The community's location on Ridgewood Avenue offers convenient accessibility for Illinois residents. Services Offered

Springfield Grove Properties at Prairie Grove, as a manufactured home community, provides a range of services centered around lot rental and community management. Based on available public information, these services include:

  • Lot Rental and Home Availability: The core service is the rental of individual lots where manufactured homes are situated. While residents typically own their homes, there are also "Lease to Own/Rent to Own" options available for specific units within the community. For example, a 3-bedroom, 2-bath manufactured home (16x80) was advertised with a "$2,000 initial lease payment and $700 a month including lot rent, sewer, and trash."
  • Utility Inclusions: Some rental agreements may include certain utilities. For the aforementioned lease-to-own unit, monthly rent explicitly states it "includes lot rent, sewer, and trash." This clarifies which utilities might be covered as part of the monthly payment, although residents typically handle their own electric and gas.
  • Community Management: The community is managed, and a "Resident Portal" is available for residents to "make a payment, submit a maintenance request or gain access to important documents surrounding our referral program, pet policy, and other general information." A "Resident Relations Department" is also noted for additional help.
  • Application Process: There is an application process for new residents, with an "application fee for single adult" mentioned as $40.
  • Maintenance Requests: While a system for submitting maintenance requests is in place via the resident portal, user reviews indicate significant concerns regarding the responsiveness and quality of maintenance services provided by the park, with claims of neglect and poorly done or unfinished repairs.
  • Pet Policy: A pet policy is mentioned as being accessible through the Resident Portal, indicating that pets are likely allowed, subject to specific rules.

  • Lease to Own/Rent to Own Program: The community advertises a "Lease to Own/Rent to Own" program as a primary pathway to residency. For example, a 3-bedroom, 2-bath manufactured home was offered with a "$2,000 initial lease payment and $700 a month including lot rent, sewer, and trash." This structure can appeal to individuals in Illinois who may not qualify for traditional mortgages or prefer a path to homeownership with lower upfront costs.
  • Inclusive Monthly Rent for Some Utilities: The "$700 a month including lot rent, sewer, and trash" for the lease-to-own option highlights an inclusion of some utilities in the monthly payment, which can simplify budgeting for residents.

It is important for prospective residents in Illinois to directly contact Springfield Grove Properties at Prairie Grove to inquire about current availability, detailed terms of their lease-to-own programs, and any specific requirements or fees. Given the negative resident feedback regarding management and property conditions, it would be highly advisable to thoroughly review all terms and conditions and conduct a detailed inspection of any property before committing. Conclusion: Why this place is suitable for locals

Springfield Grove Properties at Prairie Grove, located in Springfield, IL, can be considered by some Illinois locals primarily as an option for manufactured home living, particularly for those seeking a specific entry point into housing.

The community's most notable suitability lies in its potential to offer a different financial avenue for housing. The "Lease to Own/Rent to Own" program provides an alternative to traditional home buying or apartment renting, which can be attractive for residents looking for lower initial payments or a pathway to homeownership that suits their financial situation. The inclusion of some utilities, such as sewer and trash, within the monthly payment for certain programs can also simplify budgeting for local households. For individuals and families in Illinois who are exploring more accessible housing solutions within the Springfield area, this financial model could be a key deciding factor.

Furthermore, the location within Springfield ensures residents have practical access to the city's essential amenities. Being close to shopping, banking, and general services is a significant convenience for daily life. The community's relatively recent construction (within the last 15 years) with "concrete streets, curbs, and home site pads" suggests a foundational infrastructure designed for modern residential needs, offering a subdivision-like environment that some residents may prefer over more densely packed housing.

However, it is crucial for any prospective Illinois resident to consider the strong and consistent negative feedback from current and former residents. Concerns about "very rude management," lack of security (with reports of "cars, sheds and homes are being broken into"), neglected maintenance leading to significant structural issues within homes, and allegations of a "very racist community" due to "racist comments" are severe and cannot be overlooked. For example, one former resident stated their electricity bill soared "over $1000 trying to heat it because all the duct work was loose and hanging under the trailer," and reported "floor falling through in several spots and a gap between the wall and the floor near the front door." These issues suggest substantial challenges to comfortable and safe living. While affordability is a draw, potential residents should prioritize their safety and well-being. Thorough due diligence, including visiting the property, inspecting specific units, and attempting to speak with current residents beyond online reviews, is absolutely essential before considering Springfield Grove Properties at Prairie Grove as a suitable living arrangement.

Very rude management. No security, worried about how "neat and tidy" the property looks, while cars, sheds and homes are being broken into. Do not call the office as "they can handle it". Favorite saying as they post notices to your front door... do it A.S.A.P. They are now pushing for tenants to hire the maintenance men to do power washing 2x a year ( guess they are not paid enough, even though our "rent" was raised during the pandemic). I do expect retaliation for this review. Will keep you updated

Very racist community (poc moved due to racist comments), Check out the maintenance trucks bumper stickers. No parks, no schools and no churches - I WOULD NOT bring children here. yes! properties bought the park - no improvements, just higher fines/ fee's
