We joined Tres Rios (Ocean Canyon Properties) about 6 years ago and we love it. My granddaughter often comes with me and she loves the pool and games and crafts they offer. Staff are always friendly and helpful. It's quiet and relaxing.
Apr 23, 2025 · Heidi HuieI can say this if nothing less, it is beautiful!!! Tres Rios or three rivers is situated at the junction of 3 rivers. We were told that it is mostly shallow and you can walk from one side to the other. However, we arrived not long after heavy rain and the water was too murky to see the bottom. My husband and I were invited to visit the resort for free and we would just go to a 45 minute to an hour presentation... Ha ha ha!!!! In Sponge Bob fashion... THHRREEEEEEE HOURS LATER.... So here is the deal, they have a great set up and all. There is apparently the oldest pool in Texas or something like that. It was built in 1902 (I think) and the campgrounds were once part of a YWCA. Supposedly, fishing is awesome, but we were only there for a brief weekend and THREE premium morning hours were occupied with a 45 minute presentation. We were in our RV and the setup was pretty cool. They have different sites, but for a freebie you can't complain. Yes the picnic tables were situated nearly on top of the neighboring waste hole. Not the greatest arrangement if you plan to eat outside at the park table and benches. The other cons we saw was while they have these different hang out areas: hall, kids cabin, adult only rec room.... Everything was dated. Not like rustic, like furniture that was picked up on the curb and dragged in. I would sit on the floor before that furniture. The cabins we saw were decent. Back to the presentation, they try to get you to buy a membership to the resort that is coupled with there partner resorts and another rv park membership (Coast to Coast). It is almost $20K and then they try to help you find a way to make it work. For us we have demanding work and until we actually retire, there is no point paying for a plan that is meant for folks who have TIME!!!
May 24, 2025 · Nikki FantGreat staff, nice store in the office. Our only complaint: Renaming a "pot hole" to be a "speed bump" doesn't make it NOT a pot hole - fix the dang pot holes! The good news: You need to deal with the pot holes, I mean speed bumps, on the way in and out.
May 28, 2025 · Daniel QuinnWe recently bought a camper from Fun Town RV and we were offered 21 free nights through Ocean Canyon Resort, with Tres Rios being the only place offered in Texas. It is our first RV so we figured “Why not?” We arrived around 7pm and were still greeted with kindness. They showed us right to our site and the setup began. Let me tell you, first time setting up and had no clue what we were doing so thank you to the gentleman next to us that helped. The staff the following morning was pretty nice, welcoming and answered any questions we had. The only reason this place is getting 4 stars instead of 5 is simply the fact the “free WiFi” doesn’t really work and the camp sites are literally right on top of one another. It would be nice if the pull through sites were concrete instead of gravel because leveling was a little bit of a pain in the butt. The WiFi keeps disconnecting so if you plan on using streaming services, good luck. We try not to use electronics while camping, but with two kids, they got bored easily and began to drive us nuts, so a TV would have been nice to occupy their time. Overall, wasn’t bad. I may be posting this prematurely because we check out tomorrow and it’s also when we receive our “Presentation”, which I’ve been told is a giant sales pitch to get us to commit to a year round membership.

This is a private RV resort, our first time there, they are undergoing some construction on the roads. It was probably the only downfall for us, a lot of dust but it was also a very windy time.
