The heart of any mobile home community lies in its management and the quality of life it offers. Recent testimonials from residents at Tri City Mobile Home Community highlight a remarkable improvement in both these areas. Location and Accessibility

Tri City Mobile Home Community is situated at 200 Naomi Ln, Newcastle, OK 73065, USA. Newcastle is a rapidly growing city located southwest of the larger Oklahoma City metropolitan area. This location offers a strategic balance for residents: it provides the quieter, more community-focused atmosphere of a smaller town while maintaining convenient access to the extensive amenities, employment opportunities, and cultural attractions of Oklahoma City.

The park's address on Naomi Lane, while not directly on a major highway, suggests a residential setting that prioritizes peace over through-traffic. However, Newcastle's excellent road network ensures that residents can easily access major routes like I-44 (H.E. Bailey Turnpike) and I-35 for commuting or traveling throughout Oklahoma. The area also boasts proximity to essential services, including shopping centers, grocery stores, and local businesses within Newcastle itself. This blend of suburban tranquility and metropolitan accessibility makes Tri City Mobile Home Community a practical choice for Oklahomans seeking an affordable home base that doesn't compromise on convenience.

Services Offered

Tri City Mobile Home Community focuses on providing the essential services and amenities required for comfortable mobile home living. While direct, comprehensive lists of all services are often handled by park management, based on industry standards and available information, residents can typically expect:

  • Lot Rentals: The primary service is the rental of individual lots where residents can place their manufactured or mobile homes. Each lot is equipped with necessary utility hookups.
  • Utility Connections: Standard utility connections, including water, sewer, and electricity, are provided at each lot. Residents are generally responsible for setting up and managing their individual utility accounts, though this should be confirmed with management.
  • Trash Removal: Convenient trash removal services are typically arranged for residents, often included in the lot rent.
  • Dedicated Property Management: A significant recent improvement, the park now benefits from active and caring on-site or readily available property management (specifically, Stephanie), known for responsiveness and addressing resident concerns promptly.
  • Common Area Maintenance: The park management is responsible for the general upkeep and maintenance of common areas within the community.
  • Washer/Dryer Hookups: Units within the community typically come with washer/dryer hookups, offering in-home laundry convenience.
  • Assigned Parking: Residents are typically provided with assigned parking spaces for their vehicles.

  • Responsive Communication: Residents praise the current management for consistently answering phone calls and returning calls promptly, a stark contrast to previous experiences.
  • Commitment to Improvements: The new management has actively worked to "clean everything right up" and fix existing issues, indicating a proactive approach to enhancing the living environment.

  • Sense of Community: While not explicitly stated as a feature, the strong positive sentiment towards management suggests a developing sense of community and residents feeling heard and valued.
  • Convenient Location: Situated in Newcastle, residents benefit from easy access to nearby amenities, services, and the broader Oklahoma City metro area.
  • Variety of Mobile Home Features: Some units within the community may feature amenities such as air conditioning, heating, cable readiness, dishwashers, eat-in kitchens, vaulted ceilings, and walk-in closets, contributing to comfortable living.

It is important to acknowledge that past reviews indicated issues with road conditions and the presence of old, rundown trailers and debris on empty lots. However, the recent positive reviews strongly suggest that the new management is actively working to address and improve these aspects, focusing on making the community a more pleasant place to live.

Promotions or Special Offers

As a mobile home community primarily focused on long-term lot rentals, Tri City Mobile Home Community typically operates with a consistent pricing structure for its lot rent. Traditional short-term "promotions" in the retail sense are less common. However, the park's key "offer" is its commitment to providing an affordable living solution in the Newcastle area, as highlighted by resident feedback on "reasonable" lot rent.

While specific, publicly advertised discounts are not provided, potential aspects that could be considered beneficial "offers" for prospective residents might include:

  • Competitive Lot Rental Rates: The park aims to keep its lot rent affordable, making it an attractive option for budget-conscious individuals and families.
  • Improved Management and Resident Experience: The enhanced responsiveness and care from the new management can be seen as a significant "value-add" for residents, contributing to a more positive living experience.
  • Lease Term Options: It is possible that the park offers various lease terms (e.g., twelve months) that might provide stability or slightly different rates depending on the commitment.
  • Pet Policy: While "no dogs allowed" was mentioned in an older review, more recent public data indicates a pet policy including a monthly pet rent ($27), a one-time fee ($200), a 2-pet limit, and a 30 lb weight limit for dogs (must be spayed/neutered). This clarification of a pet policy can be a significant "offer" for pet owners.

When I first moved in, I didn’t have the most positive experience with the past property manager, but with the new one Stephanie, I appreciate everything she has done for us. She goes beyond favors to help everyone and well as the owners of the lots. We had quite a bit of issues with then last manager and she came in within a couple days and cleaned everything right up. I truly appreciate everything they all have done for us and every step from this point on. Thank you so much!

I was going to leave a one star. I am so glad that the past manager was let go cause she lied to me. I never meet her she hardly answered her phone never called you back when she said she would. She said that maintenance would paint the dark red wall never done. We ended up painting it ourselves. It took me forever to get a new stove and never got the drawers to my refrigerator. The new manager Stephanie is so awesome she got me the drawers to my refrigerator. She always answers her phone if not she will call you back ASAP. Stephanie really cares about this community she goes over and Beyond to help fix all the issues you are having. She is very nice and caring helpful manager. Now I give it a five star. Thank you so much Stephanie everything you do for this community.
