Introduction / Overview: Your Lakeside Retreat at Terrace Pines
Terrace Pines Camping Area, operating under the Modern America Campgrounds umbrella, stands as a prominent and unique destination for locals seeking an authentic and memorable New Hampshire camping experience. Located in Center Ossipee, this expansive 600-acre park offers a wide array of accommodations, from wooded RV sites and classic tent spots to fully equipped cabins and even a luxurious Lake House rental. The park’s key distinction is its privileged location directly on the shores of two distinct bodies of water: Big Dan Hole Lake and Little Dan Hole Lake.
The campground caters to both short-term visitors and long-term seasonal campers, fostering a community that has historically included many long-time patrons. One customer review highlights the versatility of the offerings, describing a party booking multiple well-maintained cabins (some with full bathrooms) and tent sites, all conveniently near the beach and communal facilities, with some cabins offering lovely lake views. This demonstrates its suitability for large group and family bookings. However, it is essential for new visitors to note the park’s rustic side. Another review, from a long-time guest, expressed significant dissatisfaction following the change in ownership, citing a severe decline in maintenance (clogged and unclean bathrooms, overflowing dumpsters), broken amenities (pickleball rackets, out-of-service propane fill), and a perceived lack of on-site staff presence to address issues like late-night disturbances and drunk patrons. While the natural setting and variety of accommodations remain a strong draw, prospective visitors should be aware of a potentially wide range in guest experience, from highly satisfactory group trips to experiences marred by maintenance and management concerns.
Location and Accessibility: A Dual-Lake Haven in the Lakes Region
Terrace Pines Camping Area is situated at 1 Terrace Pines Rd, Center Ossipee, NH 03814, USA. Its location places it firmly in the heart of New Hampshire's scenic Lakes Region, providing easy access to local attractions like Castle in the Clouds and Lake Winnipesaukee, and serving as a gateway to the White Mountain National Forest.
The campground’s greatest locational feature is its dual-lake frontage. Big Dan Hole Lake is a sizable body of water known for trophy fish, including Lake Trout and Salmon, and allows for motorized boating, waterskiing, and sailing. Conversely, Little Dan Hole Lake is restricted to non-motorized boats, providing a serene environment perfect for quiet canoeing, kayaking, and fishing. While the campground is accessible via good signage, one reviewer noted that it is "five miles off of any main road," suggesting a truly secluded, away-from-it-all atmosphere once you arrive. This remoteness comes with a trade-off: despite the offering of complimentary Wi-Fi, cell phone service can be non-existent, requiring guests to be near the wireless router for any necessary phone calls, which is a crucial factor for local users who need to remain occasionally connected.

Conclusion: Why This Place is Suitable for Locals
For New Hampshire residents, Terrace Pines Camping Area offers a genuinely attractive and amenity-rich escape that is highly suitable for families and large groups looking to maximize their Lakes Region outdoor time. The unparalleled access to two different lakes—one for high-energy motor activities and one for peaceful paddling—provides a versatile recreational environment unmatched by single-lake properties. Local families can utilize the diverse range of rental options, from rustic tents to full-service cabins, allowing multi-generational groups to stay together comfortably.
While recent customer feedback points to challenges regarding management, high prices, and inconsistent facility maintenance, the fundamental value of the location on Big and Little Dan Hole Lakes remains a powerful draw. For locals who prioritize waterfront access, a highly social atmosphere (which some may find boisterous), and the ability to disconnect from unreliable cell service, Terrace Pines provides a perfect, full-featured basecamp. It is a place to embrace the rustic, wooded charm of Center Ossipee while still having the convenience of on-site amenities and a lively community, making it a classic New England summer destination, provided guests are prepared for the occasional operational inconsistency.

Our party of nineteen has reserved cabins K1, K2, C3, and K3, along with tent sites 1 and 2. Cabins K1 through K3 are well-maintained and feature full bathrooms, accommodating up to six guests each. Cabin C3 offers a half bath and can sleep four. All cabins and tents are conveniently located near communal bathrooms. Additionally, all cabins provide easy access to the beach and the lake, with cabin K2 offering a lovely lake view. The beach is equipped with paddleboards, kayaks, and canoes for our enjoyment. While there is no cell phone service, we will have complimentary access to Wi-Fi. We are eagerly anticipating our return next year.
Jul 30, 2025 · Ajeeth PingiliWe have been booking the same week for many years, but after our last visit we won't be coming back. The bathrooms were clogged and feces on the toilet seats all week, also no toilet paper at times. There are people fighting and screaming all night at some seasonals and nothing is done about it, there is no staff. Random drunk people walking up to our site also, with no one to call or no staff. At the prices they charge you'd think they could get a decent wireless router also. You have to stand within 5 feet of it if you need to make a phone call. Also the camp store has very short hours, the propane fill is out of service, and the pickle ball racquets are mostlsy broke. Dumpsters overflowing. I could go on and on. Since the new owners the prices just keep going up and the quality of camping just keeps going down. I know of at least 4 other sites in our group that are also not rebooking. Good job doubling the prices, we are taking our business elsewhere. Farewell terrace pines!
Sep 01, 2025 · Ryan ShawdeeI love the beauty of this campground with it truly being in the woods. Yes there have been some changes and that can be an adjustment. Tanya on their staff has been fantastic to bring the campers together, coming up with fun ideas for activities and opportunities to get to know each other better. Tanya has been such a positive force for Terrace Pines this season, along with the rest of the friendly staff!
Sep 22, 2023 · MB ClarkeTerrace Pines is a beautiful campground. The staff are welcoming, friendly and accommodating. The Terrace Pines seasonal campers are amazing. The campground truly feels like a home, away from home; a place where one can relax or enjoy a night with friends by the fire. Campers can play pickle ball, quietly fish at Little Dan, explore the trails, boat on Big Dan, relax at the beach, enjoy a book by the fireplace in the adult rec hall, and more! There are also 2 coin operated laundry rooms, as well as, free showers and bathrooms throughout the campground. Terrace Pines has it all!
Oct 07, 2023 · Ashleigh MurdockBeautiful campground, lots of noticeable hard work being put into the facility. First time camping here, and it was pleasant. Staff is super nice and friendly. The only downside would be poor cell coverage (if you want to be "on the grid" while getting away). Would definitely choose this campground again.
