Sunshine Mobile Manor About

Are you a Florida resident exploring affordable living options in the beautiful coastal city of Stuart? For those seeking a more budget-friendly approach to homeownership or rental, mobile home parks like Sunshine Mobile Manor can offer a unique alternative. Located at 5000 SE Federal Hwy, Stuart, FL 34997, USA, this community is situated in a desirable area of Martin County, providing residents with access to the many benefits of living on Florida’s Treasure Coast.

Sunshine Mobile Manor, like many manufactured home communities, typically aims to provide a structured living environment with individual homes within a managed park setting. These types of communities often appeal to individuals and families looking for a sense of neighborhood and a more affordable pathway to homeownership compared to traditional stick-built housing. The general impression for such parks often centers on offering a relaxed atmosphere, which can be particularly attractive in a desirable Florida location like Stuart.

However, it's crucial for prospective residents to consider various perspectives when evaluating a community. One brief review from a delivery person noted it as a "Quiet trailer park" and observed "Some new trailer some crapy ones," indicating a mix of housing conditions within the park. In contrast, a more extensive review raises significant concerns: "Ok we’re do I begin this place is terrible. There is potholes all over the road there’s no drainage it’s constantly is flooded. You cannot get down the street because of people parking in the road so therefore you have to drive through other peoples lawn to get around which makes for a mud hole not to mention the ones that do keep their lots clean, while others live like pigs And cause everyone to have rats. I’ve lived here a year and nothing has changed except for an unsafe privacy fence around the pool. And more than half the street lights don’t work. And don’t ever ask the people to move their vehicle out of the road so you can get down the road because they’ll just pull a gun on you and nothing will be done about it. Don’t bother going to the office neither because they’ll just tell you where we’re working on it. Also, have two or three families living in two bedroom trailer." This detailed feedback points to serious issues regarding maintenance, infrastructure, safety, and responsiveness of management. For any local Floridian considering this park, it is imperative to conduct thorough due diligence, including an in-person visit at different times of the day, speaking with current residents, and directly addressing these concerns with park management.

Location and Accessibility

Sunshine Mobile Manor is located at 5000 SE Federal Hwy, Stuart, FL 34997, USA. This address places it directly on Federal Highway (US-1), a primary north-south artery running through Florida. This central location in Stuart, Martin County, provides significant accessibility for residents, making daily commutes and access to amenities relatively convenient.

The park's position on US-1 means residents have direct access to a wide array of local services. Within a short drive, you'll find grocery stores, pharmacies, various retail outlets, and a diverse selection of restaurants. Stuart is known for its charming downtown area, beautiful waterways, and proximity to the Atlantic Ocean, offering numerous recreational opportunities from fishing and boating to beach activities. While the immediate vicinity is commercial due to the highway, the broader Stuart area is well-regarded for its quality of life. Access to major roads facilitates travel within Martin County and to nearby areas like Palm City, Jensen Beach, and Port St. Lucie. For Floridians looking for a cost-effective living option that still provides access to the vibrant lifestyle of the Treasure Coast, the location of Sunshine Mobile Manor offers a strong foundation, though the internal park conditions, as highlighted by reviews, require careful consideration.

Services Offered

  • Mobile Home Lots for Rent: The primary service offered is the rental of individual lots where residents can place their own manufactured homes. This provides homeownership opportunities without the need to purchase land.
  • Utility Hookups: Lots are typically equipped with hookups for essential utilities such as water, sewer, and electricity, allowing residents to connect their homes. (Residents are generally responsible for setting up and paying for their individual utility services).
  • Community Management: A management office or point of contact is generally available for addressing resident concerns, collecting rent, and overseeing community rules. (Note: Reviews indicate potential issues with the responsiveness and accessibility of management).
  • Common Area Maintenance (Claimed): Management is typically responsible for the upkeep of common areas, such as roads and shared spaces. (Note: Reviews contradict this, mentioning potholes, flooding, and unkempt areas).
  • Waste Management: Services for waste disposal, such as communal dumpsters or curbside trash collection, are usually provided or facilitated by the park.
  • Swimming Pool: A communal swimming pool is indicated by a review, though its condition or safety (e.g., "unsafe privacy fence") is a point of concern.
  • Street Lighting: Streetlights are a common amenity for safety and visibility within a park. (Note: A review explicitly states "more than half the street lights don’t work," indicating a lack of maintenance).

