- Community Management: An office or management team (as indicated by "the girls in the office") that handles administrative tasks, lease agreements, and addresses resident concerns.
- Utility Connections: Provision of hookups for essential utilities such as water, sewer, and electricity to individual lots.
- Road Maintenance: Upkeep of internal roads and common pathways within the park to ensure navigability and safety.

Shady Grove Mobile Home Park, like any residential community, has its own unique characteristics and aspects that stand out to residents. Based on customer feedback, here are some features and highlights:
- Sweet and Dedicated Office Staff: A significant positive highlight, as noted by a five-star review, is the presence of "the sweetest people" in the office. This suggests a friendly and approachable management team, which can greatly enhance the living experience and foster a positive community atmosphere.
- Quiet and No Violence: A key benefit highlighted by a resident is that the community is "quite and no violence" since they have been there for "a little over a year." This indicates a peaceful and safe living environment, which is a top priority for many seeking a home.
- Sense of Personal Comfort: One reviewer expressed a personal connection to their home, stating, "I kind of love my trailer. 😁🥰" This sentiment points to the ability for residents to create a comfortable and cherished living space within the park.
- Historical Presence: While not explicitly stated as a feature, the mention of "when my best friend lived there back in the 80’s" for a similar mobile home park in the area suggests a long-standing history for communities like Shady Grove. This implies an established infrastructure and perhaps a sense of continuity.
- Maintenance Issues are Addressed: While one review mentioned "some maintenance problems," the positive review countered that "none the less it gets done." This suggests that while issues may arise, there is a process in place to resolve them, even if it might take time.
It is important to note that, as with any community, individual experiences can vary, as reflected in the contrasting customer reviews provided. One review, while acknowledging positive staff and general safety, did highlight significant concerns regarding home quality, black mold, and plumbing issues, stating they "had to get my daughter and her family out of there" and cautioning others "not to live there it is disgusting." This particular feedback also mentioned "corrupted pipes" and the smell of "sewer when it rained." This contrasting perspective underscores the importance of thorough personal investigation for prospective residents.
Specific, publicly advertised "Promotions or Special Offers" for lot rentals at Shady Grove Mobile Home Park are not commonly listed in the same way as retail sales. Mobile home parks typically operate on a direct lease agreement basis for their lots. However, it is always recommended for prospective residents to directly inquire with the park management about any potential incentives that might be available. These could include:
- Move-In Specials: Occasionally, parks might offer a reduced rate for the first month's lot rent, a waived application fee, or a lower security deposit to attract new residents, particularly during periods of higher vacancy.
- Referral Programs: Some communities incentivize current residents to refer new ones, which might translate into a benefit for both the existing resident and the new occupant.
- Seasonal Incentives: Depending on market conditions and the time of year, there might be unadvertised incentives to encourage occupancy.
The most reliable way to discover any available offers or special considerations is to contact the Shady Grove Mobile Home Park office directly. During your inquiry, you can ask about current availability, the application process, and any promotions they may be running for new residents or specific lot types. Given that mobile home park operations are often localized and direct, a personal conversation is the best approach to gather this specific information.

Customer Reviews
My daughter and her family live there in the mobile home parks. When the mother home had a hole in it from a tree falling on the roof the mobile home started getting black mold and they never done anything to fix anything the house smells like sewer when it rained because it would back up due to their corrupted pipes. They never fixed nothing all they cared about was money. The quality of the mobile homes are run down and overpriced. I had to get my daughter and her family out of there. I would suggest anyone not to live there it is disgusting also the office people is just as bad as the homes the way they treat you like your second hand citizen. Have a good day
I give it 5 stars because the girls in the office are the sweetest people. Is it the ritz?? Of course not. But a house is what you make it. Do they have some maintenance problems?? Yes a few. But none the less it gets done. I have been here a little over a year. It is quite and no violence since i have been here. I kinda love my trailer. 😁🥰
Homicide, drug deal gone bad at the intersection of Thoroughbred and Mustang. Check the crime in the trailer park, it's ridiculous. Place needs to be shut down. True definition of slumlord management. No idea what the other cat is talking about, with his no violence statement. Check Google or WRAL for the murders around here.
If I could give them a negative number I would. These people will not fix anything. They want to continually raise the rent for trailers that are falling apart. Slum lords at their finest.
I don't live there. Only visited twice. The trailer i was helping my friend move into seemed nice and had a good amount of space. And it seemed to be affordable for a 2 bed room. It's a little run down looking, the area.
