Introduction / Overview: Spartan Village Mobile Home Park
For many residents across New Jersey, securing affordable, yet comfortable, housing can be a significant challenge. Spartan Village Mobile Home Park in Wrightstown, NJ, is one of the local communities that offers a practical solution: manufactured housing. Located in Burlington County, this is an established neighborhood, often featuring homes that are "very reasonably priced" compared to traditional single-family dwellings in the region. The community typically consists of cozy homes with comfortable square footage, generally ranging from two to three bedrooms. The accessibility and affordability of homes in Spartan Village make it a recurring area of interest for buyers and renters seeking value in the Wrightstown area.
However, it is vital for prospective New Jersey residents to approach their search with a balanced view. While the value proposition is clear—with median sale prices significantly lower than the county average—some long-term residents have expressed strong concerns in public forums regarding community management, communication, and responsiveness to maintenance issues, such as tree removal near homes. There are also reported inconsistencies in the enforcement of park rules, particularly concerning vehicle parking and annual rent increases for space fees. Understanding the management style and the necessity of adhering to the community's policies, which often involve strict rules on lot appearance and parking, is crucial for anyone considering a move to Spartan Village.
Location and Accessibility: A Prime Spot near Joint Base MDL
The geographic location of Spartan Village at 511 Sykesville Rd, Wrightstown, NJ 08562, USA is a major draw for local residents, especially those tied to the military. Wrightstown, a borough in North Hanover Township, is situated right next to Joint Base McGuire–Dix–Lakehurst (Joint Base MDL). This positioning makes Spartan Village an extremely convenient and highly sought-after residential community for military personnel and civilian employees of the base, offering one of the shortest commutes possible.
Beyond the military base, accessibility to key regional attractions is excellent for New Jersey locals. The park is well-connected to local roads that provide easy access to nearby towns like Cookstown and New Egypt. Furthermore, the community is served by the North Hanover Township School District and the Northern Burlington County Regional School District, an important consideration for families with school-aged children. While the immediate area provides a suburban, small-town feel, residents are only a short distance from major Burlington County features like Crowshaw Park for recreation, and within a reasonable driving distance of larger entertainment options, including the shopping and dining areas of Mount Holly and Bordentown. The local bus routes that run through town, while limited, do offer some public transit connectivity, though owning a car remains essential for most residents.
Services Offered: Structure and Management Requirements
Manufactured home communities operate under specific management structures, where residents own the home but rent the land (or "lot space") it sits on. While Spartan Village offers a route to affordable homeownership, the services provided focus on the communal maintenance and administrative requirements of the park.
Features / Highlights: Home Styles and Local Benefits
The main highlight of Spartan Village lies in its residential offerings and strategic location that caters to a value-conscious New Jersey market.

Conclusion: Why Spartan Village is Suitable for Locals
Spartan Village Mobile Home Park serves a distinct and vital need within the New Jersey housing market by offering significantly more affordable homeownership options than surrounding real estate. For New Jersey locals, particularly those who work at or have ties to Joint Base MDL, the location in Wrightstown is incredibly convenient, minimizing commute times and providing a solid community base.
The ability to purchase a home with 2 or 3 bedrooms for a median price far below the state average, while remaining in an area with reputable school systems (Northern Burlington County), makes this park an attractive financial gateway for families, retirees on a fixed income, and first-time buyers. While the park’s management style and enforcement of rules are noted areas of concern in public reviews, the underlying economic benefit of accessible housing and the prime location near a major employer and regional amenities position Spartan Village as a highly practical and essential living solution for the value-seeking New Jersey resident. Prospective residents are strongly advised to thoroughly review the lease terms, rent increase history, and community rules before committing.

Aug 11, 2025 · md riadNobody can be desperate enough to live in this place. We have the biggest slumlord in the state of New Jersey that runs this place. He does nothing but jack the rent to line his pockets and does absolutely nothing to help anybody out. I was in the office one day and there’s a woman who’s been on the waiting list for 10 years to have trees removed that are touching the top of her mobile home. 10 years? Why Steve Coyle? Some people are allowed to park on their grass for weeks at a time up to three or four vehicles. However, there are others that are not allowed to back their vehicle up to their shed to unload it without getting a nasty letter from Marianne and Steve. They’re pathetic here. Every single year, our rent for space is raised. Every single year. Does not matter that there are people on fixed income here Steve Coyle does not care. Stay away from Spartan Village.

Apr 27, 2025 · John SheehanPros: The majority of the residents here are nice and everyone’s yard is well maintained. Cons: Rent increases every year. Trash pickup days are inconsistent. The speed bumps are ridiculous and they keep adding MORE instead of removing them. Going over them multiple times a day every day is bad for your vehicle and if there was ever an emergency trying to get EMS/fire services through the park is going to take precious time. The mail office is only open for a few hours and getting mail is impossible if you work 9-5 during the week which means there’s only Saturday... I don’t understand why the building is locked and we don’t have a key. I’ve never lived somewhere where the mailboxes are inaccessible and it’s really frustrating, especially during the holidays. Now I have to pay for a P.o. box to avoid dealing with it. The address itself is miserable and often too long to fit into computer systems which causes issues with shipping. Trying to give a friend or a delivery person directions is a nightmare between the speed bumps, the confusing layout and the way parked cars only leave a narrow path to drive down. The homes are shoved right up to the sidewalk so if you want to walk you have to walk in the road. Parking space is an issue because most homes don’t have driveways and there are lots of homes with 3+ cars. Power goes out more frequently than anywhere else I’ve ever lived. There’s been constant construction ever since I moved in. It’s right by a military base and there here loud aircrafts taking off constantly. All of these issues could be offset by a fair price but it just keeps getting more expensive each year despite the renters not gaining anything except more speed bumps and less space.
Jan 27, 2025 · anon ymousWe bought our home here five months ago. We love it here! It’s very quiet, clean and our neighbors are very nice and helpful. Everyone keeps their homes well maintained and yards clean. We don’t know why there are some reviews that say otherwise but never have we felt thier were drug addicts here and our mail and packages never looked opened and resealed. The women in the office Has been there many years and is very nice and answers any questions you may have. The lot lease is not expensive under $500.00. We wanted to live a simple, affordable, peaceful and quiet life and here is where we found it. We love it!
