These communities provide dedicated spaces where residents can place their manufactured homes, offering a unique blend of independent living and community atmosphere. In Nash, Texas, Oakwood MHC Nash is one such mobile home community that caters to individuals and families seeking long-term residential options. This article aims to provide a factual and informative overview of Oakwood MHC Nash, specifically from the perspective of local users in Texas who are exploring their housing choices in the Nash and greater Texarkana area.
Texas is a vast state with diverse living environments, from bustling metropolises to quiet, charming towns. Nash, situated near the larger hub of Texarkana, offers a blend of suburban convenience with a more relaxed pace. Mobile home communities like Oakwood MHC Nash play an important role in providing accessible housing, allowing residents to enjoy the benefits of homeownership or long-term tenancy without the often-higher costs associated with traditional stick-built homes. For Texans looking to establish roots in this region, understanding the characteristics of such a community is crucial.
It is important to approach the decision of selecting a mobile home park with a comprehensive understanding of what to expect, drawing on available public information. This includes looking at the amenities, the typical services offered, and, crucially, the experiences of current or past residents. By presenting a balanced overview, this article seeks to equip local Texans with the information they need to make an informed choice about whether Oakwood MHC Nash aligns with their housing needs and expectations in this part of the Lone Star State.
Oakwood MHC Nash is a mobile home community located in Nash, Texas. It serves as a residential park primarily offering lots for manufactured homes, catering to individuals and families seeking long-term living arrangements. While mobile home parks traditionally focus on lot rentals for manufactured homes, some modern parks also accommodate RVs for extended stays, although the core emphasis here appears to be on mobile homes. The property often features individual homes with amenities that contribute to a comfortable living experience. Information suggests options like rent-to-own, in-house financing, and cash buy-out options may be available to help individuals acquire a home within the community.
Public feedback on Oakwood MHC Nash is highly mixed, presenting a challenging and complex picture for prospective residents. Some listings describe homes within the community as "gorgeous" and located in a "beautiful neighborhood" with "bright" living areas, "spacious and comfortable" bedrooms, and backyards "ideal for hosting get-togethers." These descriptions point to a desirable living environment. However, direct customer reviews reveal significant concerns, including issues with new management attempting to raise rent on current leases, loud music disturbing residents, maintenance problems that go unaddressed, and a general perception among some that the community is declining. There are also serious accusations of "terrible management" practices, including unusual payment demands (money orders directly in the manager's name or cash only), targeted fines, and a lack of responsiveness to property issues. These conflicting accounts underscore the importance of thorough personal investigation for anyone considering residency at Oakwood MHC Nash.

- Pet-Friendly Policy: The park allows "Cats and small dogs." Specific pet policy and fee information should be confirmed directly with the property manager.
- Financing Options: The park advertises "rent-to-own, in-house financing, and cash buy-out options" for those looking to acquire a home within the community.

- Central A/C and Electric Heating: Indicating modern climate control in the homes.
- Management Issues: A "new manager" is reported to be "trying to raise the rent on people who still have current leases," alongside accusations of "terrible management" and unkind behavior.
- Unusual Payment Demands: Management reportedly "refuses to take any form of payment made out to the business. Insists on money orders directly in managers name or cash only won't even take bill pay from your bank." This is a major red flag for financial transparency.
- Noise Disturbances: "Loud music playing at all hours, keeping the kids awake" and "Maintenance guy blaring music from his car, doesn't care about disturbing others."
- Lack of Maintenance/Repairs: Residents report issues not being fixed ("Don't expect to get anything fixed either"), and shoddy repair work ("attached new wood to termite infested wood" for a porch).
- Targeting/Favoritism: One resident felt "targeted for everything" and observed that "everyone else got to set up for holidays" while they were told they couldn't.
- Decline in Quality: Described as "becoming the ghetto" from a prior "nice" state.
- Unused Amenities/Fines: Being fined for a "pool that didn't have water in it."
Given these stark contrasts, prospective residents are strongly advised to perform extensive due diligence before committing to a lease or purchase.
As a mobile home community focused on long-term residency, Oakwood MHC Nash's "special offers" are primarily tied to its pricing model and potential financing options rather than temporary discounts.
- Monthly Rent: Prices for available units can start around $795 per month for 2-3 bedroom homes. It's important to verify what utilities are included in this base rent, as listings suggest they "may not be included."
- Deposit and Fees: A security deposit (ranging from $750 to $1,500) and an application fee ($45) are typically required. Pet deposits and administrative fees may also apply.
- Financing/Ownership Options: The park highlights "rent-to-own, in-house financing, and cash buy-out options" to help residents acquire a home within the community. This can be a significant benefit for those who may not qualify for traditional mortgages.
Prospective residents should contact the park directly to confirm current pricing, available homes, specific utility inclusions, and all associated fees. Given the negative feedback regarding financial practices, obtaining all terms in writing is highly advisable.

