Sandalwood Mobile Home Community About

Considering a move to a mobile home community in Florida? Sandalwood Mobile Home Community in Zephyrhills offers a unique living experience, and like any neighborhood, it presents a blend of opportunities and considerations. Located in the charming city of Zephyrhills, this community is a place where residents can own their land with low monthly HOA fees, making it an attractive option for those seeking affordability in the Sunshine State. Understanding the full picture of life at Sandalwood is key to determining if it's the right fit for you and your family.

Sandalwood Mobile Home Community is known for its well-kept properties and the benefit of land ownership, which means no traditional lot rent. Instead, residents pay a low monthly HOA fee, which contributes to the community's amenities and maintenance. Recent listings highlight HOA fees as low as $57 per month, which is a significant factor in its affordability. The community features essential amenities such as two swimming pools, a recreation hall, basketball courts, and bocce ball courts, designed to enhance the residents' lifestyle and provide opportunities for recreation and social interaction.

However, it's also important to acknowledge that some past residents have raised concerns regarding community dynamics and management. While many communities foster a positive environment, some individuals have reported issues related to children's activities, perceived safety concerns, and the management of HOA funds. For instance, one review mentioned "constant vandalism, drugs and thieves," and that "This community does NOT like children at all." Another review specifically criticized the HOA president for alleged conflicts of interest, stating she "is breaking the law" by paying a family member for work instead of hiring "a licensed professional" and without pulling a permit for a $7000 PVC pipe project. These specific concerns highlight the importance of thorough due diligence and potentially speaking with current residents to gain a comprehensive understanding of the community's current environment before making a decision. Transparency in HOA operations and community atmosphere are crucial aspects for any prospective resident.

Services Offered

Sandalwood Mobile Home Community operates as a homeowners' association (HOA) community where residents typically own their land. This structure impacts the services provided, as residents contribute to common area maintenance and amenities through HOA fees rather than lot rent. Based on available information, services typically include:

  • Community Maintenance: Management of common areas, landscaping, and amenities, contributing to the "well kept" appearance of the community.
  • Access to Community Facilities: Provision and maintenance of amenities such as swimming pools, recreation halls, basketball courts, and bocce ball courts. However, it's worth noting that past reviews mentioned issues with pools being shut down "due to vandalism."
  • HOA Management: Overseeing community rules, regulations, and financial matters. Residents pay a low monthly HOA fee of approximately $57, which covers these services. Concerns have been raised by a past resident regarding the conduct of the HOA president, specifically alleging "breaking the law" due to family members making money off the park and concerns about hiring practices for maintenance work, suggesting a need for prospective residents to investigate HOA transparency. According to Florida Statute 718.3027 and 720.303(2), there are regulations concerning conflicts of interest for HOA directors and officers and the transparency of board meetings. Florida law generally prohibits a director or officer, or their relative, from entering into a contract for goods or services with the association if it creates a conflict of interest, unless specific disclosure and voting procedures are followed.
  • Deed Restrictions: The community has deed restrictions, which help maintain property values and aesthetics by setting guidelines for homeowners.
  • Utility Infrastructure: The community provides the necessary hook-ups for individual homes to connect to municipal water, sewer, and electric services, though individual utility bills are separate from the HOA fee.
Features / Highlights

Sandalwood Mobile Home Community offers several features and highlights that attract residents seeking an affordable and amenity-rich living experience.

  • Land Ownership: A significant advantage, as residents own the land their mobile home sits on, eliminating traditional lot rent and providing greater stability.
  • Low Monthly HOA Fees: With fees as low as $57 per month, this makes Sandalwood a very affordable option for homeownership in Florida.
  • Two Community Swimming Pools: Providing ample opportunities for recreation and relaxation, allowing residents to cool off and enjoy the Florida sunshine. It is noted that pools have faced closures due to vandalism.
  • Recreation Hall: A central hub for community gatherings, social events, and indoor activities.
  • Basketball Courts: Offering recreational opportunities for residents of all ages.
  • Bocce Ball Courts: Another outdoor amenity for leisurely games and social interaction.
  • All-Ages Community: Unlike some 55+ communities, Sandalwood is an all-ages park, making it suitable for families with children. However, past reviews indicate that some residents expressed negative sentiments towards children in the community.
  • Well-Kept Properties and Streets: The community strives to maintain an aesthetically pleasing environment with well-kept streets and lush landscaping.
  • Convenient Location: Situated close to shopping centers, restaurants, and medical facilities, and offers good access to major roadways for commuting and exploring nearby cities.
  • Variety of Home Options: The community offers a range of housing options, including single-family homes and mobile homes, with various floor plans and features. Some homes offer open layouts, master suites with walk-in closets, and attached storage or workshops.

