Promotions or Special Offers

Publicly advertised "promotions or special offers" for Shadytree Mobile Home & RV Park are not extensively detailed in readily available information. As is common with mobile home and RV parks, any special offers would typically revolve around long-term stay discounts, seasonal rates, or potential incentives for new residents.

Based on the operational model of such parks, potential "offers" might include:

  • Extended Stay Rates: For RVers, weekly or monthly rates are generally more economical than daily rates. Shadytree, being an RV park open year-round, likely offers competitive rates for longer durations, which acts as a form of promotion for those needing extended stays.

  • Seasonal Pricing: Rates for both mobile home lot rentals and RV sites may vary based on demand and seasonality. While not always a "discount," off-peak seasons might present a more affordable entry point.

  • First-Time Resident Incentives: In some cases, mobile home parks might offer a reduced rate for the first month's lot rent or a waiver of certain fees for new mobile home residents, though this needs direct confirmation.

  • Inclusion of Basic Utilities: While not a direct "promotion," the inclusion of some basic utilities (like trash and sewer, often common in mobile home parks where residents pay their own electric and water) in the lot rent can be a value proposition.

Given the nature of the provided reviews, potential residents are strongly advised to contact Shadytree Mobile Home & RV Park directly by phone. Inquiring about current rates, any available specials for new residents or long-term stays, and fully understanding all terms of any lease or rental agreement, including what is covered by the stated fees, is crucial before making any commitments.

My daughter and her family live there. It's better than being on the streets but that is all I can say. My grandbabies get taunted by the maintenance man's children. They are threatening to evict every week. It's like they love to have power over their renters

Lived here for over a year until recently, & the shadiest part about this predictably named trailer park is that you're not able to have a legit, legal address, by which you can receive mail through the post office. If you bring up this inconvenience, they force you to use the manager's address. What's wrong with that, you ask ? Well, they get to open your mail before you do, & in our case they "never received any mail addressed to us." I have two reliable witnesses that say they opened & used other people's credit cards, maxing them out, & stealing a cell phone, using all the minutes up before they were found out. For any law enforcement looking for an easy home run, figure out why they don't register each property with the Post Office ? Even an idiot can deduce that by having fewer lots, overall utilities will be miscalculated and reported, & there will be fewer taxes to pay for the "active lots". I'm not a cop caller.. I'm glad that I left there for good. But Leonard, you daft sounding tool, it's only a matter of time before someone decides to make an example out of you. The mail obstruction alone is a felony offense; tax evasion, property theft, & identity theft are gonna get you sent off to prison. I don't gamble at Ellis, but I would bet this is an upcoming inevitability.

The Land-Lord is a real piece of work. He thought i was behind on my rent, after I proved he was wrong he made me so miserable I moved. Nine months later he filed an eviction on me. Even though I moved out on my last paid day. Also he lies to social security about his income. That's why he wants you to pay your rent in cash. He won't accept rental assistance from Salvation Army because they report it under your social. Steer clear of this dude and his mail order bride.
