For many individuals and families across the Commonwealth of Pennsylvania, securing affordable housing in a desirable location is a major goal. In Bucks County, known for its proximity to Philadelphia and New Jersey, options that balance location, community, and cost are highly sought after. Pennwood Crossing Manufactured Home Community in Morrisville, PA, presents one such established and large-scale residential option for local users.
Pennwood Crossing is a substantial manufactured home park offering residents an opportunity for homeownership—or, in some cases, rental—at a more accessible price point than traditional site-built homes in the area. The community itself is historic, with its original development dating back to approximately 1972, and is quite large, featuring around 1,080 units. This scale makes it one of the more significant manufactured home communities in the region, fostering a vibrant and sizable residential environment.
As a manufactured home community, the arrangement typically involves residents owning their home while leasing the land, or 'lot,' upon which their home sits. This system helps keep the initial cost of housing lower. However, prospective residents should be aware that, as is standard in this housing type, a monthly lot rent is required, and the homeowner is responsible for property taxes on the home itself, as well as maintaining their specific homesite according to community standards. The community’s management emphasizes adherence to rules concerning timely rent payments, lawn maintenance, and pet conduct, suggesting a commitment to maintaining a neat and orderly environment for all residents.
The appeal of Pennwood Crossing lies in its dual advantage: providing an affordable path to living in a highly desirable and transit-accessible corner of Pennsylvania, right on the border of New Jersey. It is an established community designed to be a great choice for various demographics, whether you are looking to downsize for retirement or beginning a family in a location with good access to education and amenities.
The location of Pennwood Crossing is one of its most compelling features for locals in Pennsylvania. Situated at 1201 Adler Drive in Morrisville, PA, within the 19067 ZIP Code, the community benefits from being in Bucks County, known for its excellent schools and rich history, while also offering direct access to key transportation routes and regional amenities.
Crucially, Pennwood Crossing is located within the highly-regarded Pennsbury School District attendance zone, which includes Fallsington Elementary School, Charles H Boehm Middle School, and Pennsbury High School. For families in Pennsylvania prioritizing quality public education, this is a significant advantage.
For transit and commuting, the community’s position near the New Jersey border is a major plus. Residents have an easy commute to major job centers in both Pennsylvania and New Jersey. Accessibility features include:
While the area is classified as car-dependent, its close proximity to key transit hubs and its central location relative to regional services and employment make it highly convenient for those who rely on both car and rail transport.
Pennwood Crossing offers a comprehensive set of essential services and infrastructure to support its large population of manufactured homeowners. The services ensure a comfortable and well-regulated living environment, which is part of the professional management standard. Key services offered to residents include:
These services cover the fundamental needs of the residents, allowing them to focus on maintaining their individual homes and lots within a structured community framework.
Beyond the essential infrastructure, Pennwood Crossing is noted for certain amenities and highlights that enhance the resident experience, setting it apart from more basic communities. These features contribute to the overall quality of life for local Pennsylvania users choosing to live here:

Pennwood Crossing Manufactured Home Community is uniquely suitable for local Pennsylvanians for several key reasons that go beyond simple affordability. It offers an effective solution for people seeking a stable, cost-controlled path to homeownership in a highly competitive real estate market like Bucks County. The community’s location in Morrisville provides residents with the distinct advantage of being in the sought-after Pennsbury School District, which is a major draw for families.
Furthermore, the high level of accessibility to both major shopping centers and vital transportation links—especially rail connections to Trenton and Philadelphia—makes it ideal for commuters and anyone who values convenience. While the process of purchasing and moving in may have its administrative challenges, as some residents note, the value proposition remains compelling. The management's strict enforcement of community rules, mentioned in positive resident feedback, ultimately serves to protect the quality of life and the investment of homeowners by ensuring neatness and order. For Pennsylvania residents who desire suburban affordability, excellent schools, and a location that bridges the employment opportunities of Central Pennsylvania and New Jersey, Pennwood Crossing provides a substantial and feature-rich housing opportunity.

I was initially skeptical because of some horrible reviews. However, the office staff is very nice, and very professional. The section I live in is very quiet and clean. I asked one of the nice ladies at the office about the negative reviews, and she told me that most of those are people who get upset because they’ve been given warnings about: late rent payments, failure to keep their lawn groomed, poorly behaved dogs, and other infractions. We bought our home 3 months ago, and couldn’t be happier. 5 Stars!
Jul 01, 2025 · Frank ButtaSomeone close to me just bought a home in this park this year. The process was dreadful. No one ever answers the phones at the office and if you go in person Tina is always not there. They never return your calls ever and when you do catch them by a stroke of luck they are very rude and unhelpful. They make you jump through hoops and charge a lot of money for land you don’t own that you also have to pay taxes on and the homes are overpriced and not well built at all.
Aug 27, 2025 · Jackie BishopI've lived here for over 30 years and when I 1st moved here. It wasn't like this but things change. they always do. there's been So many ups n downs..give n take...frustration but...I do like it here. During some time I had issues with the management but I now see some of the reality of workers over there.. some not so good..it's brutal on one end...then ok on another.I've updates this review as things do change. Now abc puts homes on properties that are not within 25 ft within each other as fire Marshall code and our township seems to be letting them get away with it .. now last night there was a fire from a girl who I've reported to police n was not supposed to be here ..she continued to harass me. and I brought to attention and now she burnt somebody's house down. We gotta keep it safe here..let's work together please....
Jul 22, 2025 · Eileen appleyardLot rent goes up 10 a year..this year 50..next year 60..3rd year 70 4th 80 n so on. No amenities..playground is just 2 swings maybe a slide here n there. Promises never kept. Lies n deceit within all management , maintenance and anyone associated with them. Puppets in the office. Alot of drugs n management knows about them. Alot of theives within park. We have no sense of security. Management has been shot at n relocated them. But left the rest of us to fend. Its so unsafe here..we've had lock-down so many times. There's much wrong..just save your money n give to another rent place...
Jun 17, 2025 · SarahMaybe 10 15 years ago if you wanted to move here it was great. Now not a good place. You pay a high rent and get nothing with it. Once you here you'll be stuck and it's really hard to get out. Stay away if you can. This place has gone downhill. At one time there were even playgrounds for the kids here and they are also gone. If your looking to live here don't be fooled. Everything is on you now even our trash pickup. Better off in a run down house then here at least you'll have some kind of equity
