Pine Haven MV About
For Delaware residents seeking flexible and potentially affordable living solutions, especially those who appreciate a community environment with a social element, RV parks and manufactured home communities often come into consideration. Pine Haven MV, located in Lincoln, Delaware, presents itself as a distinctive option, offering a blend of long-term RV sites and manufactured home living, characterized by a lively atmosphere, particularly on weekends and during the summer.
The concept of an RV park has evolved beyond transient overnight stops; many now cater to long-term residents, offering a more permanent or seasonal home base. Pine Haven MV appears to embrace this model, aiming to provide a space where residents can settle in and enjoy a sense of community. The park's appeal often lies in its ability to combine the affordability of mobile living with shared amenities and social opportunities.
Customer reviews for Pine Haven MV provide a starkly contrasting picture of the resident experience, highlighting the importance of thorough investigation for prospective residents. One long-term resident, who has lived there for three years, describes a generally positive environment: "Everyone pretty much keeps to themselves around here unless they give you a friendly hand wave or head nod. The weekends can be busy and eventful and the summer time is always a great time to be here." This reviewer praises the "pool for the family (and close friends)" and notes that "rent is reasonable as well," emphasizing that it's difficult to "find a better deal anywhere else that includes electric water and trash. This place is for you! For the people!" This perspective suggests a satisfactory and cost-effective living experience for some.
However, another review presents severe allegations and complaints, referring to management as a "Slum Lord" who "does nothing he promises." This reviewer claims to have had "issue after issue with this dump of a camper he sold me," including an unrepaired leaking roof and an unreplaced floor. Most critically, the reviewer states, "I've been here for 5 months now and he refuses to get me a mailbox, isn't it illegal to not give people their mail... Also we are with out running water almost once a week, never know when you'll have water!!!!" These extremely serious claims of neglect, broken promises, and potential illegal practices related to essential services and property maintenance paint a deeply concerning image of the park's management and conditions. This review concludes with "Not worth the hassle to live here!"
This article aims to provide a factual overview of Pine Haven MV based on the provided data, acknowledging both the positive aspects shared by some residents and the severe criticisms raised by others. For Delaware locals considering this park, understanding these contrasting experiences is absolutely vital for making an informed decision about a potential living situation.
Pine Haven MV is located at 22506 Corey Dr, Lincoln, DE 19960, USA. This address places it within Lincoln, a small unincorporated community in Sussex County, Delaware. Lincoln offers a largely rural and quiet setting, characteristic of many parts of central and southern Delaware, providing a more relaxed pace of life away from larger urban centers.
Despite its rural ambiance, Pine Haven MV benefits from reasonable accessibility to essential services and amenities in surrounding towns. Lincoln itself provides some basic local conveniences, but for more comprehensive shopping, dining, and healthcare facilities, residents would typically travel a short distance to nearby towns. Milford, a growing city with a revitalized downtown, diverse retail options, and a hospital, is generally a convenient drive from Lincoln. Similarly, larger population centers in Kent and Sussex Counties, such as Dover (the state capital) and the Delaware beaches (Lewes, Rehoboth, Dewey), are within a reasonable driving distance, offering broader employment opportunities and recreational activities.
The location on Corey Drive provides access to local roads that connect to major state routes, facilitating commutes and travel throughout Delaware. This connectivity is important for residents who work in neighboring towns or wish to explore the wider region, including the popular coastal resorts. The rural setting contributes to the "chill environment" described by a resident, appealing to those who prefer a less congested living space.
However, the negative review specifically mentions issues with basic services such as a mailbox and consistent running water. While the location itself might be accessible, the alleged internal service deficiencies could significantly impact daily living. Prospective residents should diligently verify the consistent provision of all promised utilities and services at the specific site they are considering.
Based on the reviews, Pine Haven MV appears to offer the following services, though it's crucial to note the severe discrepancies in perceived quality and delivery:
RV and Manufactured Home Sites: The park provides spaces for both recreational vehicles and manufactured homes, catering to different types of residents seeking long-term or seasonal stays.
Inclusive Rent (Alleged): One positive review explicitly states that the "rent is reasonable as well. Don't think you can find a better deal anywhere else that includes electric water and trash." If true, this "all-inclusive" rent model would simplify budgeting for residents.
Swimming Pool: A pool is mentioned as available for residents and "close friends," indicating a recreational amenity designed for leisure and social interaction.
On-Site Management (Controversial): There is a management presence, identified as a "Slum Lord" by one reviewer, who is alleged to make promises and then fail to deliver on property repairs and basic services like providing a mailbox. This points to a highly problematic management service for some residents.
Utility Provision (Controversial): One reviewer states that rent includes "electric water and trash." However, the same reviewer later alleges being "without running water almost once a week," which directly contradicts the expectation of consistent utility provision.
Trash Collection: If the positive review is accurate, trash collection is included as part of the rent, offering a convenient waste management service.
The significant disparity between these points in the reviews highlights that the actual delivery of these services is highly contested and a major point of concern for some residents.
Affordable Living with Inclusive Rent (Contested): One of the key purported highlights is the "reasonable" rent that "includes electric water and trash," which would offer a highly cost-effective living solution compared to other housing options in Delaware. However, the reliability of these included utilities is severely challenged by a negative review.