While the community offers many appealing features, it's essential for prospective residents to consider the varied experiences reported by past residents, particularly concerning community atmosphere, safety, and HOA governance, to ensure it aligns with their expectations for a safe and welcoming living environment.

Promotions or Special Offers

Sandalwood Mobile Home Community's primary "special offer" is its model of land ownership coupled with exceptionally low monthly HOA fees. This fundamental structure provides a significant financial advantage, as residents own their property outright rather than paying continuous lot rent to a park owner. With HOA fees noted as low as $57 per month, this represents substantial savings compared to many other mobile home communities in Florida where lot rents can be considerably higher. This affordability is a continuous "promotion" in itself, making homeownership more accessible.

While the community itself does not typically advertise short-term promotional discounts on fees, the long-term cost-effectiveness is a major draw. When homes become available for sale within Sandalwood, they often come at competitive prices, sometimes featuring updated interiors like well-kept kitchens, dining rooms, and spacious living areas, along with practical additions like enclosed porches and laundry/storage rooms. These features, combined with the low HOA fees, create an attractive value proposition for potential homeowners. Prospective buyers should consult local real estate agents specializing in mobile and manufactured homes in Zephyrhills, as they can provide up-to-date listings and discuss the specific financial benefits of purchasing a home within this resident-owned land community. The appeal lies in the long-term savings and the stability that comes with owning the land beneath your home.

For inquiries about specific homes for sale within Sandalwood Mobile Home Community, it is highly recommended to contact local real estate agents specializing in manufactured and mobile homes in the Zephyrhills area. They can provide current listings, arrange viewings, and offer detailed information about the community's governing documents and HOA procedures, which is especially important given some past resident concerns.

Conclusion: Why this place is suitable for locals

For Floridians seeking an affordable entry into homeownership with the benefits of community amenities, Sandalwood Mobile Home Community in Zephyrhills presents a distinct option. The key suitability factor is the land ownership model combined with remarkably low monthly HOA fees (around $57), which stands out in Florida's housing market. This provides financial stability and eliminates the burden of escalating lot rents, making long-term living more predictable and budget-friendly for residents.

The community's "all ages" status makes it suitable for a wider demographic, including families, which is less common in areas dominated by 55+ communities. Amenities like two swimming pools, a recreation hall, basketball, and bocce ball courts offer tangible recreational value. Its location in Zephyrhills, a growing city with a median age of 48.9 years, ensures convenient access to local services—shopping, dining, and medical facilities—while remaining a "comfortable drive" from major metropolitan areas like Tampa and Orlando.

However, it is crucial for prospective residents to conduct thorough due diligence, especially given past negative reviews concerning community atmosphere, alleged vandalism, and HOA governance. While the community offers compelling financial benefits and amenities, understanding the current social dynamics and HOA practices is essential for a "safe environment for anyone." For those who prioritize land ownership and low monthly fees, and are prepared to engage with community aspects to ensure a positive living experience, Sandalwood Mobile Home Community could be a viable and attractive option for establishing roots in Central Florida. It offers the framework for affordable living, but a proactive approach to understanding community nuances will be key to a successful residency.

BEWARE... I only rated because it's required. This is absolutely the worst place to have your children! This community does NOT like children at all. There is constant vandalism, drugs and theives! They continuously have to shut down the pools due to vandalism. The racism in this neighborhood is unbearable. I couldn't wait to get my son out. It's not a safe environment for anyone.

The HOA president is breaking the law. She is not supposed to have family making money off the park. She is supposed to hire work to people other than her family, florida statutes state just that. She needs to be relieved of her position. She paid her son $7000 to run a pvc pipe to a retention pond. Paying her son homeowners money, instead of hiring a licensed professional is unacceptable. To pay that amount of money to her son is not the way to handle a situation, IMO a licensed professional needed to be hired to do the job and any other job that the everyday person should not be doing. And no permit pulled. This president of the HOA is taking advantage of the role She plays

Working with this community as a realtor was a very pleasant experience. From aquiring documentation from the staff to the application process, it couldn't have been any smoother. The community appears to be well taken care of, and the neighbors are excellent. I look forward to working with this community again soon.
