Cimarron Mobile Home Park, located in Spring Lake, NC, is one such community that caters to those looking for a manufactured home option, with specific emphasis on a "rent-to-own" model.

Services Offered

Based on the typical operations of a mobile home park and insights from customer reviews, Cimarron Mobile Home Park offers a set of services fundamental to manufactured home community living, with a specific focus on its "rent-to-own" program. Key services likely include:

  • Rent-to-Own Home Program: A core offering appears to be the "rent-to-own" model, where residents pay rent with a portion potentially going towards the eventual purchase of the mobile home. Specific terms mentioned in public data for a unit within the park include "lot rent is $525 and mobile home rent to own is $325 for 47 months," indicating a structured path to ownership. This model aims to assist individuals who may not qualify for traditional financing upfront.
  • Lot Leasing: For residents who already own their manufactured homes, the park provides the service of leasing individual lots, including necessary utility hookups.
  • Utility Hookups: Essential utility connections such as water, sewer (noted as city water & sewer in public records for a broader Spring Lake MHP community), and electricity are provided at each lot for residents.
  • Community Management: The park has management or owners who oversee operations. While reviews note concerns about their demeanor, their role includes managing the community, addressing resident issues, and enforcing park rules.
  • Maintenance of Common Areas: Typically, mobile home park management is responsible for the upkeep of shared spaces like roads and potentially some landscaping in communal areas. Public records indicate the park has "paved roads."
  • Waste Management: Access to reliable garbage collection services is a standard offering for residents within the park.
  • Security Measures: While not a direct service, a review mentions cameras pointing towards trailers, which could be interpreted as a form of security monitoring by the management, though this also raised privacy concerns for some residents.

Features / Highlights

Cimarron Mobile Home Park, through its unique offerings and community structure, presents several features and highlights, though some are noted with caution based on customer feedback:

  • Rent-to-Own Opportunity: This is a significant highlight, providing a pathway to homeownership for individuals who might otherwise find it challenging to enter the housing market. The structured payment plan (e.g., $325 for 47 months) makes homeownership achievable over a defined period.
  • Affordable Entry Point: The "rent-to-own" model, combined with mobile home living, generally offers a more affordable housing solution compared to traditional stick-built homes, making it accessible for budget-conscious residents.
  • Individual Home Space: Residents typically have their own detached home with a dedicated lot, offering more privacy and a sense of ownership compared to apartment living.
  • Proximity to Fort Liberty: Located in Spring Lake, the park's close proximity to Fort Liberty is a major advantage for military personnel and their families seeking convenient housing near the base.
  • Paved Roads: Public records mention paved roads within the community, which contributes to ease of access and a more organized appearance within the park.
  • City Water & Sewer: The presence of city water and sewer services is a significant benefit, providing reliable and often more efficient utility services compared to well and septic systems.
  • Potential for Improvement and Customization: While some reviews point to existing homes needing "much needed work" and "falling down decks" or "mold so bad the floors started caving in," this also presents an opportunity for residents to customize and improve their homes over time once owned, potentially increasing their value and comfort. However, this also implies a significant personal investment of time and resources.

The people who run this place are a joke. Very rude, unprofessional, & NOSEY. Trailers are "rent-to-own" but there are only 2 in the whole park that aren't completely falling apart(I've been inside of almost half of the mobile homes)Definitely would not recommend.

Horrible place to stay, had the manager living next to us, the old man would look in our windows, had their cameras pointing directly out our trailer, had mold so bad the floors started caving in, they never tried to fix it, got into a argument one night and they came and knocked on our door being nosy, saying they’d call the police, when they evicted people for no reason wouldn’t let them get their stuff out and would take the stuff from the trailers
