Riverside Properties Mobile About
For Michigan residents considering manufactured home living, exploring all available options is key to finding a suitable place. Riverside Properties Mobile in Dearborn Heights, Michigan, offers a mobile home community situated in a convenient metropolitan location. When evaluating any housing opportunity, understanding its specific characteristics and community environment is crucial to making an informed decision.
Riverside Properties Mobile is a mobile home community located in Dearborn Heights, Michigan. It provides a housing option within a developed suburban area of Metro Detroit. Like many mobile home parks, it aims to offer a community setting for residents. However, publicly available reviews from residents paint a challenging picture of the living experience within this community. Concerns frequently highlighted include issues with property maintenance, perceived lax enforcement of community standards, and reports of a chaotic environment. Residents have expressed dissatisfaction with management's oversight, highlighting problems such as unaddressed repairs, unkempt common areas, and issues related to safety and community behavior. While the concept of mobile home living can be an accessible housing solution for many, these significant criticisms from current and former residents suggest that prospective individuals should approach Riverside Properties Mobile with a high degree of caution and conduct extensive personal verification before considering residency.
Riverside Properties Mobile is located at 17297 Outer Dr W, Dearborn Heights, MI 48127, USA. This address places the community within Dearborn Heights, a suburban city in Wayne County, Michigan. Dearborn Heights is part of the larger Metro Detroit area, offering residents the convenience of urban amenities while maintaining a distinct suburban feel. Outer Drive West is a significant roadway, providing relatively easy access to major thoroughfares in the region, including parts of I-94, I-75, and M-39 (Southfield Freeway). This connectivity is a key advantage for commuters, providing routes to employment centers across Metro Detroit, including Dearborn, Detroit, and surrounding suburbs. Residents would typically have convenient access to a wide array of retail establishments, grocery stores, dining options, and public services within Dearborn Heights and neighboring communities like Dearborn and Livonia. The area also boasts various parks and recreational facilities. While the specific internal conditions of the park's roads are not detailed, its external location offers the inherent accessibility benefits of being within a well-developed and connected metropolitan area of Michigan.
Based on the provided reviews, specific details regarding the officially offered services at Riverside Properties Mobile are not explicitly highlighted in a positive light. However, as a mobile home park, the fundamental service offered is the provision of lots for manufactured homes. Typically, mobile home communities offer a set of basic services, which, according to resident feedback, may be inconsistently delivered or managed at Riverside Properties Mobile:
- Lot Rentals: The core service is the rental of land where residents can place their manufactured homes. Residents would pay a monthly lot rent for this space.
- Utility Connections: Homes within the community are assumed to have connections to essential utilities, such as water, sewer, and electricity. However, reviews do not provide positive commentary on utility infrastructure or billing practices.
- On-Site Management: There is an on-site management presence, as indicated by residents' interactions. However, reviews critically assess the landlord/management, describing them as "petty on small stuff and the big stuff he overlooks" and expressing general dissatisfaction with their oversight.
- Maintenance of Common Areas: The expectation is that common areas, roads, and shared facilities within the park are maintained by management. However, reviews explicitly state that "Place is falling apart" and do not indicate effective maintenance.
- Community Rules Enforcement: Mobile home parks typically have rules to maintain a certain standard of living and community order. However, reviews suggest a lack of effective enforcement, with mentions of "condemned broken cars" and "cats roaming around the ground."
Given the strong negative feedback, prospective residents should be extremely diligent in verifying the actual condition of services upon any visit and seek clear, written documentation on all management responsibilities, maintenance schedules, and utility arrangements before considering residency.
Based on the provided reviews, the "features" and "highlights" of Riverside Properties Mobile are largely presented from a critical resident perspective, rather than in a promotional light. It is essential to present these as reported by customers to provide a factual and balanced view for potential residents.
From the reviews, the following "features" are mentioned, though often with a negative connotation:
- Community Environment (as reported): Residents describe a challenging community environment, with mentions of "alcoholics," "condemned broken cars," and a perceived presence of individuals with "prior convictions" or "warrants." One reviewer sarcastically notes it's a "great place to see the exact opposite of what your looking for!"
- Location within Dearborn Heights: While not a feature of the park itself, its location on Outer Drive West in Dearborn Heights implies access to broader metropolitan amenities. This external location is the primary positive aspect that can be inferred, offering proximity to general services in the area.
- Pet Presence (cats roaming): The mention of "cats roaming around the ground" indicates an unfettered pet presence, which could be a "feature" for some and a detractor for others, depending on personal preference and park rules.
