South Oaks Manufactured RV & Mobile Home Park About

South Oaks Manufactured RV & Mobile Home Park, located in Palmetto, Georgia, is a community that combines both mobile home residences and RV sites. Situated within the larger metropolitan area of Atlanta, this park offers a unique housing option for individuals and families seeking a place to live or a long-term RV spot in a more suburban setting. It aims to provide a space for residents to establish roots and convenience in their daily lives.

As a manufactured home and RV park, South Oaks is designed to cater to a diverse resident base, from those looking for permanent housing solutions to RVers seeking extended stays. The park's presence in Palmetto offers a distinct alternative to traditional housing, often at a more accessible price point. While the experience of living in any community can vary, South Oaks aims to serve its residents within the local context of Palmetto, Georgia.

Location and Accessibility

South Oaks Manufactured RV & Mobile Home Park is located at 130 Sweetbriar Dr mhp, Palmetto, GA 30268, USA. It's important to note that some public listings also show the address as 240 Tingle Lane, Palmetto, GA 30268, which may be an alternative entrance or a general community address. Palmetto is a city in Fulton and Coweta counties, Georgia, situated southwest of Atlanta.

This location provides residents with accessibility to various parts of the wider Atlanta metropolitan area. The park is conveniently located near I-85 (Exit 56), allowing for relatively easy commutes to downtown Atlanta (approximately 30 minutes away without heavy traffic) and Hartsfield-Jackson Atlanta International Airport (about 20-25 minutes drive). This makes it suitable for those who work in Atlanta but prefer a slightly more removed living environment. Nearby Palmetto and surrounding towns offer local amenities such as grocery stores, basic shopping, and dining options. While the immediate vicinity might reflect a mix of residential and industrial elements, the park's placement offers practical access to essential services and regional employment hubs for Georgia residents.

Services Offered
  • Mobile Home Lots: South Oaks offers lots for manufactured homes, catering to residents who own their homes and require a space within a community setting. This provides a potentially more affordable land-lease option compared to purchasing traditional real estate.

  • RV Sites with Full Hookups: The park reportedly features a significant number of full hookup RV campsites, with both 30-amp and 50-amp electrical services available, along with water and sewer connections. Some sources indicate up to 140 full hookup sites. This makes it suitable for long-term RV residents.

  • Big Rig Friendly: The RV sites are described as "big rig friendly," with reported site lengths up to 60 feet and ample room for slideouts, accommodating larger recreational vehicles.

  • Basic Utility Connections: Residents have access to essential utility connections at their sites. It is noted, however, that the water supply might be well water and issues with billing or quality have been raised by some residents.

  • Pet-Friendly Policy (with restrictions): The park generally allows pets, although there may be specific restrictions on breeds and possibly associated fees. Prospective residents should confirm the most current pet policy directly with park management.

  • On-Site Management/Maintenance (Implied): Like most mobile home and RV parks, there is an expectation of management and maintenance staff to handle community affairs and property upkeep, though reviewer feedback suggests inconsistencies in this area.

Features / Highlights
  • Combined Community: South Oaks provides a unique blend of mobile home and RV living, offering different types of residential solutions within one community.

  • Proximity to Atlanta: One of its key features is its relatively close proximity to the city of Atlanta, providing residents with access to major employment centers, diverse cultural attractions, and extensive shopping and dining opportunities.

  • Accessibility to I-85: Direct access to a major interstate highway simplifies travel for both daily commutes and longer trips throughout Georgia and beyond.

  • Potential for Affordability: Manufactured home and RV park living can often present a more affordable housing solution compared to traditional homeownership or apartment rentals in the wider Atlanta area.

  • Recreational Facilities (Reported, but contested): Some listings mention amenities such as a swimming pool, playground, basketball court, and a clubhouse. However, detailed reviews often contradict the availability or functionality of these amenities, describing the pool as empty or facilities as run-down. It is critical for interested parties to verify the current condition and availability of these features directly with the park.

  • Stream/Body of Water: Some park descriptions mention a stream or "Justa Stream" on the property, which could offer a natural element to the environment, although its accessibility or recreational use is not widely detailed.

Promotions or Special Offers

It is important to state that based on the provided customer reviews and publicly available information, there is no indication of current, explicitly advertised "promotions" or "special offers" for South Oaks Manufactured RV & Mobile Home Park. Unlike typical commercial RV parks that might offer seasonal discounts or long-term stay incentives, the nature of the available reviews suggests that the focus is on basic lot and mobile home rentals.

