Give notices for everything and rent goes up $30 every year this last year went up $60 more. Charge $15 a month for trash pickup and we have no extra bags allowed and top has to be all the way shut or will remove can. Rent for u single lot is almost $700 now. 15 years I've lived here . The pool is never open when it is closed B4 5 pm. The office staff won't let u come in and most are rude. Potholes are terrible and streetlights halfway work. 2 parks that are not safe and very unclean. No maintenance at all. When u call them they don't answer or return call unless u owe them money! Now new charge of $2.90 a month for drainage cleaning and not one time do they clean them they back up and overflowing everytime it rains. They try to get u on late feed and do t accept postmarked rent. Until this year I had to take it to the post office and certify the money order because they say it was not in the box because they only go on Friday at 8-10 to pick up mail. Now they have an online portal we can use which I do and they charge a convenience fee of $6 . They allow sex offenders to live here where we have a pool, bus stops, and playgrounds. When confronted said " they have to live somewhere" yeah not near all these kids. There now giving notifications to people that have lived here for 30 plus years that are landscapers and trying to make them put the trailers that hold equipment for there jobs in overflow parking which is not a available because he lets one man have 20 cars and takes up 3 overflows. They allow certain people to pay at the office that snitch for them but not others like my husband he is terminally ill and they don't care. I only stay because I have a 1979 trailer that is not moveable. Let people have put bulls, rots , chose and it states in the lease and homeowners insurance that they are prohibited. Unsafe fencing allowed where dogs can get free and have bitten people.
I wouldn’t recommend ANYONE live in any trailer park ran by SHODON they’re absolutely terrible management. Rent has gone up two times this year alone. Yet none of the trailers reflect the increase rent, they’ll hang notices on your door for every little inconvenience they can conjure in their brain about the OUTSIDE but 95% of the trailers don’t have working gas or ventilation systems. The worst thing is the absolute ZERO communication they’ll cut your water off and you’d have no idea why bc they don’t tell anybody just cut your water off. The worst of the worst shodon anyone reading this YOU HAVE BEEN WARNED SAVE YOUR MONEY there’s WAAAAAY better affordable alternatives than anything ran by this disgusting management.

I was living there for two months before I was forced to leave because of inhabitable living conditions. I had a mold specialist come out and do a air quality test on my trailer and the results are literally off the charts. Myself and my animal was severely sick the entire time we lived there. They have done so many illegal things in the past two month's from patching over visible black mold and telling me it's fine to not paying for my current relocation to a hotel until fixed or condemned. It is illegal in the state of Virginia to knowingly rent out a place with black mold and not provide heat and air. DO NOT RENT from them otherwise you will be in the same situation as I am in now
I have family that lives in a property in prince George managed by Shodon. Half the outlets don't work, moisture between walls, front door leaks, windows leak, mold is growing in property they clean it off and it comes right back. Breakers have went out and my son had to go buy a new one because the trailer park mgr refuses to fix anything but yet my son is paying 750.00 a month for a dump. Its inhumane to make people live this way. They have mailed a letter with rent payment to Shodon and they get no reply nothing. DO BETTER PEOPLE!!!
