The concept of a manufactured home community, like Rivers Edge, involves individual homes situated on rented lots within a managed property. This structure typically offers a different set of considerations compared to purchasing a traditional house or renting an apartment. Rivers Edge Manufactured Home Community is located at 102 Bertie Ln, Hampton, TN 37658, USA. This address places it within the picturesque setting of Carter County, Tennessee, an area known for its natural beauty, including its proximity to the Appalachian Mountains and various recreational waterways. For locals throughout Tennessee, the geographical context of this community is important for understanding daily living, accessibility, and the general environment.
Hampton is a community situated near Elizabethton, and the area is characterized by its rural charm and access to outdoor activities. The specific location on Bertie Lane suggests a residential setting that offers a degree of tranquility away from major traffic.
In terms of accessibility, while Hampton itself is a smaller community, residents of Rivers Edge Manufactured Home Community are within a reasonable driving distance of essential services and regional hubs. The nearby town of Elizabethton provides access to local shops, grocery stores, and some dining options for everyday needs. For more extensive retail, healthcare facilities, and varied entertainment, Johnson City, a larger urban center, is typically accessible within a 20 to 30-minute drive, depending on traffic conditions.
The region is well-known for its natural attractions, including the Watauga River and Watauga Lake, which offer opportunities for fishing, boating, and other water-based recreation. The Appalachian Trail also runs through the general area, appealing to hiking enthusiasts. While the community offers a sense of being in nature, the distance to larger towns means that personal transportation is essential for most errands and activities. The tranquil setting combined with reasonable access to amenities shapes the living experience at Rivers Edge Manufactured Home Community for Tennessee residents.
Understanding the services offered at Rivers Edge Manufactured Home Community is crucial for prospective residents in Tennessee. Based on the nature of manufactured home parks and significant insights from customer reviews, we can outline the general services that are typically provided, along with critical concerns about their execution. It is vital for interested parties to contact the park directly for the most current and precise details, and to verify all information.
Services generally offered or implied at Rivers Edge Manufactured Home Community include:
- Lot Rentals: The primary service is the rental of individual plots of land where residents place their manufactured homes. Reviews indicate a monthly lot rent is charged, reportedly $350.
- Sale of Manufactured Homes: The community appears to facilitate the sale of manufactured homes, including older units. However, a significant concern is the reported pricing: "75,000 to buy a mobile home that is 20 years old!!!" and that "The new Mobile homes will be over 200,000." This pricing is heavily criticized in reviews as being disproportionately high for the area ("This is carter county, Tn not Beach side Estates!!!").
- Age Restriction (55+): According to reviews, it is a "55 Years old to live in Rivers Edge," indicating an age-restricted community designed for older adults.
- Community Rules/HOA-like Management: The community reportedly "have rules but they themselves do not follow like a vehicle in their driveway with no tags!!!" and management "want the park to be like a HOA!!!" This suggests an attempt to enforce community standards, though inconsistently applied according to reviews. Rules include restrictions on "anything in the yard at all!!!"
- Utility Access: The community would provide the infrastructure for homes to connect to essential utilities (water, sewer, electricity). Residents typically arrange and pay for their individual utility services.
- Property Management (Overseeing Owners): Reviews indicate that the owners are actively involved in managing the property and making demands on residents. However, their management style is highly criticized: "Owners doesn't want anything in the yard at all!!!" and "Owners will not own Rivers Edge Property long because they do not know how to manage land property efficiently!!!"
- Resident Communication (Highly Problematic): Reviews suggest extreme difficulty in communication, with the sentiment that owners "could care less!!!" if residents leave. They are accused of "trying to run everyone out of the park!!!"
The reviews raise severe concerns about the financial implications of living here (high home prices, high lot rent), and a highly problematic management approach that allegedly disregards tenant rights and drives residents away. Prospective residents must undertake extensive due diligence and obtain all agreements in writing.
Rivers Edge Manufactured Home Community in Hampton, TN, presents several features that characterize its living environment, but it's crucial for prospective residents in Tennessee to carefully consider the significant issues highlighted in customer reviews.
Key features of Rivers Edge Manufactured Home Community include:
- 55+ Age Restriction: Reportedly a community for individuals aged 55 years and older. This aims to create a demographic of residents with similar life stages and interests, fostering a specific community atmosphere.
- Manufactured Homes Available: The community offers mobile homes for purchase, providing a specific housing type. However, pricing is a major point of contention, with reports of "75,000 to buy a mobile home that is 20 years old!!!" and new homes "over 200,000."
- Lot Rental Structure: Residents pay a monthly lot rent, which is reportedly $350. This is a standard feature of manufactured home communities where residents own their home but lease the land.
- Location in Hampton, TN: Situated on Bertie Lane, the community is in a more rural, scenic part of Carter County, offering a quieter environment than denser urban areas. It provides access to the natural beauty of the Appalachian Mountains.
- Attempted HOA-like Rules: Management reportedly desires the park to "be like a HOA!!!" and enforces rules, including restrictions on yard decorations ("Owners doesn't want anything in the yard at all!!!").
However, the overwhelming majority of information from reviews points to critical concerns that are defining features of this community:
- Exorbitant Pricing (Homes & Lot Rent): The reported prices for older mobile homes ($75,000 for a 20-year-old single wide) and new homes (over $200,000) are heavily criticized as being disproportionate to the market in Carter County, TN. The $350 lot rent, plus homeowner's insurance, is also considered high for the area.