Its appeal lies in its position as a mobile home community, offering the accessibility of homeownership or stable tenancy at a potentially lower cost than traditional housing in the region. However, it is paramount that local Texans considering Oakwood MHC Nash exercise extreme caution and undertake extensive due diligence. The highly critical customer reviews regarding management practices, maintenance issues, noise disturbances, and alleged financial irregularities are significant red flags that cannot be ignored. While the concept of affordable housing is appealing, the reported negative experiences highlight the importance of:
- An in-person visit: To thoroughly inspect the property's current condition and verify the presence of advertised amenities.
- Direct and detailed conversations with management: To clarify all policies, especially concerning rent increases, maintenance requests, and accepted payment methods.
- Obtaining all agreements in writing: To ensure transparency regarding lease terms, utility inclusions, and any financial commitments.
- Potentially speaking with current residents: To gain a real-world understanding of daily life within the park.
Ultimately, while Oakwood MHC Nash aims to offer an affordable housing solution, its suitability for Texans will heavily depend on a prospective resident's willingness to thoroughly investigate and navigate the reported challenges, ensuring that their expectations align with the realities of living in this particular community.
Customer Reviews
New manager on property. She's trying to raise the rent on people who still have current leases. Loud music playing at all hours, keeping the kids awake. Seriously making their grades suffer. Maintenance guy blaring music from his car, doesn't care about disturbing others. It was nice when we first moved in, now its becoming the ghetto. Don't expect to get anything fixed either. Seriously, don't move in here.
If I could give it no stars I would. Terrible management. They tried to fine us for a pool that didn't have water in it, we used it for the kids to lay their blankets in to not get bit by fire ants. We had a pipe burst in the bathroom but got told it was the spicket. But it still leaked water everywhere. Felt like we were targeted for everything when we lived there. We ended up leaving due to a lot of problems between us and the landlord. She wasn't very kind to us no matter what we did. We would sit outside and she would tell us we couldn't set up Halloween decorations or anything fun for the kids. But everyone else got to set up for holidays. We also had asked for our porch to get redone as it was weather rot and the maintenance at the time didn't do fresh wood, they attached new wood to termite infested wood. It was just a horrible experience
Good people to work with good managers AJ is the men he get you taken care of no matter what it is very nice homes nice place to live good neighbors nice neighborhood very quiet this the place to be if looking for a good place to live
Not very impressed with management Update: Been here a year things got better but then there was price hikes after the contracts were over and even paid on time every month so be prepared if you think going long term means anything kinda disappointing but the neighborhood is clean and safe so great place for kids
Love it nice and clean, friendly neighbors quiet around here on our side of the park .few of us has kid's there on the other side of the park and there parent's sit outside and watch .new owners came in and went up on rent and made everybody start mowing their own yards.Don't think they know what goes on around here. I can't seem to get any ofmy Maintenance request done gave them notice for over 2 years
