Shady Acres Adult Mobile Home Park About

For Florida residents exploring various housing options, mobile home parks often present an accessible and community-focused alternative to traditional homeownership or apartment living. Shady Acres Adult Mobile Home Park in Summerfield, FL, is one such community, specifically catering to an adult demographic. Understanding the realities of living in any community is crucial for making an informed decision. This article aims to provide a factual and comprehensive overview of Shady Acres Adult Mobile Home Park, drawing from available public information and resident feedback to help local Floridians determine if this park aligns with their lifestyle and housing needs.

Shady Acres Adult Mobile Home Park is positioned as an adult-oriented community, suggesting a focus on a quieter environment suitable for those aged 55 and over, or at least without children. While the concept of mobile home living offers a sense of personal space and affordability, it's important to approach any community with a balanced perspective. Public reviews for Shady Acres indicate a spectrum of experiences. One owner notes, "I own here. I mow my own grass. Keep up my property myself. The owner is a slumlord. Doesn’t want to pay anyone to keep rentals grass mowed. Looks like a slum. He raises lot rent, doesn’t put money back into park puts it in his pocket." Another visitor cited "Bad/offensive/threatening management," "low quality repairs/materials," "constant hwy noise," and "ridiculously close train tracks." These comments suggest potential challenges related to park maintenance, management responsiveness, and environmental factors like noise. Conversely, the fact that an owner maintains their property suggests a desire among residents to keep their individual spaces well-kept. This article will delve into these aspects to provide a complete picture for prospective residents.

Location and Accessibility

Shady Acres Adult Mobile Home Park is located at 16901 US-301, Summerfield, FL 34491, USA. Summerfield is an unincorporated community in Marion County, Florida, situated south of Ocala and north of The Villages. Its position along US-301, a significant north-south highway, provides straightforward access for residents.

The park's location offers a mix of convenience and specific environmental factors. While being on US-301 provides direct road access for commuting and errands, proximity to a major highway often means exposure to traffic noise, as indicated by one review ("constant hwy noise"). Similarly, the mention of "ridiculously close train tracks" suggests that train noise, particularly "3am cardiac every night," could be a significant factor for residents.

On the positive side, Summerfield is part of Central Florida's growing landscape. It offers access to the amenities of both Ocala and The Villages, a large and popular active adult community. This means residents are generally within reach of grocery stores, medical facilities, dining options, and recreational activities. For those who prioritize quick access to major routes for travel or daily commutes, the location on US-301 is beneficial. However, prospective residents should consider visiting the park at different times of day to personally assess the noise levels from both the highway and the train tracks to determine if it aligns with their preferences for a peaceful environment.

Services Offered

  • Mobile Home Lot Rentals: As a mobile home park, Shady Acres primarily offers lots for the placement of mobile or manufactured homes. Residents typically own their homes and lease the land it sits on. This is a common model for affordable housing in Florida.
  • Utility Connections: It is standard for mobile home park lots to provide hook-ups for essential utilities such as water, sewer, and electricity, allowing residents to establish their accounts and manage their usage.

It is important to note that specific, detailed information on additional services such as on-site management, community maintenance (beyond individual lot upkeep), waste removal, or amenities like laundry facilities or common areas is not readily available through public reviews or standard listings. The reviews indicate potential issues with the park owner's investment in common area maintenance. Prospective residents are strongly advised to inquire directly with park management to clarify all services included with lot rent and to understand their responsibilities as residents.

Features / Highlights

  • Adult-Oriented Community: Shady Acres is designated as an "Adult Mobile Home Park," which typically implies a 55+ community or one with age restrictions designed to create a quieter environment without children in residence. This can be a significant highlight for those seeking a tranquil and mature neighborhood.
  • Affordable Homeownership Pathway: Mobile home parks generally offer a more affordable route to homeownership compared to traditional site-built homes. Leasing a lot can reduce the financial burden, making it an accessible option for many Floridians.
  • Individual Property Maintenance: At least one owner at the park takes pride in maintaining their own property, suggesting that individual residents can create and maintain their preferred living space, fostering a sense of personal ownership.
  • Proximity to Major Roadway (US-301): The location directly on US-301 offers convenient access for travel and daily commutes, connecting residents easily to surrounding areas.

