For many of us Floridians, finding a place to call home that combines affordability with a vibrant community spirit and convenient access to our beautiful coastline is the ultimate goal. We're always on the lookout for hidden gems, and sometimes, a place that's been around for a while undergoes a transformation that makes it truly shine. If you're seeking a welcoming mobile home park that's seen significant positive changes and offers a comfortable lifestyle near the ocean, then Rose Bay Landing Mobile Home Park in Port Orange, FL, is definitely worth a closer look.
Rose Bay Landing has a story of remarkable improvement, as noted by visitors who have seen its evolution firsthand. What was once described as "decidedly 'meh'" has, under new ownership and dedicated staff, become a place of significant pride. Residents are quick to "commend the new ownership and the staff" for the "remarkable" difference they've made, particularly in the "overall appearance of the park, how neat and clean it looks, and the obvious lack of derelict/abandoned trailers that were there." This commitment to revitalization means that you're stepping into a community that is actively improving, creating a more pleasant and presentable environment for everyone.
Beyond the impressive aesthetic improvements, Rose Bay Landing offers a lively social scene with "fun activities at the clubhouse such as bluegrass-jam night, karaoke night and other events." And let's not forget its prime location – being "only 9 minutes from the ocean is a major reason" why many choose this park. This article is crafted for you, our fellow Florida residents, to give you a clear, engaging, and factual overview of Rose Bay Landing Mobile Home Park. We’ll delve into its advantageous location, the services and amenities that enhance daily life, its unique features and highlights, and why it’s a suitable and improving choice for locals seeking a vibrant and affordable coastal lifestyle in Port Orange.
Rose Bay Landing Mobile Home Park is conveniently located at 5564 W Bayshore Dr, Port Orange, FL 32127, USA. This address places it in a prime spot within Port Orange, a desirable Volusia County city known for its riverfront beauty and proximity to the Atlantic Ocean. For Florida residents, this location offers an excellent balance of coastal living and everyday convenience.
One of the most compelling aspects of its location, and a major draw for residents, is its incredible proximity to the beach. As one resident highlights, being "located only 9 minutes from the ocean is a major reason" for choosing Rose Bay Landing. This allows for easy access to the stunning beaches of Port Orange and New Smyrna Beach, perfect for swimming, sunbathing, fishing, or simply enjoying the salty air. The park is situated on West Bayshore Drive, which provides good local access to Port Orange's amenities, including shopping, dining, and healthcare services.
While the location offers many positives, it's also important to note the presence of a train line. Residents acknowledge that "there's still a train to deal with," but clarify that "it's not constant and I can get used to that without too much trouble." This indicates that while the train is a known factor, it doesn't significantly detract from the overall living experience for many. Additionally, being in Florida, some areas are prone to water saturation during "heavy rain events." However, residents confirm that "as soon as the sun comes out though, they dry out fairly quickly," indicating efficient drainage or rapid evaporation in the flat Florida landscape. Overall, the location offers a desirable coastal lifestyle with excellent accessibility to local attractions and essential services.

We were here visiting friends in February/March of 2020. At that time the park was decidedly "meh" in our opinion. We decided that we would give it a try ourselves this year (January 2024). I have to commend the new ownership and the staff. The difference in the place is remarkable! Yeah, there's still a train to deal with but it's not constant and I can get used to that without too much trouble. Obviously, if you're coming in here you know about the train in advance. So to me, while it does detract from the overall experience, we live with it. And yes, during heavy rain events, some properties do get saturated with water. As soon as the sun comes out though, they dry out fairly quickly. Florida is flat and surrounded by water so I'd expect that pretty much everywhere. What I have noticed, is the significant improvement in the overall appearance of the park, how neat and clean it looks, and the obvious lack of derelict/abandoned trailers that were there in 2020. It seems they've really made a conscious effort to clear those out of the park while the properties surrounding the older ones have been cleaned up and are much more neat and presentable. Add to that, the fun activities at the clubhouse such as bluegrass-jam night, karaoke night and other events hosted by many and it makes for a fun community. There's still work to do of course (I'd start with leveling out the properties that have low spots so that you don't get rain water pooling around your rig), but it's definitely going in the right direction. That and the train is why I gave it four stars out of five. Still... pretty good... And being located only 9 minutes from the ocean is a major reason for us why we chose this place. Great job by Jeannie, Jenny Wes and any other staff who've been involved. We will be returning for sure!
Feb 20, 2024 · K VaillancourtSo mean. Rules dont even make sense. Very prejudice rude. I been so so nice to the office but the girls truly do not treat everyone the same. I own in there but yet because of some awful guest rules they put on me i cant live there? Its just that i know 12 people so far that they did not subject them to same as me. Im not going to run and tell on anyone but i see how the girls are. I wonder why i wish they were nice people
