opportunities.
All-Ages Family Community: Unlike senior-restricted communities, Vanguard Associates is a family-oriented park, allowing residents of all ages to live there.
Quiet Neighborhood Atmosphere: Many residents describe the community as peaceful and quiet, a highly valued trait in a densely populated region.
Potential Rent Protection: As a mobile home park in New Jersey, the lot rental is subject to consumer protection laws and potentially local rent control ordinances, offering a layer of financial security for residents.

Conclusion: Why this place is suitable for locals
Vanguard Associates Mobile Home Park is highly suitable for New Jersey locals, especially those looking for an affordable, equity-building housing solution in the costly Northern New Jersey/NYC metro area. The park offers a distinct economic advantage: residents gain the tangible benefits of home ownership—a fixed asset that can be renovated and sold—without being subjected to Bergen County’s astronomical property taxes and land prices.
The core value proposition for a New Jersey resident is simple: unparalleled access to world-class employment in New York and surrounding New Jersey hubs, combined with the relative affordability of a manufactured home. This model allows residents to funnel more of their income into their home or savings, rather than into excessive mortgage and tax payments.
However, suitability comes with a mandatory caveat: locals must be prepared to thoroughly investigate the current state of park management and maintenance, especially in light of the severe concerns raised in long-form customer reviews about essential services and administrative demeanor. Securing affordable housing in New Jersey is paramount, but so is ensuring the quality of life and safety are up to standard. The park's legal status—as a mobile home community potentially covered by rent control—provides a legal framework for tenants, but proactive engagement with current park conditions is essential for any future resident to determine if this location truly delivers on the promise of peaceful, affordable living in Bergen County.

This is a long one but I promise is a good one! The experience that both my mother and I have had in the time we have lived here has not been the best. To begin with, the maintenance of the park is practically NON-EXISTENT; the potholes are massive, the garbage dumpsters are always overflowing, making the place look very messy, during snow days there is absolutely no cleaning of the roads, therefore, your car is stuck, and you pretty much have to wait for the snow to sort of melt. In addition, many trees pose a constant danger to the people who inhabit the trailers, especially when there are storms. However, the park administration/management has no interest in taking care of those aspects. The administration of the park is lead by Ms Janet Blake, and in regards to this women I have no idea where to even begin, she is rude, has zero empathy, is racist, and does not know how to communicate as an educated person because the minute you try to voice concerns to her she starts yelling, cursing and she will go as far as even kicking you out of the office because she is "too busy" the only thing this women is good for is to collect money THAT'S IT! My mom's trailer already had a tree falling on top it, when we went to ask her to please remove the tree she refused, it took her MONTHS to finally do something about it. Now my mother's trailer and her neighbors is next to a stream and the wall of contention that it had collapsed due to the recent heavy rains leaving at risk once again the trailers of all the people who live there. However, when Mrs. Janet was informed of the matter, her words were, "That's not my problem." Wonderful way to treat the people who live there!! Keep up the good work. I will attach some pictures of what my mom and the neighbors are dealing with ever since the wall of contention fell off since Janet is too busy to go check for herself, maybe she'll see this pictures instead.
