Pinecrest About

Hello, Shreveport! If you're currently navigating the housing market and considering various living options in our vibrant city, a mobile home park might be on your radar. These communities offer a unique blend of affordability and a distinct neighborhood feel that can be very appealing. Today, we're focusing our attention on Pinecrest Mobile Home Park, a local establishment located right here in Shreveport, Louisiana. Our goal is to provide a comprehensive, engaging, and factual overview to help you understand what Pinecrest offers and whether it aligns with your lifestyle and housing needs.

Mobile home parks, often referred to as manufactured home communities, provide an alternative path to homeownership or long-term rental, distinguishing themselves from traditional apartments or detached houses. They can often present a more budget-friendly entry point into owning a home, while still fostering a sense of community among residents. Pinecrest Mobile Home Park, situated in Shreveport, represents one such option for those seeking this style of living. By delving into its location, services, features, and the experiences of its residents, you'll gain valuable insights to inform your housing decision. This detailed look aims to give you a realistic picture, highlighting both the positives that attract residents and the challenges that some have encountered, ensuring you have a well-rounded understanding.

Location and Accessibility

Pinecrest Mobile Home Park is strategically located at 6700 Jefferson Paige Rd, Shreveport, LA 71119, USA. This address places it within a well-established area of Shreveport, offering residents a convenient balance between peaceful residential living and easy access to the city's broader amenities. Shreveport, as a significant hub in Northwest Louisiana, provides a wide array of services, entertainment, and employment opportunities.

The Jefferson Paige Road location is particularly advantageous. It typically means good connectivity to major roadways, allowing for relatively smooth commutes to different parts of Shreveport. Residents can expect convenient access to local shopping centers, grocery stores, various dining options, educational institutions, and healthcare facilities. For families, proximity to schools is often a key consideration, and this location likely offers several options within a reasonable distance. For individuals relying on public transportation, the introduction of gates, as mentioned by a resident, could impact accessibility for those who utilize bus services. This is a point to consider if public transit is a primary mode of transportation for you or your family members. Despite some operational challenges mentioned in reviews, the geographic placement of Pinecrest Mobile Home Park remains a consistent draw, offering the benefit of being part of a larger urban center while maintaining a specific community identity.

Services Offered

Understanding the range of services provided by a mobile home park is crucial for prospective residents. Based on common practices in mobile home communities and specific resident feedback, Pinecrest Mobile Home Park offers several key services, though the quality and consistency of these services have been a point of contention for some residents.

  • Lot Rentals: The core service of Pinecrest is the rental of individual plots of land where residents can place their manufactured homes. This model allows individuals to own their home structure while renting the land, which can be a more financially accessible housing solution.
  • Utility Hookups: Like most mobile home parks, Pinecrest provides the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. How these are billed (included in rent vs. separate utility provider accounts) may vary and should be clarified with management.
  • On-site Management: The park has an office and staff responsible for general property management, including lease agreements, rent collection, and addressing resident inquiries. Initial positive reviews mentioned "very nice and helpful" office ladies. However, later feedback indicates a significant decline in perceived helpfulness, with complaints about staff being "unhelpful and money hungry," talking down to residents, and blaming them for system faults. Issues include office doors being locked during advertised open hours and difficulties in communication regarding rent statements.
  • Maintenance and Upkeep (Varied): While maintenance is typically part of park services, reviews suggest inconsistencies. There are complaints about landscaping crews damaging personal belongings and residents being charged for lawn care that wasn't performed. Residents also report long wait times for repairs, and a lack of timely action on issues, even for basic necessities. There's also concern about maintenance issues not being addressed prior to move-in, leaving new residents with immediate repair needs.
  • Laundry Facilities: The park advertises a laundry room, but residents have reported that it is "constantly closed and not running" and that 24-hour access, once advertised, is no longer provided due to nightly locking.
  • Pool Access: Pinecrest features a pool, which is a desirable amenity, especially in Louisiana's climate. However, resident feedback indicates delays in opening the pool (two months after promised) and frequent, seemingly arbitrary closures.
  • Online Payment System: The park requires an online payment system for rent. While this is a modern convenience, residents have reported issues with the system requiring frequent password resets and difficulty in obtaining support from the office for these technical issues. An additional fee is charged if this system is not used.
  • Lease Renewals and Rules: Residents have expressed concerns about new lease packets being issued with short preparation times for new requirements, and that leases require renewal every six months, which can create uncertainty and potential disruption. New yard upkeep rules are also perceived as overly stringent and designed to "run people out of the park," with residents on fixed incomes finding it difficult to comply.
Features / Highlights

