Huron Estates About

This article provides crucial information regarding Huron Estates, a mobile home park located at 1 Ashley Ave, Cheboygan, MI 49721. For Michigan residents, particularly those in the Northern Michigan region considering manufactured home living, it is essential to be fully informed about the experiences of current and prospective tenants at this property. Based on recent public reviews, significant concerns have been raised regarding the park's management, communication, and overall resident experience.

While mobile home parks can often offer an accessible and community-oriented housing solution, the feedback concerning Huron Estates necessitates a cautionary overview. Unlike descriptions that highlight positive aspects, the available public reviews for Huron Estates focus heavily on alleged issues with property management. These reports detail difficulties in communication, unresponsiveness, and alleged unprofessional behavior, which are critical factors for anyone seeking stable and reliable housing.

The information presented here is based directly on available public customer reviews and aims to provide a factual account of the reported challenges at Huron Estates. It is vital for potential residents to be aware of these stated experiences to make an informed decision about their housing options. This article will lay out the details reported by individuals who have attempted to engage with the park, emphasizing the importance of due diligence when considering any housing commitment.

Huron Estates is located at 1 Ashley Ave, Cheboygan, MI 49721, USA. This address places it within the city of Cheboygan, a well-known community in Northern Michigan. For locals, Cheboygan offers a blend of small-town charm with access to essential services, including local shops, restaurants, and medical facilities. Its position near the Straits of Mackinac and the Inland Waterway system provides access to significant recreational opportunities, making the region highly desirable for outdoor enthusiasts.

From a purely geographical standpoint, the location in Cheboygan offers proximity to stunning natural landscapes, including lakes, rivers, and forests, which are characteristic of Northern Michigan. Residents would typically benefit from being close to activities like fishing, boating, hiking, and exploring the Upper Peninsula. Major roadways such as US-23 and M-33 provide relatively straightforward access to and from Cheboygan, connecting it to other parts of Michigan.

However, despite the favorable geographical location, the accessibility to and within Huron Estates, and the experience of engaging with the park's management, appear to be significant issues according to customer reviews. Reviews describe extreme delays in communication, such as waiting "over 2 months to hear back" and being "ignored" for extended periods after paying application fees. These reports suggest that the park's administrative accessibility and responsiveness are severely lacking, which can pose considerable challenges for prospective and current residents. While physical access to the property via public roads might be fine, the 'accessibility' of management is reported to be highly problematic.

Services Offered (based on general mobile home park structure, but with strong disclaimers due to reported issues):

  • Lot Rental: Mobile home parks typically offer lots for manufactured homes, where residents own their home and rent the land. However, reviews suggest significant problems with the application and approval process for these rentals.
  • Management/Office Support: Essential for addressing resident needs, processing applications, and maintaining the community. Customer reviews, however, highlight severe deficiencies, stating management "is never at her office when anyone tries to get ahold of her" and "doesn't care about the tenants."
  • Utility Management: Parks usually facilitate access to utilities like water, sewer, and garbage. There is no specific information regarding the quality of these services in the reviews, but a generally unhelpful management could imply issues.
  • Community Maintenance: Responsible for common areas, roads, and overall park upkeep. Reviews do not explicitly detail park maintenance, but lack of care for tenants may extend to this area.

Features / Highlights (based on general mobile home park structure, but with strong disclaimers due to reported issues):

  • Manufactured Home Living: Provides an opportunity for independent housing, often at a lower cost than traditional homes. However, the reported issues with management's conduct and communication severely undermine the benefits of this housing type.
  • Individual Lots: Typically offers residents their own space and privacy. While a structural feature, a dysfunctional management can overshadow this benefit.
  • Community Environment: Mobile home parks aim to foster a sense of community. The negative experiences reported by prospective tenants could hinder any positive community development.
  • Proximity to Cheboygan Amenities: The geographical location provides access to local services and recreational opportunities. This external benefit is not directly related to the internal operational issues of the park.

Given the severe and consistent complaints in the provided customer reviews regarding management's unresponsiveness and alleged unprofessional behavior, it is highly unlikely that Huron Estates currently offers any meaningful promotions or special offers to attract new residents. The immediate focus, as suggested by the reviews, appears to be a fundamental breakdown in communication and customer service.

Customer accounts explicitly detail experiences of paying application fees and then being ignored for months, or being led to believe a home was available only to be told it was sold later. This suggests that the primary issue for prospective tenants is not a lack of discounts, but a lack of basic operational transparency and integrity.