Community Pool: The presence of a swimming pool for residents and their close friends is a significant recreational amenity, especially during the warm summer months, fostering social interaction and leisure.
Social & Eventful Weekends/Summers: For residents who enjoy a more active community, the "busy and eventful" weekends and "great time" in the summer suggest opportunities for social engagement within the park.
Independent Community Vibe: For those who prefer privacy, one review notes that "everyone pretty much keeps to themselves around here unless they give you a friendly hand wave or head nod," indicating a balance between community and personal space.
Proximity to Friends/Familiarity: The sentiment "Plus my friends live there" from a reviewer suggests that the park can be a place where existing social circles reside or are formed, contributing to a sense of belonging.
It is paramount to acknowledge that these potential "highlights" are presented in direct contrast to severe allegations from another resident. The negative review describes major issues with property maintenance (unfixed roof, unreplaced floor in a purchased camper), a lack of essential services (no mailbox, inconsistent water supply), and highly problematic management conduct (unresponsive, retaliatory). These claims are significant and directly impact the quality of life and safety within the community.
Pine Haven MV, as an RV park and manufactured home community, typically operates on a model of providing long-term value through its inclusive rent structure rather than short-term promotional deals. Based on the provided reviews, the main "offer" is the claim of a reasonable rent that bundles utilities.
Inclusive Rent (Alleged): The most significant "special offer" mentioned is that the "rent is reasonable" and "includes electric water and trash." If consistently provided, this would be a major financial benefit, simplifying budgeting and reducing separate utility bills. However, this is directly contradicted by allegations of inconsistent water supply.
Community Amenities as Value Add: The presence of a "pool for the family (and close friends)" adds recreational value that is included with residency, contributing to the overall appeal without additional fees for this specific amenity.
There is no public information suggesting any other specific, time-limited promotions or discounts from Pine Haven MV. Given the severe negative feedback regarding management and the consistency of basic services, any prospective resident should prioritize verifying the accuracy of the "inclusive rent" claim and the reliable provision of all utilities directly with current residents and by reviewing any lease agreement meticulously. It is not advisable to rely on general promotional language without thorough independent verification when such serious allegations are present.

Address: 22506 Corey Dr, Lincoln, DE 19960, USA
Phone: (302) 422-7117
Mobile Phone: +1 302-422-7117
It is advisable to call during standard business hours for the best chance of speaking with park management. However, given the significant and severe allegations in one of the public reviews (e.g., "never answers the phone never calls back"), prospective residents should prepare for potential communication challenges and be diligent in their follow-up.
Critical Recommendation for Prospective Residents: Due to the highly contrasting and serious nature of the reviews, any individual considering residency at Pine Haven MV should undertake extensive and rigorous due diligence. This should include, but not be limited to:
- Thoroughly reviewing all lease agreements, rules, and regulations before signing.
- Seeking independent legal counsel to review all documentation and advise on resident rights.
- Attempting to speak with multiple current and past residents, if possible, beyond online reviews.
- Verifying the consistent provision of all utilities (water, electricity, trash, mail service) through direct observation or independent inquiry.
- Inspecting any property (RV or manufactured home) thoroughly before purchase or lease, and ensuring all promised repairs or conditions are legally binding and completed.
Such a comprehensive investigation is essential to mitigate potential risks associated with the serious issues raised in public feedback.
For Delaware locals, particularly those in Kent or Sussex County seeking RV park or manufactured home living, Pine Haven MV in Lincoln presents a complex picture of suitability. While some residents reportedly enjoy an affordable, socially active, and inclusive living arrangement, severe counter-claims regarding management and essential services demand extreme caution and thorough investigation.
If one considers the positive perspective, Pine Haven MV could be suitable for locals who prioritize affordability with what is claimed to be an inclusive rent covering major utilities (electricity, water, trash), simplifying monthly budgeting. The presence of a community pool and the described "busy and eventful" weekends and summers suggest an environment conducive to social interaction and family leisure, appealing to those who enjoy a lively community atmosphere. The general sense of neighbors "keeping to themselves" yet offering friendly gestures might also appeal to those seeking a balance of community and privacy.
However, the extremely serious allegations in the negative review fundamentally challenge the park's suitability. Claims of a "Slum Lord" management, unfulfilled promises regarding property repairs, lack of consistent running water, and the refusal to provide a mailbox are critical issues that directly impact a resident's basic quality of life, legal rights, and safety. Allegations of management retaliating against vulnerable populations (social security disability, elderly, low-income) are particularly disturbing and would make the environment unsuitable for anyone concerned about fair treatment and protection.
Therefore, while Pine Haven MV might appear appealing on the surface with its affordability and amenities, its suitability for Delaware locals is conditional. It is only suitable for those who are prepared to conduct extremely diligent and independent verification of all claims and conditions, particularly regarding management practices, utility provision, and property maintenance. Without such rigorous due diligence, the potential risks highlighted in public feedback are substantial. For locals, this means carefully weighing the reported benefits against the serious alleged operational deficiencies before considering this community as a place to call home.

Please Google Cape Gazette story Jan 5 2023 about conditions of water, sewer and electricity. Along with future plans of ownership to turn this into a water park. Seems folks can’t get any help from state or county.
