Eagle Village About

For many individuals and families across Georgia, finding an affordable and comfortable place to call home is a significant undertaking. In the dynamic housing market, mobile home parks often present an appealing alternative to traditional stick-built homes or apartment complexes. They can offer a unique blend of community living, a sense of personal space with individual lots, and often a more budget-friendly approach to long-term rental or homeownership.

Mobile home parks have evolved over the years, aiming to provide well-maintained and welcoming communities. They typically feature individual lots for manufactured homes, allowing residents to enjoy a yard and more privacy than an apartment, while benefiting from shared community amenities and professional management. However, like any community, experiences can vary greatly depending on individual expectations and the specific management practices.

Today, we're taking a closer look at Eagle Village, a manufactured home community located in Statesboro, Georgia. This community has garnered a range of feedback from residents, highlighting both positive and challenging aspects of living there. Understanding what makes a mobile home park suitable for your needs involves looking at its location, the services it provides, and the general atmosphere experienced by its residents. This article aims to provide a factual overview of Eagle Village, offering insights for prospective residents in the Georgia region who are considering this housing option.

Eagle Village is situated at 511 Eagle Boulevard, Statesboro, GA 30461, USA. Statesboro serves as the county seat of Bulloch County and is a vibrant city in Southeast Georgia, best known as the home of Georgia Southern University. This location offers residents a blend of small-city amenities, educational opportunities, and access to a growing economy.

The park's address on Eagle Boulevard suggests a location that is likely integrated into the Statesboro community, providing convenient access to various local services. Residents would typically find grocery stores, retail centers, healthcare facilities, and local schools within a reasonable driving distance. Statesboro itself offers a range of recreational and cultural activities, influenced by the university, including sporting events, arts programs, and dining options. The community's official website highlights its location on the 301 Bypass, providing easy access to Interstates I-16 and I-95, which are major arteries connecting Statesboro to larger metropolitan areas like Savannah (approximately an hour's drive) and Atlanta, as well as coastal beaches such as Tybee Island and Hilton Head.

While some reviews mention concerns about road conditions within the complex ("the ground ruined my brand new tires! Having the ground like that with all those huge holes is very dangerous"), this aspect would be important for prospective residents to assess during a visit. Overall, the location offers practical accessibility to key parts of Statesboro and wider Southeast Georgia, balancing community living with regional convenience.

Eagle Village offers services common to manufactured home communities, focusing on providing rental homes and managed lots. Based on general public information and reviews, here are some services residents can typically expect or have noted:

  • Manufactured Homes for Rent: Eagle Village offers manufactured homes for rent, with sizes ranging from 1150 to 2128 square feet. This provides options for various household sizes.
  • Lot Rental: The community also offers lots for rent, for those who own their mobile home and wish to place it within the park. The website states they have around 100 lots for rent.
  • Underground Utilities: The community boasts modern amenities such as underground utilities, contributing to a cleaner aesthetic and potentially more reliable service.
  • Individual Septic Systems: Each lot includes sewer and individual septic tanks, with a septic fee of $15/month included in the rent.
  • Water Supply: The community's water supply is an on-site, private well, maintained by Eagle Village, with a water rate of $46/month.
  • Lawn Care: One resident review positively notes, "you don’t have to do your lawn, just if you plant flowers and trees you are to take care of them," indicating that general lawn maintenance for the lots is covered.
  • Property Management: There is an office staff and management team, though reviews regarding their responsiveness vary significantly. Some reviews praise the staff and owner as "very helpful," "friendly and dependable," and "caring and considerate people," while others report "poor to no communication" and that management "don't seem to care."

Prospective residents should always clarify what services are included in their rent and what additional fees might apply (e.g., electricity, which is with Excelsior EMC).

Eagle Village presents a mixed bag of features and highlights, as reflected in various resident experiences. While some aspects are appealing, others warrant careful consideration.

  • Affordable Manufactured Homes: The community aims to provide "affordable manufactured homes," making it a potentially accessible housing option for many individuals and families in the Statesboro area.
  • Spacious and Comfortable Homes: One positive review mentions homes being "very spacious and comfortable," indicating that the living units themselves can be quite appealing.
  • Quiet Neighborhood (Contradictory Reviews): Some testimonials describe the neighborhood as "very quiet and clean," "Peaceful, quiet affordable living," and "Great quiet." However, other reviews contradict this, reporting "Loud music playing, especially late at night" and "Very loud here, not peaceful at all." This suggests that the level of quietness may vary within the park or depends on individual perception.
  • Friendly Neighbors (Contradictory Reviews): Some residents highlight "nice friendly neighbor hood" and "friendly and safe," indicating positive social interactions. Conversely, one negative review mentions "all you see is a bunch of pot heads smoking outside there house like it's legal in Georgia" and a general decline in cleanliness, suggesting varying experiences of neighborliness.
  • Landlord/Owner Interaction (Contradictory Reviews): One resident praises the "landlord is very is to get along with" and describes the owner/staff as "very helpful." However, another resident states, "The owner rides around staring and stalking. He seems to want to see everyone and every movement they make. There’s no privacy." This indicates a highly polarized experience regarding management presence and interaction.
  • No Individual Yard Maintenance Required (General Lawn Care): A positive feature is that residents "don’t have to do your lawn," with general lawn care provided, offering a convenience for residents. However, planting flowers and trees requires individual care.
  • Restrictions on Outdoor Items: A significant highlight for some, but a deterrent for others, is the strict policy that "you cannot put anything outside but a grill." This indicates a highly regulated exterior appearance policy.
  • Proximity to Georgia Southern University: Being located in Statesboro, the community benefits from proximity to GSU, offering access to its amenities and potentially being a convenient housing option for students or university staff (though pet and occupancy policies, like "One Child Per Bedroom," would need to be checked).

