Oakland Estates Mobile Home Park About
For many Michigan residents, particularly in the competitive housing market of Oakland County, finding an affordable and stable living situation is a constant quest. Mobile home parks often emerge as a significant alternative, offering a pathway to homeownership or more budget-friendly rental options compared to traditional houses or apartments. These communities can provide a distinct living experience, often characterized by a closer-knit neighborhood feel. One such community in our state is Oakland Estates Mobile Home Park, located in Auburn Hills.
The decision to live in a mobile home park involves considering various factors, including the cost of lot rent, the quality of community management, and the overall living environment. While manufactured housing can offer significant financial advantages, understanding the realities of daily life within a specific park is crucial. For Oakland Estates Mobile Home Park, recent resident feedback presents a mixed picture, highlighting both the potential affordability in a high-cost area and significant concerns regarding management practices and the quality of the park's upkeep. This article aims to provide a factual overview to help Michigan locals make an informed decision about this particular community.
Oakland Estates Mobile Home Park is strategically located at 351 N Squirrel Rd #17, Auburn Hills, MI 48326, USA. This address places it squarely within Auburn Hills, a dynamic city in Oakland County, Michigan. Auburn Hills is well-known for its blend of suburban comfort and commercial vibrancy, offering residents access to major employers, educational institutions, and a wide array of shopping, dining, and entertainment options. The city is home to several large corporate headquarters and is part of the broader Detroit metropolitan area, making it a desirable location for many Michigan residents.
The park's position on N Squirrel Road provides good accessibility to major thoroughfares, including I-75 and M-59, which are critical for commuting throughout Oakland County and beyond. This connectivity is a significant advantage for residents, facilitating easy travel to nearby cities like Rochester Hills, Pontiac, and Troy, as well as access to the amenities of Metro Detroit. For those attending higher education, Oakland University and Oakland Community College (Auburn Hills campus) are relatively close by. Additionally, the area boasts several parks and recreational facilities, such as River Woods Park and the Auburn Hills Skate Park, offering outdoor leisure opportunities within a short distance. The location itself in Oakland County, a relatively affluent area, means that while the park aims to offer affordable housing, the surrounding economic environment is robust.
Mobile home parks typically include certain services as part of the monthly lot rent, which cover the communal aspects of living in the community. Based on the common practices of mobile home parks and insights from general park information, Oakland Estates Mobile Home Park would generally offer the following services. However, it is important to note that recent resident feedback raises concerns about the actual delivery and quality of these services.
- Lot Rental: The primary service is the rental of a designated plot of land where residents can place their manufactured home. This typically includes access to necessary utility hookups (though the cost of utilities themselves may be separate).
- Common Area Maintenance: Ideally, this would involve the upkeep of shared spaces such as roads, sidewalks, and any common green areas within the park. (Note: Recent reviews specifically highlight concerns about the maintenance of roads, particularly regarding snow plowing and concrete repairs.)
- Park Management and Administration: Oversight of park rules and regulations, handling resident inquiries, processing rent payments, and addressing community-wide issues. (Note: Residents have reported issues with communication, including lack of notification for payment failures and aggressive actions regarding vehicle breakdowns and repairs.)
- Access to Utility Infrastructure: Ensuring the availability of water, sewer, and potentially natural gas lines to each lot, even if residents pay for usage separately.
- Waste Management: Often, trash collection services are arranged or included in the lot rent.
Prospective residents should make direct inquiries about what exactly is included in the lot rent, and specifically ask about the current state of road maintenance, snow removal policies, and the park's approach to vehicle breakdowns and home repairs, given the critical feedback from current residents.
The appeal of living in a mobile home park often hinges on the combination of affordability and community features. While Oakland Estates Mobile Home Park has certain attributes, the resident reviews indicate a significant discrepancy between perceived and actual benefits. Here are some general features that a mobile home park in this area might offer, alongside specific points related to Oakland Estates:
- Affordable Entry Point: Mobile home parks generally provide a more budget-friendly pathway to homeownership or reduced rental costs compared to traditional stick-built homes in Oakland County, a relatively high-cost area.
- Community Structure: Mobile home parks inherently offer a structured living environment with established rules and a sense of community, though the quality of this community can vary greatly based on management.
- Basic Recreational Amenities: While some mobile home parks offer extensive amenities like pools or clubhouses, the provided reviews specifically state "no perks like a pool or anything." However, other public data suggests the presence of a clubhouse and basketball courts, and it is within walking distance to two parks (Auburn Hills Skate Park, River Woods Park). This suggests that any existing amenities may not meet resident expectations or are not well-maintained.
- Proximity to Local Amenities: The park's location in Auburn Hills provides easy access to schools (including Oakland Community College and Oakland University), shopping centers (like Trailway Commons and Bloomfield Square Shopping Center), and various parks (Lloyd A. Stage Nature Center, Meadow Brook).
- Pet Policy: Public information indicates that Oakland Estates Mobile Home Park has a pet policy with "breed restrictions," meaning pets are allowed under certain conditions. This can be a highlight for pet owners.
