Services Offered

Mobile home parks, including Overbrook Mobile Home Park, generally provide a foundational set of services designed to facilitate comfortable living for their residents. While specific, detailed services offered by the current management are best confirmed by contacting them directly, based on common industry practices, you can typically expect the following:

  • Mobile Home Lot Leasing: The primary service offered is the leasing of individual lots where residents can place their mobile or manufactured homes. This allows homeowners to reside in the park and utilize the park's infrastructure while maintaining ownership of their dwelling. This is consistent with the mention of "lot rent" in customer feedback.

  • Utility Hook-ups: The park is expected to provide the necessary infrastructure for connecting essential utilities such as water, sewer, and electricity to each lot. While residents are typically responsible for their individual utility bills, the park facilitates the necessary connection points.

  • Community Maintenance (Common Areas): Ideally, management oversees the maintenance and upkeep of common areas within the park. This usually includes internal roads, lighting, and general groundskeeping in shared spaces. However, recent feedback suggests this has been an area of concern, with mentions of "busted up potholes" and "trash everywhere due to vacant lots."

  • Waste Management: Centralized trash collection services or designated disposal areas are commonly arranged for residents, ensuring convenient and efficient waste removal within the park.

  • Management/Communication Channel: While customer reviews indicate challenges with communication and professionalism, the presence of management is implied by the changing policies and rent increases. A direct point of contact for resident inquiries and issues is a fundamental service that residents expect.

Features / Highlights

Overbrook Mobile Home Park in Gaffney, SC, possesses certain features that, depending on one's priorities and the park's ongoing development, could be considered highlights. It's important to frame these alongside recent customer feedback for a balanced perspective.

  • Potential for Improvement and Development: One review specifically notes, "Decent park in the process of being improved and has potential." This indicates that there are ongoing efforts or plans to enhance the park's condition and amenities, suggesting a future positive trajectory for residents. For those willing to overlook current challenges, this potential could be a significant draw.

  • Affordable Housing Option (Historically): While recent rent increases have been a point of concern for existing residents, mobile home parks generally offer a more affordable housing solution compared to traditional stick-built homes. For new residents, the current price point (even at $450/month as mentioned in one review) might still represent a comparatively lower cost of living than other housing types in the area, depending on the specific offerings.

  • Established Community: As an existing park, Overbrook has an established layout and resident base, offering a sense of a pre-existing community, which can be appealing for those seeking a neighborhood feel.

  • Convenient Gaffney Location: The park's address on Overbrook Drive provides residents with a residential setting that offers relatively easy access to Gaffney's local amenities, including shops, restaurants, and essential services, as well as major roadways for regional travel.

It is crucial for prospective residents to conduct thorough due diligence, including an on-site visit and direct communication with management, to assess the current state of these features and align them with their expectations, especially given the expressed concerns regarding maintenance and rent adjustments.

These points highlight the critical need for prospective residents to perform thorough due diligence. This includes visiting the park to assess its current condition, speaking directly with current management (if possible), and obtaining clear, written agreements regarding all terms, including lot rent and maintenance responsibilities, before committing. For those who are able to confirm that the park's improvements are indeed underway and that management communication aligns with their expectations, Overbrook Mobile Home Park could still offer a viable housing solution for locals in Gaffney looking for a mobile home lot.

Decent park in the process of being improved and has potential. Giving 1 star, both me and my mother applied and neither of us received formal approval nor rejection. A little unprofessional in my opinion…

Terrible now! Very nice until recent ownership changes over the past few years. Now the roads leading in are completely busted up by potholes, trash everywhere due to vacant lots being used as “hang outs” by the local juvenile delinquents, loud music and shouting (cursing) all the time, and lot rent has risen from $75/mon. by original owners to $200 by most recent until Aug. 1 2022 when new management MORE THAN DOUBLED lot rent to $450/month! $200-$450 in one fell swoop. The worse the park gets the more they charge. Don’t walk away from this one…RUN!!!

Visited a friend here. Clean. Lots of kids and families. Driveway needs paving due to giant potholes. Homes are only feet away from each other, makes for a claustrophobic experience. Decent place to live if privacy isn't that important to you.