- Aggressive and Uncaring Management: Reviews state, "Owners doesn't want anything in the yard at all!!!" "They have ran off over 5 owners away because they raised the lot rent!!!" and "They do not care if you leave the park and move they could care less!!!" This paints a picture of management prioritizing rules and revenue over resident well-being and retention.
- Inconsistent Rule Enforcement: Despite having rules, management reportedly does "not follow like a vehicle in their driveway with no tags!!!", leading to perceived hypocrisy.
- Lack of Tenant Rights: One severe accusation is that residents are treated "like slaves to pay money on time because they think of themselves as god. ... you have no tenant rights." This indicates a potentially hostile environment for residents seeking fair treatment or problem resolution.
- Misleading Initial Information: A major concern is that management "lie to you initially to get you in, take your money for down payment and then treat you bad with disrespect." This suggests a deceptive approach to attracting residents.
- High Turnover/Negative Reputation: The claim that they have "ran off over 5 owners" and the advice to talk to bankers at Truist bank for "horrific tenant stories" points to a very high rate of resident dissatisfaction and turnover, and a poor reputation within the local community.
These significant negative features indicate that while the community exists as a mobile home park, the experience of living there, particularly concerning financial fairness and management relations, is extremely problematic according to multiple accounts.
Based on the provided customer reviews, there are no promotions or special offers that are positively highlighted or advertised for Rivers Edge Manufactured Home Community. Instead, the feedback strongly indicates the opposite, with significant concerns raised about pricing and financial practices.
Key points from reviews related to financial aspects and offers include:
- Exorbitant Home Prices: "75,000 to buy a mobile home that is 20 years old!!!" and new homes priced "over 200,000" are criticized as being far too high for the market in Carter County, TN. This suggests there are no "deals" on home purchases, but rather inflated prices.
- High Lot Rent: The reported "charge $350 in lot rent" is considered high for the area, especially when factoring in "PLUS Home Owners Insurance every month!!" This indicates a significant ongoing cost, not a promotional offer.
- Lot Rent Increases Leading to Turnover: Reviews state, "They have ran off over 5 owners away because they raised the lot rent!!!" This strongly suggests that rather than offering promotions, the park is actively increasing costs, driving existing residents out.
- Lack of Transparency/Trust: The severe warning, "They lie to you initially to get you in, take your money for down payment and then treat you bad with disrespect," and "make sure you get everything signed on the paper, they will never keep their word," implies that any verbal "offers" or initial pricing discussed may not be honored.
Therefore, instead of looking for promotions or special offers at Rivers Edge Manufactured Home Community, prospective residents in Tennessee are vehemently advised to:
- Approach any and all financial discussions with extreme skepticism.
- Obtain every single detail regarding home purchase price, lot rent, additional fees, and all terms in writing.
- Consult with a legal professional to review any proposed purchase or lease agreement before signing.
- Thoroughly research market values for manufactured homes and lot rents in Carter County, TN, to compare against the prices at Rivers Edge.
The reviews indicate that the park's financial practices are a significant source of distress for residents, making "promotions" a non-existent or potentially misleading concept for this community.

- Research independent market values for manufactured homes and lot rents in Carter County, TN, to compare against the prices quoted by Rivers Edge.
Given the strong warnings of being "trap" and accusations of lying and disrespect, thorough due diligence and legal caution are absolutely essential when engaging with this property.
Based on the overwhelmingly negative customer reviews, Rivers Edge Manufactured Home Community, despite its address in Hampton, TN, is highly problematic and generally unsuitable for locals in Tennessee seeking a stable and fair housing solution. While it presents itself as a mobile home community, the lived experiences reported by former residents paint a stark picture that outweighs any potential geographical advantages.
The core issue making this community unsuitable revolves around its management and financial practices. Accusations of owners lying to get residents in, treating them with disrespect, blocking phone numbers, and claiming tenants have "no tenant rights" are severe. This suggests a hostile and unsupportive landlord-tenant relationship, which is fundamental to comfortable living. The reported unconcern from management if residents leave, and claims of driving out existing owners by repeatedly raising lot rent, indicate a business model that may prioritize short-term revenue over long-term community stability or resident well-being.
Financially, the community appears to be a significant burden. The reported prices for mobile homes, even older ones, are cited as extremely high for Carter County, TN, making homeownership within the park financially questionable. The high lot rent ($350/month) combined with additional homeowner's insurance costs further exacerbates the financial strain, pushing it beyond what many in the area might consider reasonable or sustainable, especially for a 55+ community where residents might be on fixed incomes. The comment about a 55-year-old "never pay it off" underscores this concern.
Furthermore, the reported inconsistency in rule enforcement (management not following their own rules while strictly enforcing others on residents) creates an unfair living environment. The strict "no anything in the yard" policy, coupled with a lack of reciprocal adherence by owners, suggests a controlling rather than a collaborative community.
Therefore, Rivers Edge Manufactured Home Community is largely unsuitable for Tennessee locals, particularly for those seeking a fair, transparent, and respectful housing experience. While it offers mobile home living in a scenic part of Hampton, the severe and consistent concerns about financial practices, management ethics, and resident treatment strongly indicate that prospective residents would likely face significant challenges and distress. The advice from a former tenant to consider it a "trap" and to "Stay away from them" should serve as a powerful warning. For any local Tennessean, seeking a mobile home community that prioritizes resident well-being and operates with integrity would be a far more suitable and safer choice.
