Oak Estates About
When searching for a place to call home in Pennsylvania, many residents consider manufactured home parks for their affordability and community appeal. Oak Estates Mobile Home Park, located in Mt. Pleasant, PA, is one such community that might appear on your radar. As you explore housing options in Westmoreland County, understanding all aspects of a potential new neighborhood is key to making an informed decision. This overview aims to provide a factual and balanced perspective on Oak Estates, helping you determine if it aligns with your housing needs and expectations.
Oak Estates presents itself as a community offering mobile homes for purchase, providing a pathway to homeownership for many. A positive aspect highlighted by one customer is the experience of purchasing a home within the community. Mary, a point of contact for home sales, is described as "professional, friendly and answered all of our questions," making potential residents "feel like home already." This suggests a supportive and welcoming process when it comes to acquiring a manufactured home at Oak Estates, which can be a significant factor for individuals and families looking to settle down.
However, it's also important to acknowledge that community living experiences can vary. While the process of home purchase might be smooth, some residents have shared concerns regarding ongoing living conditions. These concerns, which will be detailed further in this article, include issues with property maintenance and lot rent adjustments. It's crucial for prospective residents to weigh all aspects – from the initial purchasing experience to the long-term realities of residency – to ensure Oak Estates is the right fit for their lifestyle and budget.
Oak Estates Mobile Home Park is located at 600 Park Ln, Mt Pleasant, PA 15666, USA. This address places it within the borough of Mount Pleasant, a charming area in Westmoreland County, Pennsylvania. The location offers a semi-rural setting that can appeal to those seeking a quieter residential environment away from the direct hustle of larger cities.
Mount Pleasant provides basic local amenities, including shops, services, and community events that contribute to a small-town feel. For broader access to shopping, dining, and employment opportunities, residents typically rely on nearby larger towns or cities. Greensburg, a larger urban center in Westmoreland County, is generally within a reasonable driving distance, offering a wider array of options. Pittsburgh, a major metropolitan area, is also accessible for those willing to commute or looking for big-city attractions and services.
Access to Oak Estates is generally via local roads that connect to the broader road network in Westmoreland County. While the address is specific, the overall accessibility of the community for daily errands and commuting will largely depend on whether residents have personal transportation, as public transport options may be limited in this more suburban/rural setting. This is a common consideration for mobile home park residents, where personal vehicles are often necessary for convenient travel.
Based on the provided information and common practices in mobile home parks, the primary "services offered" at Oak Estates relate to the provision and maintenance of the leased lots, as well as the management of the community. While detailed lists of services are not available, here's what can be inferred:
- Lot Leasing: The core service is the leasing of individual plots of land where residents place their manufactured homes. This lot rent covers the use of the land and access to communal infrastructure.
- Home Purchase Facilitation: As evidenced by a positive review, the park likely facilitates the purchase of manufactured homes, with a professional like "Mary" assisting potential buyers through the process. This indicates support for acquiring a home within the community.
- Basic Infrastructure (Utilities): Mobile home parks typically provide access to essential utilities such as water, sewer, and potentially trash removal. One review specifically mentions "Wi-Fi is included in the rent," suggesting internet service is part of the package, though its reliability has been a concern for some residents.
- Roads and Common Area Maintenance: Like any residential community, the park management is responsible for the upkeep of common areas and internal roads. However, a review indicates current concerns about the condition of "roads" and "pole lights" suggesting potential inconsistencies in this service.
- Community Management: There is a management team responsible for overseeing the park's operations, addressing resident inquiries, and enforcing community rules. The positive interaction during a home purchase suggests a professional front-facing aspect of this service.
Oak Estates Mobile Home Park presents several features and highlights, both positive and areas of potential concern, based on resident feedback. It's important to consider both perspectives to gain a comprehensive understanding:
- Professional Home Purchase Experience: A significant highlight is the smooth and professional process for purchasing a home. The presence of friendly and helpful staff, such as Mary, who makes buyers "feel like home already," is a strong positive for those entering the community.
- Affordable Housing Option: Manufactured home parks generally offer a more affordable route to homeownership compared to traditional stick-built homes, making Oak Estates an attractive option for budget-conscious individuals and families in Pennsylvania.
- Community Living: Like many mobile home parks, Oak Estates offers a community living environment, which can foster neighborly connections and a sense of belonging.
- Inclusion of Wi-Fi (with caveats): The fact that "Wi-Fi is included in the rent" is a stated amenity, which can be a valuable feature for residents. However, it's important to note the significant concerns raised about its reliability ("horrible," "always going out," "connectivity problems").
- Location in Mt. Pleasant: The park's location provides a quieter, more suburban/rural lifestyle, away from the direct urban bustle, while still offering reasonable access to local amenities and larger towns.
- Concerns Regarding Maintenance: A major area of concern highlighted in reviews is the perceived lack of maintenance. Specific issues mentioned include "terrible" roads after winter, "pole lights" being out for "over two years," and consistent outages of unspecified services ("be without whatever AT LEAST twice a month").
