I've lived here 6 years. We've had 3 now 4 owners. Not one of them has relaid pipes. These water pipes and sewer lines are over 50 plus years old. They are falling apart. Many days we have low pressure. Other days we have brown muddy water. And on Sundays it smells like straight bleach. Sewer lines are clogged and/or slow n sluggish. The majority of roads have large sections that are broken or buckling from water forcing it's way up. It's true some of the previous owners would cut some dead trees down there are many more that need to go or be trimmed up. Now they say it's our responsibility to take them down. It's our responsibility to fix the road in front of our homes. The rent has jumped to 465 a month. Plus we pay 35 sewer, 20 trash, 3.75 to have water meter read by satellite, there's a 20 dollar flat rate water fee Plus you pay actual water usage. We are expected to live here in a park that has gone from well kept and beautiful to a dump. If I had the money I would move my home to a new place. The one good thing is my neighbors. Good people. All of them.

Then do not care about people and management in this park is also lacking. This park is Timberend end Estates in Muncy Pa. They will say they care and that is a bunch of bull like all of the garbage the say on their sight. Roads are terrible. Dead trees all over the place. Deep water ditches and some ditches are at ground level. Is there anything lower than one star. Anyone that buys this park from ARX needs to take a very deep hard look an the infrastructure. Ask them how many underground pipes broke. They only love the money and they have about drained all of the money they can get from this park. Seniors, Veterans, disabled, single parents are all been financially defeated. Thank you ARX
May 15, 2024 · Richard MarinoOnly reason this park get a single star is because the maintenance itself are nice people. On-site management is trash and doesn't do his job. Then the actual company that owns the place are just as bad. They refuse to talk to you, if you manage to get the number. They tell you they want nothing to do with whatever going on and say to delete the number and not call back. You can get a loan with a mortgage just as much or cheaper than the rent/expenses this place charges. They raise rent every year and add new expenses with the statements of work being done on the court but nothing has been done to male the court better or nicer. If you're looking for a place to live DO NOT PICK THIS PLACE!!!You will be have no tenant right since they do not follow tenant landlord laws. Find a camper and park it somewhere you'll be better off
Jan 27, 2022 · ColtinI had a well maintained vacation home here for over 8 years. Initially, I loved the place. The previous owners, (GELT, Inc), truly cared about and valued the tenants, often on an individual basis. Things changed fast. After the newest ownership took possession, they presented me with a massive new lease with MANY rule changes, (and in my opinion), troubling and restrictive clauses, price hikes and added fees, (that I simply could not agree to), so I reluctantly sold the home. (The tenants even hired an attorney to push back on this lease). Park is in a great location and many of the tenants became close friends, BUT that is where it stopped. This community has been bought and sold by corporate owners frequently. (Owner # 4 in 8 years). Each time it sold, I felt the community slid backwards a little more. While I'm a medical professional and not an attorney, I will strongly suggest, if you are looking to buy in this community, get everything in WRITING, leave nothing to chance, or verbal agreement! Have an attorney, or a real estate expert look at your lease agreement BEFORE you sign it! Be completely comfortable with what you are signing and what you will be paying! Negotiate elements OUT of the lease you don't like. Don't get trapped by your lease agreement! Remember, YOU are the customer and they NEED customers/tenants to fill the community. There are many homes for sale in the area. Look at other mobile home communities and read their leases for comparison. I feel there are better communities nearby with better customer service and at a far lower overall initial and monthly total cost.

Owned by a a corporate mobile home company who could care less about keeping promises to it's tenant's. Egregious illegal acting on part of said company which has violated multiple state and by laws of the Mobile home community act. Horrible conditions in the park.
