Services Offered

Tippecanoe Village operates as a resident-owned (RO), 55+, deed-restricted cooperative community. This means that residents not only own their home but also a share of the land and common facilities. This structure significantly influences the "services offered" compared to traditional rental-based mobile home parks. Instead of lot rent, residents pay reasonable annual (or monthly equivalent) HOA fees that cover a comprehensive range of community benefits and maintenance.

  • Land Ownership: A cornerstone service is the ability for residents to own their land, eliminating monthly lot rent and providing long-term security and equity. This is a key differentiator from many other mobile home communities.

  • Low Annual HOA Dues: Residents pay an annual HOA fee (approximately $80 monthly or $780 yearly, as per recent listings). These dues are very reasonable and cover the maintenance and insurance of Association-owned property, including the clubhouse, pool, and other shared amenities.

  • Community Management: As a resident-owned cooperative, Tippecanoe Village is managed by an elected Board of Directors comprised of non-paid, volunteer residents. The office is staffed by board members and volunteers, operating on a limited schedule (typically Mondays from 10 AM until noon). This self-governing model ensures that the community is run by and for its residents.

  • Background Checks: All prospective buyers and renters are required to undergo a background check prior to closing on a property or renting a home. This service helps maintain the safety, security, and integrity of the community.

  • Common Area Maintenance: HOA fees contribute to the meticulous upkeep of all common areas, ensuring the park remains clean, attractive, and well-maintained. This includes amenities like the clubhouse, pool, and common grounds.

  • Trash, Water, and Sewer Services: The HOA fee typically includes essential utilities such as water, sewer, and trash pickup, providing convenience and consolidated billing for residents.

  • Private Roads: The roads within the community are often privately maintained by the HOA, ensuring well-kept and safe internal transportation.

  • Free RV Parking/Storage: Some information indicates that the HOA includes free RV parking, which is a significant benefit for residents with recreational vehicles.

Features / Highlights

Tippecanoe Village offers an impressive array of features and highlights designed to foster an active, social, and comfortable lifestyle for its 55+ residents. These amenities create a truly engaging and welcoming environment.

Regular events include coffee hours, various types of classes, crafts, quilting, knitting, ping pong, bingo, music jam sessions, and several types of card games.

  • Spacious Clubhouse: The clubhouse is a central focal point for community life, hosting many of the regularly scheduled events and providing ample space for residents to gather, socialize, and participate in activities. It was notably a hub for a community yard sale, indicating its spaciousness and utility.

  • Sparkling Community Pool: Residents can enjoy a refreshing and relaxing experience at the community pool, perfect for exercise or unwinding under the Florida sun.

  • Outdoor Courts: The park features dedicated courts for popular outdoor activities, including shuffleboard courts, horseshoe pits, and pétanque pits, encouraging active living and friendly competition.

Promotions or Special Offers

As a professional content writer for local business SEO, it's essential to convey accurate information regarding promotions for Tippecanoe Village. Since Tippecanoe Village is a resident-owned cooperative community, promotions or special offers are typically not provided by the park management or HOA directly. Instead, any "offers" would come from individual homeowners selling their mobile homes within the community.

When purchasing a home in Tippecanoe Village, potential buyers might encounter various incentives offered by the private sellers or their real estate agents. These could include:

  • Price Adjustments: Sellers, especially those motivated, may reduce their asking price. Recent real estate listings for homes in Tippecanoe Village often show price reductions, indicating a dynamic market where good deals can be found.

  • Included Furnishings: Many mobile homes in 55+ communities are sold fully or partially furnished, which can be a significant saving for new residents, especially those relocating from out of state or downsizing.

  • Home Improvement Allowances: A seller might offer a credit or allowance for upgrades, such as new flooring (e.g., a "$4,500 flooring allowance" seen in some listings) or other renovations, to make the property more appealing.

  • Recent Upgrades Highlighted: While not a direct "promotion," many listings emphasize recent upgrades like new roofs, HVAC systems, updated kitchens, or remodeled bathrooms. These improvements add significant value to the property for the buyer.

  • Negotiated Closing Costs: Buyers might be able to negotiate with sellers to cover a portion of closing costs, though this varies by transaction.

The key "offer" inherent in Tippecanoe Village itself is the long-term financial benefit of land ownership and the consistently low annual HOA fees (reported to be as low as $65-$80 per month, covering water, sewer, trash, and amenities like the clubhouse and pool). This structure provides significant savings compared to communities with higher monthly lot rents.

To discover specific homes for sale and any individual seller incentives, it is highly recommended to consult with local real estate agents specializing in manufactured homes in Zephyrhills. They will have access to the most current listings and can help navigate the buying process within this unique resident-owned community.

Really disappointed came to visit my grandmother from Ohio with her great grandkids for a few days. I had my white Denali parked out front of her house in the drive way and the maintenance crew decided that they needed to replace a post in the ground and spray painted hot pink my vehicle was less than 5 feet away and I had over spray all over my white Denali and my grandmother's brand new Ford Escape it was Sunday so we was not able to get ahold of anybody and we left the following morning. My grandmother was able to finally communicate with somebody and they told her that they parked their vehicle in between the posts they were spraying in my truck