Based on resident feedback, both positive and negative, here are some key features and highlights of Pinecrest Mobile Home Park:

  • Quiet Neighborhood: A consistent positive aspect mentioned by residents, particularly in early reviews, is the quiet nature of the neighborhood, contributing to a peaceful living environment.
  • On-site Pool: The presence of a pool is a significant amenity, offering recreational opportunities and a place to cool off during warm Louisiana months, despite reported issues with its availability.
  • Affordable Pricing (Initial): Earlier reviews highlight "good prices," suggesting that Pinecrest aims to offer an accessible price point for mobile home living, which is a key advantage for many residents.
  • Initially Positive Office Interactions: While recent experiences have been negative, initial reviews indicate that the office staff was perceived as "very nice and helpful," suggesting a potential for positive resident relations under different circumstances.
  • Well-Maintained Homes (Initial): One review stated that "both houses we have lived in were very nice," indicating that at least some of the manufactured homes within the park are maintained to a good standard upon initial occupancy.

Edit: New required online payment makes me reset my password every single time I have to pay, and you can only get help with that if someone is in the office. But if you don't use the required online payment system, then you'll be charged an additional fee. And when you ask for help, they treat you like a toddler, talk down to you, and blame you for their system being faulty. The staff may change but their responses to things remain the same. Unhelpful and money hungry. Edit: New yard upkeep rules is designed to run people out of the park. just because the last person who was in charged stole $40,000 doesn't mean you charge your residents for the screw up--maybe charge the offending person that stole in court instead of relocating them to a different park, and not over charge your residents for past mess ups--most of which are on a fixed income and unable physically to keep up with these insane rules. You are trying entirely too hard for a trailer park, trying to make it some hotspot vacation rentals. Oh. and if you want to move the home you own with the title of proof out of the park, they will charge you money for moving your own home in an attempt to con you out of it. They're landscaping crews destroy people's belongings on porches and they don't treat anyone that actually lives here with any kind of respect. These are not people. They are money hungry creatures with no humanity left in them. Never. Rent. Here. I've seen three people move in and move out less than a month being here in the last two months alone. Edit: told they'd be there at 8. 8:47 just opening their doors and not prepared for lease resigning, that they set the dates for. Edit: added pics to show things locked before they even leave the office, despite advertised times open to these amenities is 11am through 8pm,Tuesday through Sunday. Here are pics from 4:46 pm on a Friday. Edit 6: opened the pool two months after they said they would, and they close it any chance they can get. Its the only good thing about this park anymore. Random and forced charges, rules changed to be more convenient for them to charge unfair rates, laundry room constantly closed and not running. Don't rent here. Pick anywhere else. edit 5: now they're adding gates. so if you ride public transportation, you're screwed. if your kids ride the bus...you're screwed. gates don't automatically make a community great. they make it isolated. Edit 4: HEADS UP THEY WILL CHARGE YOU FOR LAWN CARE WHEN NO LAWN CARE WAS DONE. Edit 3: advertise 24 hour access to the laundry room.....but now they lock it every night. Edit 2: new lease packets handed out with a week of preparation time for a number of things that weren't required before. Yet another way to scam people and potentially leave some of the folks residing here homeless with no time to prepare. And be prepared to renew your lease every 6 months. Edit: stopped putting rent statements on doors about three month ago. Will tow repaired vehicles despite watching them it being repaired. Will sit in the office from 8am to 5pm with the doors locked. They will watch you walk away. Would appreciate someone actually being at the office when needing to pay rent. After holidays, you won't get your rent statement until a day or two before its due date. Makes paying things difficult.

I lived at Pinecrest mobile park since 2005 I came from Katrina I am single 74 years old lady on social security I own my trailer when the rent went up to 525.00 a month I have a hard time doing. Now the water bill is going to be changed that will make my water bill go.up. The ones with large family they. Will reap from this. I love my trailer and my park. But they are making it very hard for a old lady living by herself to live there.

Lived here for one year. Management is absolutely awful. We had our own lawn guy, and they tried to charge us extra fees to mow our yard. They also tried to charge us to use a shed next to our home, and we didn’t even have anything in it. Our place was so clean and spotless when we moved out, and five months later we are STILL waiting to get our security deposit back. Any time we call the office to inquire, we keep getting the runaround, and nobody ever returns our calls. Unfortunately, there seem to be other residents with these issues as well.