- Parking Issues: Residents explicitly mention "Parking sucks," indicating a potential issue with parking availability or quality within the community.
Crucially, the reviews highlight a severe lack of positive operational features typically found in well-regarded mobile home parks:
- No Indication of Well-Maintained Grounds or Facilities: Phrases like "Place is falling apart" and the absence of positive remarks on cleanliness or upkeep are prominent.
- No Mention of Amenities: There is no mention of common amenities often found in mobile home parks, such as clubhouses, playgrounds, pools, or recreational areas. This suggests their absence or that they are not a significant positive feature.
- Management Issues: The consistently negative descriptions of the landlord/management as "petty on small stuff and the big stuff he overlooks," caring only about "your $$$$$$$$$," and a sarcastic "worth checking out if you are at the lowest point in your life" indicate severe concerns with responsiveness and professionalism.
Therefore, any prospective resident must be aware that the primary "features" highlighted by existing residents are those of concern rather than positive attractions. Personal on-site verification and direct questioning of management are highly recommended to ascertain the true current state of these features.
Based on the extremely critical and negative customer reviews provided, there is no indication whatsoever of any "promotions" or "special offers" being provided by Riverside Properties Mobile. The feedback from residents focuses heavily on significant issues with management, maintenance, safety, and general living conditions, rather than any incentives to attract new residents.
The sentiment conveyed by residents ("Worth checking out if you are at the lowest point in your life," "Do not live here," "I would give it a zzzzero if it was there") strongly suggests that the focus is not on attracting new residents through positive promotions, but rather that the existing environment is highly problematic.
In fact, the reviews imply the opposite of attractive offers, with residents detailing problems that could lead to unexpected costs (e.g., related to utility issues or potential property damage due to poor maintenance).
Therefore, prospective residents are cautioned not to expect any promotional offers. Instead, their primary focus should be on:
- Thorough On-Site Inspection: Personally visit the property, observe its current condition, and speak to existing residents if possible.
- Detailed Lease Review: Scrutinize any lease or rental agreement for hidden costs, maintenance responsibilities, and clauses related to property upkeep.
- Direct Questions to Management: Ask very specific questions about how the issues raised in reviews (e.g., maintenance, safety, utility quality, management responsiveness) are being addressed.
Given the highly negative public feedback, the absence of any advertised promotions aligns with the critical assessment of the community's current state.

It is crucial to approach any communication with clear objectives and to document all responses, especially given the serious concerns raised by current and former residents.
For Michigan locals considering mobile home living, Riverside Properties Mobile in Dearborn Heights presents a complex picture that demands extreme caution. While its location within the Metro Detroit area offers inherent convenience for access to jobs, retail, and urban amenities, the overwhelming and consistent negative feedback from current and former residents raises significant red flags regarding its suitability as a home. Reviews vividly describe a community plagued by severe maintenance issues, including falling-apart infrastructure, unaddressed repairs, and an environment where basic standards are not upheld. Concerns about management's responsiveness and professionalism are profound, suggesting a lack of support for residents. Furthermore, issues related to safety, parking, and a general decline in living conditions are highlighted. Therefore, despite any potential affordability that mobile home living might offer, the pervasive negative experiences reported by residents strongly indicate that Riverside Properties Mobile may not be a suitable or desirable living environment for Michigan locals seeking a safe, well-maintained, and well-managed community. Prospective residents are vehemently urged to exercise extreme caution, conduct exhaustive personal inspections, and seek independent counsel if considering residency, as the available public data strongly advises against it.

Worth checking out if you are at the lowest point in your life. I'm pretty sure they run a background check to make sure there is some sort of prior offence, the 3 people I know there all have warrants in the Heights with serious prior convictions. No drivers lisceses/insurance. Yet somehow they are the 3 most hard working/intelligent trailer owners. But I will give it 5 stars because drug abusers dont need to go into Detroit to buy anymore. The other nice thing about the park is it a great place to see the exact opposite of what your looking for! That's deserves 5 stars for sure.
Lived there for about five months. The landlord is a ............. Petty on small stuff and the big stuff he overlooks. My neighbor has his electricity plugged in in his neighbors home. Place is falling apart. All he cares about is your $$$$$$$$$$. A lot of alcoholics living in complex and lots of condemned broken cars. Do not live here. No place for any kids. Also cats roaming around the ground. Parking sucks... I would give it a zzzzero if it was there.
