Just based off the owners “ lol” and replies to residents, I wouldn’t dare step foot on the property now.
Ignore all reviews that would be from February 2021 and earlier. Bo sold the property and Affordable Housing Corporation (AHC) bought it to manage. The property manager is impossible to get a hold of they will double charge rent and send you a late rent notice Rent went from $330 to $395 the free water and sewer became quite expensive and apparently that is now $580 a month. Crime was not an issue until ownership transferred and twice people stole the lightbulb out of my front porch light. Thankfully I left.
Can never get a hold of the property manager. Able to take payments online, but unable to send notices, community rules, or contract information along with electronic signature via email with no way to get in contact with the property manager other than the phone she never answers. Why utilize technology if you aren't going to utilize it fully and in a way that can make your job easier when you actually do your job. Enforcement of community rules is arbitrary and only enforced at the property managers whim and only when she seemingly wants to actually do her job. Office hours are posted, but she's never there. Appointments are required. Can't set up an appointment because you can never get a hold of her. I've dealt with plenty of landlords and property managers and this one is by far the single worst one.
New ownership plans to add around 100+ trailers to fill every empty lot. Used to be spacious and lots of wooded area but thats rapidly going away. Rent is set to literally double. Now charging for water & sewage. Plus allowing dumping of furniture and trash in the woodlines around the park now. It used to be a nicer trailer park than most around. Now, ...not so much.
Great location, near shopping and school and my job so that's a plus. Fairly clean and good driveways. Lot rent varies $580 plus. Buy or rent.
