Positioned on the busy FM 1960, this park caters to individuals and families looking for a spot to set up their RVs for an extended period, perhaps for work in the Greater Houston area or as a stable base. It's a place that has been noted for its ability to provide sites for multiple months, suggesting a focus on accommodating residents over short-term tourists.

While some aspects of its operations, such as its cash-only policy, might appeal to certain preferences, potential residents should be aware of varied customer experiences. It's important to approach O Sun Star Trailer Park with a full understanding of its unique management style and operational procedures to ensure it aligns with your expectations for a long-term living arrangement in an RV park.

Location and Accessibility

O Sun Star Trailer Park is conveniently situated at 3716 FM 1960, Humble, TX 77338, USA. This address places it directly on a major thoroughfare, FM 1960, which is a significant east-west artery in the northern Houston metropolitan area. This location offers exceptional accessibility for residents and visitors, making it easy to navigate to and from the park.

FM 1960 provides direct routes to various parts of Humble, Atascocita, and connects quickly to major interstates like US Highway 59/I-69 (Eastex Freeway) and Beltway 8 (Sam Houston Tollway). This means that residents have straightforward access to a wide array of amenities and opportunities. Downtown Houston, with its extensive employment centers, world-class medical facilities, and diverse cultural and entertainment venues, is typically within a 30 to 45-minute drive, depending on traffic conditions. Closer to the park, Humble itself is rich with local conveniences, including numerous grocery stores, shopping centers, restaurants, and schools. The immediate vicinity along FM 1960 is characterized by a mix of commercial businesses and residential areas, ensuring that daily necessities are readily available. The park's prominent location on FM 1960 is a key advantage for those prioritizing convenience and connectivity in the Greater Houston area.

Services Offered

O Sun Star Trailer Park appears to focus on providing basic, essential services for RV residents, particularly those planning long-term stays. Based on the provided customer feedback, the core service is offering RV sites for extended periods.

  • RV Site Rentals: The park provides spaces suitable for RVs, with at least one reviewer confirming availability for multi-month stays (e.g., 3 months). While not explicitly stated, it is assumed that these sites come with standard RV hookups (water, sewer, electricity) to facilitate long-term living, which is typical for a "trailer park" or "RV park" primarily accommodating residents.
  • Cash-Only Transactions: A notable service aspect is the preference for "cash only" payments, as mentioned in a review. This indicates the park's operational policy regarding rent payments.

It is crucial for prospective residents to be aware that the provided reviews highlight certain operational and management-related issues that might impact the perception of "services offered." These include:

  • Unprofessional Conduct: One review details "very unprofessional behavior" from the manager, including inappropriate personal comments.
  • Unclear Contract Terms: There was a reported issue with rent being raised due to a "porch light on all night," with the management citing a contract clause that the reviewer could not locate, suggesting potential ambiguity in terms or lack of clear communication.
  • Personal Solicitation: A significant concern raised was the manager's alleged "calls... asking me out on dates," which led to residents moving from the property.

These points suggest that while sites are available, the overall service experience might be inconsistent or challenging for some individuals due to managerial conduct and communication. Prospective residents should inquire thoroughly about all park rules, policies, and management practices before committing to a stay.

Features / Highlights

O Sun Star Trailer Park, based on the provided customer feedback, presents a few key features that may appeal to certain RVers, alongside notable aspects that potential residents should be aware of.

  • Long-Term Stay Accommodation: A primary highlight is the park's apparent capacity and willingness to accommodate long-term RV residents, with one reviewer securing a site for "the next 3 months." This is a significant feature for individuals needing an extended base in the Humble area.
  • Cash Payment Preference: For those who prefer or are accustomed to cash transactions, the park's "cash only" policy could be seen as a straightforward operational feature.
  • Site Availability: Despite being located on a busy road, the park seems to have sites available for immediate or near-future occupancy, which can be a relief for those in urgent need of an RV spot.

However, it is critical to address the concerns raised in the provided reviews, as these significantly impact the overall "features and highlights" from a resident's perspective:

  • Managerial Professionalism Concerns: The park's management has been described as exhibiting "very unprofessional behavior," including the use of inappropriate personal nicknames and alleged personal solicitations. This is a substantial negative highlight for many.
  • Transparency of Rules and Policies: Disputes over unwritten or unclear rules, such as a rent increase for a porch light supposedly violating a contract that couldn't be found, point to a potential lack of transparency in park policies.
  • Safety and Comfort Concerns: The culmination of the above issues led a family to move their elderly parents, indicating that the environment, despite providing physical space, did not offer a sense of safety and comfort due to management's conduct.

Therefore, while the park can provide long-term sites, potential residents should weigh these operational and managerial aspects heavily when considering O Sun Star Trailer Park.

Promotions or Special Offers

Given the nature of O Sun Star Trailer Park, which appears to focus on long-term RV site rentals and operates on a "cash-only" basis, traditional "promotions or special offers" like discounts for specific affiliations or seasonal deals might not be publicly advertised or readily available. The primary "offer" seems to be its availability for extended stays and its payment preference.

  • Availability for Extended Stays: The park's capacity to provide sites for multiple months (e.g., "next 3 months") could be considered its main draw for those seeking long-term accommodation, which in itself is a form of consistent value.
  • Cash-Only Convenience (for some): For individuals who prefer or deal exclusively in cash, this policy might be seen as a convenient and straightforward transaction method, potentially simplifying the rental process for them.

However, based on the customer reviews, there are no indications of explicit discounts or promotional pricing. Instead, the focus appears to be on securing a long-term site, with payment strictly in cash. Potential residents should not expect traditional promotional offers and should instead confirm the base rates and any specific terms for long-term rentals directly with the park. It is also advisable to clarify all potential charges and review any contractual agreements thoroughly due to past concerns about unclear policies.

Potential residents should exercise due diligence and clear communication before making a commitment.

I visited the property in reference to renting a space for my elderly parents. Upon meeting the manager Cowboy, he immediately started referring to me as Babe, Darling and Sweetheart. Very unprofessional behavior! They took residence at the property for a couple of weeks and received a knock at the door that their rent was being raised due to leaving their porch light on all night. When I called to see what was going on, I was told it states in the contract they can’t have outside lights due to electricity rates. I have reviewed the contract several times and have yet to see that. Shortly after I started receiving calls from the manager(Cowboy) asking me out on dates. My husband and I have since moved them to another location. I do not recommend this establishment at all.

I stayed there with a friend of mine for about a year. Then I moved it somewhere else but I still keep in contact with him and he just told me that they want him out. The man is 70 years old and he can't afford to move anywhere else. And he is not the type of person that would have given him any reason to be kicked out. They are stressing him out! He is hardly ever there because he still has a full-time job. They are giving him ulcers hassling him .

I clean everthing and even mow the grass made it real clean. I want my deposit back . In response to the MassPIRG study, the state legislature made the security deposit law stronger. Now, if the landlord refuses to refund your deposit or part of your deposit within the 30 days, you may sue her for three times the amount she owes you. If you win your lawsuit, the landlord is also required to reimburse your court costs and your attorney's fee, if you are represented by an attorney. Everone remeber this because no one should treat you like this at all its the law .