Given the significant negative feedback regarding maintenance, living conditions, and billing practices (e.g., flat-rate well water charges), any interested individual should exercise extreme caution and conduct thorough due diligence. It would be essential to directly contact the park management to inquire about current rates, lease terms, and any specific offers. More importantly, prospective residents should request a detailed tour of the available units and the park grounds, speak with current residents if possible, and obtain all policies (including pet policies, utility billing, and maintenance agreements) in writing before committing to any rental agreement. Relying solely on general promotional language without direct verification is not advisable in this instance.

Conclusion: Why this place is suitable for locals

For some locals in Georgia, South Oaks Manufactured RV & Mobile Home Park in Palmetto might appear to offer an accessible and potentially more affordable housing option within the broader Atlanta metropolitan area, especially for those seeking mobile home living or long-term RV residency. The park's location provides reasonable access to the job markets and amenities of Atlanta, as well as the convenience of being close to Hartsfield-Jackson International Airport for frequent travelers. This geographic advantage could be a primary draw for individuals or families looking for an alternative to higher-priced traditional housing in the region.

The concept of a combined mobile home and RV park can appeal to those who appreciate a community setting with diverse residents. For RV owners, the availability of full hookup sites capable of accommodating big rigs for extended periods could be a practical solution for long-term stays in the area.

However, it is crucial for any Georgian considering South Oaks to thoroughly investigate the current conditions of the park beyond initial impressions. Public reviews available for this location contain serious allegations regarding the state of maintenance, safety, cleanliness, and management practices. These concerns, including issues with mold, stray animals, infrastructure (potholes, exposed sewage, electrical problems), and alleged unresponsive or problematic management, paint a very challenging picture. Therefore, while the park's location and basic offering might initially seem suitable for those seeking affordability, potential residents are strongly advised to visit the property in person, scrutinize every aspect of the living environment, verify all claims and amenities, and speak with existing residents to gain a comprehensive and realistic understanding before making any decisions. The suitability for locals hinges entirely on individual tolerance for the reported conditions and the ability to independently verify the current state of the park.

Place is disgusting, trailers are mold infested, stray dogs that attack people, maintenance people are functioning crack heads who have admitted to not knowing what they are doing, they have favoritism issues, mailboxes are to old to open the delivery men and woman have to take mail to them , trailers In sweetbriar have rats because of the trash they have piled up over there !! Someone recently got shot!! They charge for well water which is illegal, all the good comments are from the people that work there so of course they are lying , it’s way more bad comments then positive Just think about that!!

Slum lords. Very sad. Very hostile interactions at every monthly visit from Courtney in their office. Maintenece does not perform Maintenece and they have admittedly confessed they do not know what they are doing. Refuse to reimburse for emergency repairs. Lots of mold followed by health issues. Two dog attacks from residents free range animals. Child was almost ran over by Maintenece personal vehicle the front office did nothing about the situation. Dozens of abandoned trailers falling in, lots of hazard, lots of angry residents due to lack of professionalism. Wrongfully charged on a monthly basis with no explanation. Threats of eviction for asking for reimbursement of repairs. Electrical fire. Exposed sewage throughout neighborhood. Asked a pregnant woman to remove the broken fridge that was included with the rental into the road by herself down steps. Refused to help her. Cannot drive thru the neighborhood due to pot holes, garbage and fallen debris from trailer and Maintenece. Large trash fires from Maintenece. Slum lords facing serious criminal offense. 50+ video photo evidence

That place was horrific I looked at multiple mobile homes and they had rat feelings in the drawers and in the cabinets you open a drawer and it drops down where they're not even on tracks!! You walk into the living room and the linoleum ripples under your feet where they didn't use adhesive when they put it down!! There are absolutely no appliances no stoves no refrigerators big palmetto bugs laying dead in a couple of tubs and one particular mobile home I look at which was supposed to be a two-bedroom two-bath for $950 a month turned out to be a two bedroom one bath and she wouldn't negotiate on the price!! Then when I told her I might be interested in a mobile home that they have in another Park That was supposed to be $950 what she found out I was interested she said it was a thousand a month!! It really isn't even worth 950 if I owned it I wouldn't charge but maybe 550 or 600!! It's definitely not worth a thousand 950 was pushing it!! So if you like to be lied to on your very first visit there just to look at mobile homes check this place out and if you want to live in a rat-infested roach infested scum hole then check this place out

Great place to stay for a week or the entire year. No noise issues or noisy neighbors. The mail delivery system could use some work, but other than that, its not too bad. The fees are reasonable and affordable for most. Right up my alley. The office staff is amazing!!

One I don't appreciate this place cause a dump trailer park and that trailer park control their people person from damaging my son's face that I could put a lawsuit against them cause there is an old man that damaged my son's face when they live in your trailer park. If the old man had an attitude problem with my son well he should of confront it to me but I guess you people don't know how to control your other people in the trailer so I can process the lawsuit again that trailer park and have it shut down.
