Sunbelt Mobile Homes About

For Texans in the Longview area considering mobile home living, Sunbelt Mobile Homes at 1203 TX-31 offers a potential housing option. When evaluating any community, it's essential to gather a comprehensive understanding, weighing both positive feedback and areas that may require consideration. This article aims to provide a factual overview of Sunbelt Mobile Homes to help local users make informed decisions about their housing choices in East Texas.

Reviews for Sunbelt Mobile Homes present a mixed picture. On one hand, some residents have noted visible efforts towards improvement, with one reviewer stating, "I've been out there quite a bit. It seems to me that they are always cleaning and working on things trying to keep it a decent place for ppl to live." This perspective suggests ongoing attempts by the park to maintain and enhance the living environment. The same reviewer also complimented the "maintenance man" as "super sweet," indicating that some staff members are attentive and approachable. This viewpoint encourages prospective residents to "don't always believe what you hear" and to "Go see for yourself," advocating for direct observation before making a judgment.

On the other hand, another review raises very serious concerns about living conditions and management practices. This resident reported issues such as "raw sewage from other trailers dumped in your yard," exposure to "rats, rat feces raw sewage, roaches," and alleged instances of electricity being turned off in cold weather and unauthorized entry into trailers. These are grave allegations, suggesting potential violations of health and safety standards and tenant rights. It's important to note that public records indicate the City of Longview has previously taken legal action against a property associated with Sunbelt Mobile Homes LLC at this address for operating an unlicensed mobile home park and travel trailer park in violation of city ordinances, citing complaints about raw sewage and other health and safety issues.

When considering a mobile home park, especially in Texas, it's crucial for tenants to be aware of their rights. Texas Property Code Chapter 94 outlines the rights of tenants in manufactured home communities, including provisions regarding utilities and landlord entry. Generally, landlords cannot cut off utilities without proper notice and cause related to non-payment of submetered bills, and they cannot enter a tenant's manufactured home without consent unless in an emergency or if the home is abandoned. Violations of these rights can lead to legal recourse for tenants.

Given the contrasting perspectives, it is paramount for any Texan considering Sunbelt Mobile Homes to conduct thorough due diligence. This includes visiting the property in person, observing its current condition, and perhaps speaking with current residents to gain a balanced and real-time understanding of the living experience. Researching public records for code compliance and engaging directly with management to address any concerns are also vital steps.

I honestly would not recommend renting here. If you don't mind raw sewage from other trailers dumped in your yard, your children being exposed to rats, rat feces raw sewage, roaches, and owners that have no respect for their tenants then by all means, move in. Turning electricity off on a tenant that has children when its in the 30's outside is against the law. Entering a persons trailer while they are paying rent on it without permission is against the law. Seriously folks, is this how you want your family to live?? This mobile home park needs to be shut down for serious code violations.. The tenants deserve better.

Lived here for about a month and let me tell you it was the most disgusting place to live in. When I would leave for school some old man would always be fixing stuff . near the trailer home. Also stuff would go missing. I noticed he would go in without permission so I tested them. I left my AC thermostat at a certain point i came back from school and it was moved. That's why I decided to leave. Plus it reeked in there smelled like trash. Plus being a few weeks pregnant wasn't helping. Not recommended

Smells of sewage, turn off residents electric if behind on rent: regardless of age, babies in home, or medical condition. Talk Polly to both residents and each other. Stay clear of septic city.
