Moores Hill Manufactured Home Community is located at 14633 IN-350, Moores Hill, IN 47032, USA. This address places the community in the charming town of Moores Hill, nestled in Dearborn County, southeastern Indiana. The location offers a taste of rural Indiana living, characterized by a more relaxed pace and a connection to nature.

Accessibility to the community is primarily via Indiana State Road 350, which connects to larger state highways and eventually to major interstates in the region. For residents commuting to nearby towns or cities such as Aurora, Lawrenceburg, or even Cincinnati, Ohio, the direct access to a state road can be beneficial. While Moores Hill itself is a smaller town, it offers a local post office, a few small businesses, and a sense of close-knit community.

For daily necessities, residents would likely travel a short distance to larger neighboring towns where they can find a wider range of grocery stores, retail shops, and dining options. Recreational opportunities in the area often involve enjoying the natural landscape, with state parks and local preserves offering hiking, fishing, and other outdoor activities. The specific nature of Moores Hill as a smaller community means that while direct, walkable access to extensive amenities might be limited, the ease of driving to nearby larger towns provides practical convenience. This balance of quiet, small-town living with reasonable access to essential services defines the accessibility of Moores Hill Manufactured Home Community for Indiana residents.

Moores Hill Manufactured Home Community provides residential lots for manufactured homes. Based on the typical operations of such communities, and considering the limited publicly available details, the services offered generally revolve around the maintenance and management of the shared infrastructure. These typically include:

  • Lot Rentals: The core service is leasing out individual parcels of land (lots) where residents can place their manufactured homes.
  • Utility Access: Providing necessary hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are typically responsible for their individual utility consumption and billing.
  • Road Maintenance: Upkeep of the internal roads within the community, ensuring they are navigable. However, one review noted "shit in the roads," suggesting that this aspect of maintenance may be inconsistent or a point of concern for some residents.
  • Community Management: An entity responsible for overseeing the park's operations, collecting lot rent, and enforcing community rules. Reviews indicate concerns about rising lot rent.
  • Waste Management: Typically, a system for trash collection is in place, though the specifics (e.g., dumpster access, curbside pickup) would need direct confirmation.

Moores Hill Manufactured Home Community, based on its classification and the limited public information, offers several features that define the living experience within the community:

  • Residential Lots for Manufactured Homes: The primary feature is providing individual lots for residents to place their manufactured homes, offering a distinct alternative to traditional housing.
  • Location in a Smaller Town: Situated in Moores Hill, Indiana, the community offers a rural or semi-rural setting, which can appeal to those seeking a quieter lifestyle away from urban centers.
  • Accessibility via State Road 350: Its location directly on a state road provides relatively easy access to regional thoroughfares, connecting residents to nearby towns and potentially larger cities.
  • Affordable Housing Potential: Manufactured home communities generally aim to provide a more cost-effective housing option compared to site-built homes, potentially offering a path to homeownership at a lower price point.
  • Community Structure: As a manufactured home community, it likely has a defined layout with individual homes on leased lots, fostering a specific type of neighborhood environment.

It is important for prospective residents to be aware of certain aspects mentioned in reviews, such as concerns regarding road conditions ("shit in the roads") and the affordability of lot rent ("Total rip off. Raising lot rent every few months. It's the most expensive mobile home park around. It's double here than anywhere else in the area."). These points suggest that while the community provides a living option, the operational quality and pricing structure may be areas of concern for some.

While specific, publicly advertised promotions or special offers for Moores Hill Manufactured Home Community are not consistently available, it's generally a good practice for prospective residents to inquire directly about any current incentives. Manufactured home communities occasionally offer promotions to attract new residents, though these can vary widely based on management decisions and market conditions. Potential promotions might include:

  • Lot Rent Specials: This could involve a reduced monthly lot rent for an initial period, or potentially a waived first month's rent for new lease agreements.
  • Move-In Incentives: Some communities might offer assistance with moving costs for a manufactured home, or a credit towards utility hookup fees upon securing a lot.
  • Referral Programs: Existing residents might receive a bonus or discount on their lot rent for referring new residents who successfully move into the community.
  • Home Purchase Incentives: If the community also facilitates the sale of manufactured homes, there could be special pricing, financing options, or bundled deals when purchasing a home and leasing a lot within the park.

Given the feedback regarding lot rent, it is especially crucial for prospective residents to have a clear and comprehensive discussion about the current lot rent, any potential increases, and the terms of the lease agreement.