It is crucial to acknowledge the negative feedback from reviews when considering highlights. Concerns about park maintenance, management's responsiveness, and significant noise from the highway and train tracks are important factors that prospective residents should thoroughly investigate before making any decisions.

Conclusion: Why this place is suitable for locals

For some residents of Florida, Shady Acres Adult Mobile Home Park in Summerfield might offer a suitable living solution, primarily for those prioritizing affordability in an adult-oriented community. However, it is essential for prospective residents to carefully weigh the potential benefits against the concerns raised in public reviews.

One of the primary reasons this type of community is suitable for locals, particularly those seeking affordable housing, is the lower cost of entry into homeownership. Mobile homes typically have a lower purchase price than traditional homes, and lot rent can be more manageable than a mortgage on land. For Floridians on a fixed income, or those looking to reduce their housing expenses, this financial aspect can be a significant draw. The "Adult Mobile Home Park" designation also appeals to those seeking a quieter environment, often preferred by retirees or individuals without children, fostering a mature community atmosphere.

However, it is imperative for any local considering Shady Acres to conduct thorough due diligence. The concerns voiced in customer reviews regarding maintenance of common areas, management responsiveness, and significant noise from both the highway and train tracks are critical factors. While individual owners can maintain their own properties, the overall appearance and peace of the community can be impacted by these broader issues. The presence of "constant hwy noise" and "ridiculously close train tracks" with "3am cardiac" horn blasts suggests that noise sensitivity is a crucial consideration for potential residents.

Ultimately, the suitability of Shady Acres Adult Mobile Home Park for a local Floridian will depend heavily on their individual priorities and tolerance for the noted drawbacks. For those who prioritize extreme affordability in an adult community, are prepared to manage their own property upkeep meticulously, and are not sensitive to noise, it might present a viable option. However, for others who value consistent park-wide maintenance, proactive and pleasant management, and a quiet living environment, it may not be the ideal choice. It is strongly advised that any interested local visit the park multiple times, at different hours, to experience the noise levels firsthand and engage directly with the management to address all concerns before making any commitments. This will ensure an informed decision for a long-term living situation in Summerfield, FL.

DO NOT go here. I do not live there. I am an outside observer who witnessed total discrimination, slumlord practices, unlicensed electrical work and intimidation of the elderly. So much so, no one will speak up out of fear of being evicted. Some trailors are unhabitable. He will evict someone and deny anyone who might buy an evicted tenants trailor, but refuse sale based on someones race and or intellectual level, as they may be smart enough to expose him. He will offer these poor people .50 on the dollar for the home he evicted them from as they would not be able to afford to relocate their home, due to lack og finances. I plan to get a social security ombudsmen involved in these elderly residents' rights. This is the most deplorable and inhumane treatment of Elderly residents (who are on a fixed income which restricts a relocation) and that man takes full advantage of that. He recently told a resident they COULD have an inflatable pool for their visiting grandchildren but they were not allowed to put water in it. I wirnessed a mans' electric hook up explode, and he had to fix it himself as he had no power, and when he asked the manager to have an electrician come out as to check the parks electric box hookup which melted the mans power cord, and he had to spend over $100 for a new hook up cord. The manager told him if he didnt like it he could pack up and move. Something needs to be done to save these poor ederly tenants this man has intimidated into silence with tyranny. They need help...I will find it!!! This man should be indicted on several charges of cruelty and neglect of the eldery residents and the park he is suppose to be running😠 I am sending copies of this to: Social Security Administration Adult protection Services City manager And the Mayor This needs to be addressed, now!!
