Introduction / Overview
Riverside Terrace Community is a long-standing mobile home park situated in the Skowhegan, Maine area, providing a crucial segment of affordable and accessible housing for residents in the Kennebec Valley region. For many local Mainers, lot rentals in a community such as Riverside Terrace offer a practical alternative to the high cost of traditional single-family homes, allowing them to own their manufactured home while leasing the land it sits on. This model facilitates stability and a sense of permanence within a managed residential setting.
Skowhegan is known for its blend of small-town charm and growing economic vitality, being the county seat of Somerset County and a hub for regional employment. Communities like Riverside Terrace are integral to maintaining the local workforce and providing housing options for residents of all ages. Typically, mobile home parks in this area are structured to provide essential infrastructure—utilities, roads, and common area maintenance—in exchange for a monthly lot rent.
Potential residents evaluating any manufactured home park are advised to thoroughly investigate the terms of the lease agreement, including responsibilities for maintenance and the rules and regulations governing community standards. The atmosphere of a mobile home park is heavily influenced by its property management and the enforcement of community rules, which can range from ensuring neat yards to managing utility access. Local users looking for an economical housing choice that keeps them rooted in the Skowhegan area will find that Riverside Terrace Community presents a viable residential solution.
Location and Accessibility
Riverside Terrace Community is strategically located just outside the main downtown area of Skowhegan, providing residents with easy access to town amenities while maintaining a slightly quieter, hill-top residential setting.
Address:
266 Parkman Hill Rd, Skowhegan, ME 04976, USA
Skowhegan is centrally positioned in the Kennebec Valley, making it highly accessible via Route 2 and Route 201, major thoroughfares in the state. This location allows residents quick access to local employers, schools, grocery stores, and medical facilities, as well as the unique attractions that define the town.
Residents are a short drive from Skowhegan’s bustling downtown, which features local shops, restaurants, the historic Skowhegan Opera House, and the beautiful Kennebec River waterfront. The convenience extends to outdoor recreation, with easy trips to Lake George Regional Park for swimming, hiking, and fishing, and proximity to the famous Kennebec River for whitewater rafting and the upcoming Skowhegan River Park development. This accessibility is a major factor for local Mainers who value a low-stress commute to both work and recreation. However, the internal roads, particularly on Hilltop Drive, may be known for wear and tear, which is a consideration for vehicle owners and residents who frequent that area of the park.
Services Offered
Mobile home parks typically offer a foundational set of services centered around the residential lot and utility provision. Based on the standard expectations for a community of this nature in Maine, and the issues detailed by residents, the following core services are offered:
Lot Leases: Provision of individual residential lots for manufactured home placement, which includes the necessary hookups for utilities (water, sewer, electric).
Basic Infrastructure Maintenance: Management of park-owned infrastructure, such as internal roads (though the condition may vary) and centralized utility lines (water/sewer).
Utility Connections: Availability of connections for essential services like electric power, cable television, and modern high-speed internet (e.g., Fidium fiber optic service, where permitted and installed).
Snow Removal on Park Roads: The community management is responsible for clearing snow from the main park roads, ensuring access throughout the winter season, although driveway clearance remains the resident's responsibility.
A Managed Community Environment: The park management enforces rules and standards (such as yard maintenance deadlines, oil tank appearances, and exterior cleanliness) aimed at maintaining a uniform and respectable appearance for the entire community.
Features / Highlights
Riverside Terrace Community’s appeal is primarily rooted in its geographic advantages and its role in providing affordable housing.

Central Skowhegan Location: Exceptional proximity to downtown Skowhegan, providing easy access to all municipal services, shopping, local businesses, and cultural venues.
Kennebec Valley Outdoor Access: Residents are minutes away from premier regional recreation, including Lake George Regional Park and the Kennebec River, making outdoor activities like fishing, boating, and hiking readily available.
Potential for Modern Connectivity: The community can access newer utility options like fiber optic internet services (Fidium), which is a significant amenity for remote workers and modern families in rural Maine.
Emphasis on Property Standards: The management actively enforces various exterior maintenance rules regarding lawns, oil tanks, and general tidiness. While sometimes perceived as strict, this policy is intended to protect property values and maintain a clean, orderly appearance for the entire community.

I don't recommend anyone moving into this Mobile home park. Cindy C. The owner of this property is a mega bit*h on a power trip. Your not even allowed to breath here. She or one of her staff will run around in the fall taking pictures of all the oil tanks. If you have 1/8 of a tank you will get a nasty notice In the mail. In the spring and fall you have to rake your yards by a certain time. If you don't meet her deadline she will send her crew up and charge you a 50.00 fine same with mowing. The road going to on Hilltop Drive is so bumpy that there should be a sign saying remove false teeth and tighten your bra straps it's going to be a bumpy ride. A friend lived here and was cleaning something out side and dropped a latex glove on the ground by the steps. The owner came by took a picture of the glove on the ground next to the steps. Then she pounded on the door and made them come right out to pick it up. I lived there about 6 years ago. In the winter your responsible for clearing up your own driveways, but she did say to me if the snow gets to be too much in your yard let me know and I will send up the guys with the bucket loader. I had a plow guy plowing my yard. But we ended up with a blizzard that dumped 5 feet of snow, and my plow guys truck broke down. So I called her to ask when she could if she could send up the bucket loader to take some snow away. She snapped and yelled at me and said I told you when you moved In that was your responsibility. I know someone who lives there currently. Recently a new internet company named Fidium came to the area. When they do the installation they need to drill one small hole in the trailer. Because some of her tenants had fidium installed and didn't check with her first she is taking it out on all of her tenants and raising everyone's rent in the park. The person i know didn't even get fidium but their rent is increasing because other people got it. She is a horrible property owner.