Therefore, for anyone considering Huron Estates, the priority should be to thoroughly investigate the park's current operational status and management reliability, rather than expecting promotional offers. Any offers or representations made should be met with extreme caution and verified independently if possible.

It is important to note that while phone numbers are provided, customer reviews explicitly state significant difficulties in contacting the management (referred to as "Ashley"). Reviewers mention leaving "several messages on the office answering machine" and "it tooks over 2 months to hear back." This indicates a severe issue with responsiveness through the listed contact methods.

Prospective tenants should be aware of these reported communication challenges. If attempting to contact Huron Estates, be prepared for potential delays or unresponsiveness. For crucial inquiries, it might be advisable to consider alternative methods of contact or even direct visits if feasible, though reviews also indicate that management is "never at her office."

Given the nature of the complaints, if experiencing similar issues, individuals may consider reaching out to local tenant rights organizations or housing authorities in Michigan for guidance.

Based on the overwhelming and consistent negative customer reviews, Huron Estates in Cheboygan, MI, is not suitable for locals in Michigan seeking reliable, professionally managed, and stress-free manufactured home living. The provided feedback highlights severe and concerning issues that directly impact a resident's ability to secure and maintain stable housing.

Key reasons why this place appears unsuitable, stemming directly from customer experiences, include:

  • Extreme Unresponsiveness and Lack of Communication: Prospective tenants report waiting months for replies, being ignored after paying fees, and difficulty reaching management by phone or in person. This suggests a fundamental breakdown in basic customer service and administrative duties.
  • Allegations of Unprofessional and Rude Behavior: "Ashley," identified as management, is described as "rude and unhelpful," and "often screams at the tenants." This creates a hostile and unwelcoming environment.
  • Misleading Information and Unfulfilled Promises: Reviewers detail instances where they were led to believe homes were secured or approved, only to have those assurances fall through or be ignored. This includes discussions about specific units, carpet colors, and loan approvals that did not materialize.
  • Financial Concerns: Reports of application fees being paid with no follow-up or resolution raise significant concerns about financial transparency and accountability.

While the geographical location in Cheboygan is generally desirable for its access to Northern Michigan's natural beauty and local amenities, the severe internal management issues at Huron Estates overshadow any potential external benefits. Reliable and responsive management is a cornerstone of a positive living experience in any community, and the consistent negative feedback suggests this is critically lacking at Huron Estates.

For any Michigan local considering manufactured home living, it is paramount to choose a community where management is transparent, communicative, and committed to tenant well-being. The current public information for Huron Estates strongly indicates that it does not meet these basic standards. Therefore, prospective residents are strongly advised to explore other manufactured home park options in the Cheboygan area or elsewhere in Michigan that demonstrate a proven track record of positive tenant relations and professional management.

My experience with Ashley at the trailer park has been terrible. She has been nothing but rude and unhelpful. I gave her my application and paid the necessary fees, but I have not heard from her since. My cousin who used to live there told me Ashley often screams at the tenants and is never at her office when anyone tries to get ahold of her. It's obvious that Ashley doesn't care about the tenants and is not doing her job. I would definitely not recommend this trailer park because of Ashley's unprofessional and rude behavior.

My first time trying to contact Ashley was through a Facebook post that allowed to message her. It tooks over 2 months to hear back from her. I left several messages on the office answering machine as well and heard nothing for months. Finally 2 to 3 months later, she called and told me one of the best houses (not trailer) was open and ready to rent. She had me fill out an application and pay the $45 fee. Ashley made me believe all I had to do was fill out the app and apply for a loan through their company and I'd be approved. I paid the money and didn't hear from her until 2 mo later when she told me the house had just sold. Ashley took my son and I through 3 trailers at that time and had us pick which one we wanted and even made is believe it was ours, going as far as having me pick what color carpet I wanted and what color wood flooring I wanted as well. Ashley told me it would be ready in a month and I was approved. That was 3 months ago and I'm once again being ignored. I DO NOT RECAMEND THIS PLACE TO ANYONE!!! They will take your money and disappear!!!

Their rules are rediculous. They are disrespectful towards their tenants. I asked for a fence to keep my autistic child safe from the street & I was told no & to keep her inside at all times. If she is caught outside, first will be verbal warning, second will be written warning plus fine the third will be eviction even though we own our home. I think as tenants who rent the lots, we should ALL have more say & not be prisoners of so many rules.

Both managements are terrible one in Canada and one in park, no answers, rarely in office. Lot rent is overpriced for barely maintained park. Empty sites and park areas overgrown grass constantly. Plowing is terrible.
