HERE IS MY HONEST REVIEW, AND WHAT I HAVE TO SAY IS APPALLING AT BEST!!!! I have lived here just 11 months. Bought my home outright with my mother (cash purchase). Was aware I was buying as-is and the home needed some TLC. I am disabled and was not even given a safe stoop to enter the home with. My grown daughter built a deck herself to make things safer for me. I have had issues with flickering lights occassionally. Recently, in the past month, I have had power outages for long periods of time. No breakers were tripped and resetting breakers does not make electric turn back on. Electric turns on by itself. Sometimes within a few minutes but more often after several hours, with my longest outage lasting over 9 hours. I called an electrician to check things out. The electrician found that the problem was a very old outside box that is so old they are not even used anymore. It was in VERY POOR shape and causing an arch to occur!!!! A MAJOR FIRE HAZZARD!!!! Quote for a new box set up is upwards of 3K. That is coming out if MY pocket. Buying a mh that needs some repair is ok with me, but not being made aware of such an old outdated box on the exterior that was in such bad shape and a fire hazzard is a pure lack concern for safety and another persons life!!!!!! I am a disabled woman who bought a home with my 80 yr old mother. We didnt know to look for things like that, but a mh dealer/park who knows all about these things does!!!! They just didnt care about anything but the 22+ K that they made off of us. When they saw us coming we were an easy target to turn a quick buck. And the rediculous rules they have here too!!!! Cant plant flower beds around my home to make it look nice either. Was told in a violation letter that my sons moped and bike must be removed from my deck. I have my son put those things on the deck because we have had things stolen from us several times, including an exspensive bicycle among other things. Placinng things on my deck at my front door helps me protect my belongings. If someone comes onto my deck that close the the front door my dog alerts me. I am diabled with a neurological disorder that affects how well i can walk and balance myself. I am also a person with VERY LOW vision. I need these things where I can see them. My son is special needs and has been bullied constantly since moving here by his peers in the park and has been physically attacked, beaten up and injured at the hands of other kids. My grandson has also been attacked and injured once! Management is a joke. This place is a nightmare to say the least!!!! But until I can come up with an alternative solution to this hell hole. I will continue to be respectful to even the rudest neighbors, and continue paying over $650 a month (that has and will never be even a day late) PLEASE PLEASE FOR THE LOVE OF EVERYTHING GOOD, DONT MOVE HERE!!!! YOU WILL BE MISERABLE TOO.

Neighborhood management doesn't give a shit about anyone here. They charge fees with little warning, refuse to answer calls, have handymen who are supposedly around to help residents but they're never available. They sent everyone fines for missing skirting when it's barely out of winter and there's been a lot of storms, with one week to fix it, only giving us notice by letters on the door that were extremely vague, and won't help the elderly or disabled in this park. They're supposed workers just hang out but never help the residents. I've lived here for 31 years and Horizon Land Management is the worst management yet. They charge ridiculous lot rent too. I'd suggest pretty much any other mobile home park. These people dont use our payments toward any improvements in the park.

This is the MOST EXPENSIVE mobile home park! You have to mow your own lawn, keep your own yard clean. They don't do shit for you, so why is it so expensive??? You have property taxes. You don't want to move here, especially if your on a budget, disability or some kinda fix income!

Always pay lot rent on time, still harassed weekly. Don't move here unless you have a lawyer on retainer, you will need it.

Lived here for a few years. In my time there, why I wouldn't say it was the worst, it definitely wouldn't be defined as good. It's your typical trailer park. Trashy roads, bizarre characters, some that are just interesting, some that take drugs or deal. Police drop-ins are more than uncommon, and staff weren't always the most nice caring-of-your problems folk. The trailer we were sold was in unfavourable condition and we had to pay more than we bargained for. But at the end of the day, if you're down on your luck and have at least a somewhat steady income, it works. Would also advise some form of protection if you decide on living there. As I said, bizarre characters roam.