Features / Highlights

  • Affordable Living Option: Mobile home parks generally present a more budget-friendly housing alternative in comparison to traditional site-built homes in the Stuart area, making homeownership more accessible.
  • Prime Stuart Location: Situated directly on US-1 in Stuart, residents benefit from proximity to essential services, shopping, dining, and recreational opportunities unique to the Treasure Coast.
  • Individual Home Sites: Residents typically occupy their own manufactured home on a rented lot, offering more privacy and space than apartment living.
  • Community Setting: Mobile home parks foster a community environment, which can appeal to those seeking neighborly interactions.
  • Proximity to Coastal Amenities: Being in Stuart, residents are close to beaches, waterways, and boating/fishing opportunities.
  • Quiet Atmosphere (Mixed Review): One reviewer noted it as a "Quiet trailer park," suggesting periods of tranquility, although other reviews conflict with this regarding issues like parking congestion and potential safety concerns.
  • Mix of Homes: The presence of "some new trailer" suggests some updated homes, potentially offering modern living spaces.

Promotions or Special Offers

Given the specific feedback regarding the state of the park and management responsiveness, traditional "promotions" or "special offers" from Sunshine Mobile Manor are not directly evident or likely to be publicly advertised. Mobile home parks typically focus on the long-term rental of lots for manufactured homes, and incentives tend to be less frequent than in apartment communities or new home developments. Potential residents might inquire about:

  • Move-in Incentives: Very occasionally, a park might offer a reduced first month's rent or waived fees, but this is less common for lot rentals.
  • Lease Terms: Understanding the length of lease agreements and any associated benefits for longer commitments would be important.
  • Home Sales: If the park has any affiliated manufactured home sales, there might be deals on purchasing a new or used home to place on a lot.

However, based on the customer reviews, the most crucial "offer" for prospective residents would be a commitment from management to address the reported issues of infrastructure (potholes, drainage, streetlights), safety (parking, alleged threats), and overall cleanliness/maintenance of the common areas. Any "promotion" would be secondary to ensuring a safe and well-maintained living environment. Prospective residents are strongly advised to visit the park in person, speak with existing residents if possible, and directly inquire about how the management plans to address the issues raised in the negative review before making any commitments.

Based on the provided customer review, it is critical to acknowledge that reaching the management via phone or in-person at the office might be challenging. The review explicitly states: "I’ve been calling this number everyday, 7 times a day for a week now and no answer. I also came to the office 4 times and there’s never anyone there. Don’t bother going to the office neither because they’ll just tell you where we’re working on it."

Prospective residents are advised to be persistent and prepared for potential difficulties in establishing initial contact. If possible, multiple attempts at different times of the day or week, or even seeking alternative contact methods if publicly available (such as an email address or a corporate website if the park is part of a larger management company), may be necessary to gather information or arrange a visit.

Conclusion: Why This Place is Suitable for Locals

For Floridians considering affordable housing options in the desirable Stuart area, Sunshine Mobile Manor presents itself as a community with a prime location directly on Federal Highway. The appeal of a mobile home park often lies in its potential for lower housing costs compared to traditional homes, allowing residents to enjoy the benefits of living on Florida's beautiful Treasure Coast without the high price tag associated with other housing types in the region. Its accessibility to local amenities, including shopping, dining, and recreational opportunities, is a clear advantage for everyday living.

However, prospective local residents must weigh these locational benefits against significant concerns raised in recent customer feedback regarding internal park maintenance, infrastructure (potholes, drainage, streetlights), and the responsiveness of management. While the concept of a "quiet trailer park" is appealing, the detailed negative review indicates potential issues with safety and living conditions that warrant serious consideration. Therefore, while Sunshine Mobile Manor offers a potentially affordable entry point into the Stuart housing market, it is imperative for any local Floridian to conduct thorough, in-person due diligence and attempt to confirm satisfactory resolutions to these concerns before committing to residency. This proactive approach will ensure that the promise of affordable living in a great location aligns with the reality of a safe, well-maintained, and responsive community.

Place is garbage, management is horrible. Some residents keep their homes nice but the others are a free for all. Garbage piled up , yards full of junk. Rat infested. They don't enforce any of the rules . Lot rent keeps going up yet less stuff being taken care of . This is where the term trailer trash comes in. They're selling brand new trailers for over 150,000 and theyre parked right next to trailers that look like a dumpster with windows. Just drive through and see for yourself. They don't care about anything. Including rewarding bad behavior like giving yard of the month to people with multiple violations. Pathetic.

Lived here for 10 years, every year lot rent goes higher and potholes get larger and more. Not sure what we pay the additional fee. You can say all day long it’s the taxes but that’s not altogether true. Now I see on the website you can now rent your mobile homes. So does that mean as an owner, we have the same courtesy? You run background checks anyway

Would not recommend if you want a somewhat decent neighborhood. Grass gets cut once a month it seems like , Only 2 washers and dryers again not kept up with , people have stolen my clothes & blankets out of the dryer ( disgusting) can’t have anything in your yard , no fence, pool nothing and it’s not kept up with at all. HOA fee is just a scam