The highly contradictory nature of the reviews, especially regarding noise, privacy, and management interaction, suggests that prospective residents should conduct a thorough on-site visit and speak with current residents to form their own comprehensive opinion.

Publicly available information, including the provided reviews and details from their website, does not outline specific, ongoing promotional offers for Eagle Village mobile home park. The community primarily focuses on offering manufactured homes for rent and lots for rent, with a set pricing structure for these services.

Their website does mention being "looking to expand our community" and having "around 100 lots for rent, ready for you to build the home that best fits your needs." They also state that their "skilled property experts can help guide you through the process of locating the right lot for your manufactured home, and help you with the moving process" and "find the best transfer and moving solution for your manufactured home." While not a discount, this guidance could be seen as a form of value-added service for those looking to bring their own mobile home into the park.

For individuals interested in residing at Eagle Village, it is highly recommended to directly contact the park management to inquire about current rental rates for available homes or lots, any specific requirements for manufactured homes being moved in, and any potential incentives for new residents. It is also crucial to clarify all terms and conditions, including water/sewer charges, security deposits (starting at $900 and up, including water deposit), and any other fees. Direct communication will ensure you receive the most accurate and up-to-date information regarding financial aspects and any available support for your move.

Website: Eagle Village has an official website (eaglevillagecommunity.com) which provides more details on homes for rent, lots for rent, and community overview.

When you contact them, it is advisable to prepare a list of questions based on the varied reviews, specifically asking about maintenance protocols for common areas and within homes, clarification on privacy expectations, and specific details about any exterior decoration rules. A personal visit to the park to observe the grounds, internal road conditions, and overall atmosphere is strongly recommended before making any commitments.

Eagle Village presents a unique living proposition for locals in Georgia, particularly those in the Statesboro area. Its suitability depends heavily on an individual's priorities and tolerance for certain community dynamics, given the highly contradictory resident reviews. For those seeking an affordable manufactured home option in Statesboro, Eagle Village does offer "affordable manufactured homes" and provides both homes for rent and lots for those bringing their own mobile homes. The inclusion of general lawn care is a definite convenience, freeing residents from that particular chore.

Its location on the 301 Bypass, with easy access to I-16 and I-95, makes it a practical choice for individuals who commute to Savannah, work at Georgia Southern University, or frequently travel within Southeast Georgia. For those who value the potential for a "quiet" environment and "friendly neighbors," as some reviews suggest, the community offers that possibility. However, prospective residents must be prepared to thoroughly investigate the concerns raised by other residents, particularly regarding property maintenance (e.g., road conditions, roaches), communication with management, privacy (or lack thereof, according to some), and noise levels. The strict policy on outdoor items ("cannot put anything outside but a grill") also needs to align with an individual's lifestyle and desire for personal expression on their lot.

Ultimately, Eagle Village could be suitable for Georgians who are willing to navigate these reported challenges in exchange for an affordable housing option in a convenient Statesboro location. It is most suitable for those who prioritize a low-maintenance exterior (due to provided lawn care and strict outdoor rules) and are proactive in their communication with management to address issues. A direct, in-person assessment and candid conversations with current residents would be critical steps for any local considering making Eagle Village their home.

This trailer complex is worst. On top of having roaches they increased my rent by never dealt with any of the issues inside my home. The owner rides around staring and stalking. He seems to want to see everyone and every movement they make. There’s no privacy and you cannot put anything outside but a grill. I wouldn’t recommend this to my enemy. Sorry not sorry.

The homes are always kept up with and clean before move in and the front desk is pretty flexible if hardship has you paying a little late sometimes. The clubhouse is also a decent sized area for hosting events.

DO NOT MOVE HERE If you have children of ANY age!!! Unless, of course, you can keep your home UP TO THEIR STANDARD OF 'PRISTINE CLEAN' for the EVERY 3 Month INSPECTIONS - which is Near Impossible! They kept coming up with NEW B.S. items WE had to clean EACH inspection! {Ex. The COILS of the A/C Unit were all of a sudden OUR responsibility to clean 😳 When the past 3 1/2 YEARS PRIOR to THAT inspection, they NEVER were even mentioned! 😠} Decent maintenance, ONLY when TENANT calls Front Office and explains issue as SERIOUS ENOUGH issue. Playground for young children within walking distance of all homes. Bus Stop at near Front Office.

Nice clean mobile home living but appears as any American retirement park. Large meeting room, catered food service, ponds, walking trails.