It's vital for potential residents to thoroughly investigate the current condition and availability of any advertised features and to speak directly with current residents to understand the true state of the park's amenities and the management's responsiveness to maintenance requests. The contrast between typical expectations and actual resident experiences is a critical consideration here.
Mobile home parks, including Oakland Estates Mobile Home Park, generally do not offer public promotions or "special offers" in the same vein as retail businesses. Their primary appeal as an affordable housing option is built into their pricing structure, which typically involves a monthly lot rent that is less than a traditional mortgage or apartment rent in the area. Any "promotions" would likely pertain to incentives for purchasing a manufactured home within the park (if the park itself sells homes) or a slight discount on the first month's lot rent for new residents, though these are often not widely advertised.
Given the strongly negative feedback from current residents regarding constant lot rent increases without corresponding benefits, and concerns about management practices (such as late fees and towing policies), it is highly improbable that Oakland Estates Mobile Home Park would be publicly promoting special offers. Their immediate focus would likely be on addressing the reported issues to improve resident satisfaction and retention. Prospective residents should concentrate on understanding the current lot rent, what is precisely included in that rent, and the history of rent increases. It is advisable to directly contact the park management for the most accurate and up-to-date pricing information and to inquire about any specific policies or costs associated with moving into the park.

It is strongly recommended that prospective residents contact the park directly to schedule a visit. During your visit, it would be prudent to observe the overall condition of the park, including the roads, common areas, and the general state of the manufactured homes. This is also an opportune time to ask management direct questions about lot rent specifics, the frequency and typical amount of rent increases, policies regarding home maintenance and repairs (both resident and park responsibility), and procedures for vehicle issues. Gathering information firsthand and potentially speaking with current residents during a visit can provide invaluable insight beyond what is publicly available or advertised.
For Michigan locals, particularly those navigating the housing market in Oakland County, the concept of a mobile home park like Oakland Estates Mobile Home Park can, in theory, offer an appealing alternative due to its affordability. In a region where housing costs can be substantial, the lower entry point for homeownership or reduced monthly living expenses provided by manufactured housing is a significant draw. The park's location in Auburn Hills further enhances its suitability, offering access to employment opportunities, educational institutions like Oakland University, and a wide array of shopping and entertainment options within a vibrant suburban setting.
However, it is crucial for prospective residents to carefully weigh these potential benefits against the consistent and severe negative feedback from current residents. Reviews explicitly state "constant lot rent increases" with "no benefits whatsoever," describing the park as "trashy ALL AROUND" and "GETTO AF." Serious concerns are raised about management practices, including alleged harassment over home repairs, the filing of court paperwork for late payments without prior notification, and aggressive towing policies for broken-down vehicles. The lack of amenities like a pool, coupled with perceived poor maintenance, suggests that the value proposition of living here might not align with the escalating costs.
Therefore, while the initial allure of affordability in Oakland County might draw in some locals, the pervasive and critical comments from existing residents indicate that Oakland Estates Mobile Home Park may not currently be a suitable or desirable living environment for many. Any local considering this park should conduct extensive personal due diligence, including an in-depth visit, direct and pointed questions to management about all stated concerns, and ideally, conversations with multiple current residents. Only then can an informed decision be made about whether the perceived affordability truly outweighs the reported challenges and potential living conditions.

Absolutely horrible, constant lot rent increases... crappy old hoopty trailers all throughout, no perks like a pool or anything, just trashy ALL AROUND. They think they can charge nearly 800 in lot rent bc its Oakland County. So what!!!! Your park is GETTO AF
Regular lot rent increases, but no benefits whatsoever to living here. They will move you into a place that needs repairs and then harass you with emails and letters requesting that you make the repairs yourself. They don't let you know if your rent payment doesn't go through, they just file court paperwork on the 7th day so they can charge you late fees and court fees. They do the same type of thing with your car. If it breaks down, they will tow it with just a few hours warning, and then charge you for stealing your car.
THIS IS ONE OF THE MOST DISGUSTING, MORALLY LACKING PLACES YOU CAN POSSIBLY LIVE. THEY WILL FILE COURT PAPERS TO EVICT YOU AFTER 7 DAYS, EVEN IF IT ISN'T YOUR FAULT OR YOU ARE NOT TOLD THAT YOUR PAYMENT DID NOT GO THROUGH. THEY DO NOT DO REPAIRS. YOU ARE EXPECTED TO CLEAN AND REPAIR THE TRAILOR YOURSELF (INSIDE AND OUT), EVEN IF YOU ARE JUST RENTING. THE NEW MANAGER IS A HORRIBLE PERSON THAT TOWS CARS GIVING THE PEOPLE THAT LIVE HERE NOT EVEN ONE FULL DAY TO MOVE A CAR IF IT IS NOT RUNNING. ABSOLUTELY DISGUSTING PLACE. ABSOLUTELY DISGUSTING PEOPLE. STAY FAR, FAR, FAR AWAY!
I lived here a few years back and loved it until I tried to get my security deposit back, had to take the crack head manager to court.
based my time visiting this place as a outsider winter /summer it needs better residents some good ones there but more bad so more bad than good residents but they seem to be becoming better with how they deal with trouble makers