- Lot Rent Increases: Another significant concern raised by a resident is that "They raise the lot rent several times a year," which can impact long-term affordability and budgeting for residents on fixed incomes.
Mobile home parks typically structure their offerings around lot rentals and home sales, rather than short-term promotions common for other types of businesses. While specific, publicly advertised "promotions or special offers" for Oak Estates are not readily detailed in the provided reviews, it's common for parks to have certain incentives to attract new residents or facilitate home sales within the community. Potential offers could include:
- New Home Purchase Incentives: If Oak Estates has new manufactured homes available for sale, they might offer special pricing, financing assistance, or a period of reduced lot rent for new home buyers.
- Referral Programs: Some communities have programs that reward current residents for referring new tenants or home buyers, fostering community growth from within.
- Seasonal or Limited-Time Discounts on Lot Rent: While less common for established residents, a park might offer a temporary discount on lot rent for new move-ins during slower periods or to fill vacancies.
Given the mixed feedback regarding lot rent increases and maintenance, it's especially important for prospective residents to inquire directly about the current lot rent, any planned increases, and what is explicitly included in the rent. Transparency is key. Your best approach for uncovering any available promotions or understanding the current cost structure is to contact Oak Estates directly. Mary, mentioned in the positive review, might be a good point of contact for home purchase related inquiries, and the general park management for lot rent details. Be prepared to ask specific questions about all fees, utilities, and the park's maintenance schedule.

When contacting the park, particularly if you are considering purchasing a home, asking to speak with Mary, if she is still the sales contact, might provide the pleasant purchasing experience mentioned in one of the reviews. For general park operations, maintenance concerns, or specific details regarding lot rent and inclusions, it would be beneficial to direct your questions to the main park management or office staff. It is always recommended to schedule an in-person visit to the property to assess the current condition of the roads, lighting, and other common areas yourself, and to speak with current residents if possible, to gain a full understanding of the community before making any commitments.
For locals in Pennsylvania considering manufactured home living, Oak Estates Mobile Home Park in Mt. Pleasant presents a mixed, yet potentially suitable, option depending on individual priorities. The primary appeal lies in its ability to offer a pathway to homeownership, often at a more accessible price point than traditional housing, right here in Westmoreland County. The positive experience reported with the home purchasing process, particularly the friendly and professional assistance from staff like Mary, suggests a supportive entry into the community for new residents.
However, it is crucial for Pennsylvanians to conduct thorough due diligence when considering Oak Estates. While the concept of affordable homeownership is attractive, the concerns raised by some residents regarding frequent lot rent increases and perceived issues with property maintenance (roads, lighting, utility outages) are significant factors to weigh. For those on fixed incomes or with specific expectations about community upkeep, these aspects require careful consideration and direct inquiry.
Ultimately, Oak Estates could be suitable for locals who prioritize the initial affordability of homeownership and a potentially streamlined purchasing process, and who are prepared to proactively engage with park management regarding any maintenance concerns. Visiting the park in person to observe conditions, speaking with current residents if possible, and getting clear, written details on all fees and services are highly recommended steps for any Pennsylvanian considering making Oak Estates their home. This will ensure that the decision aligns with their long-term comfort and financial well-being.
Customer Reviews
I would not recommend moving into this place. They raise the lot rent several times a year, and they never fix anything. The roads are terrible after last winter, and the pole lights have been out for over two years now. Also during the spring and summer, you can plan to be without whatever AT LEAST twice a month for random unknown reasons.. also they say Wi-Fi is included in the rent but ITS HORRIBLE. It’s always going out, or there’s always connectivity problems it’s not worth the hassle save yourself a headache and move somewhere else
My fiance and I had a very pleasant experience with purchasing our home. Mary was professional, friendly and answered all of our questions. She made us feel like home already. Honestly, I don't think I would have made the purchase without her.
My husband and I love living in this community. It's been almost two years and this is definitely our forever home🤗. Some people have issues with management but if you abide by the rules and don't cause trouble and keep your home well maintained there should be no problems. Mary has been very good to us and when we've needed something done (which is hardly ever) she's been there for us and if she couldn't do it she directed us in the right direction. Thank you Mary.
Mary in the office is very friendly, however it took us 2 or 3 months to get in. Once we got in we had a leak in our hallways cause they didnt finish putting the stuff together on the washer. My daughter ran water in the bathroom sink and it leaked causing the bathroom floor to get soaked. The floors they did was not put down properly and the tiling where the water leaked is coming up already we just moved in yesterday. The trash cans they give us was not there and the the cement work is unfinished they left the wood in and have a bunch gathered at the bottom of the walkway. Otherwise the place is great, no issues with neighbors, we like Mary etc.
The park looks nice but is worse than living in a prison camp, the management are the most petty people they could find. Lot rent continually increases every 6 months and management will find a reason or make one up to write you up if they can't actually find one. You honestly have more freedom in prison, my advice is do not live here under any circumstances
