Services Offered
Twin Pines Mobile Home And RV, as a dual-purpose park accommodating both mobile homes and RVs, offers a range of essential services designed to facilitate comfortable long-term and short-term stays.
- RV Sites with Full Hookups: The park provides dedicated RV sites equipped with full hookups. This typically includes:
- Water: Reliable access to potable water at each site.
- Electricity: Electrical connections with common amperages (e.g., 30 and 50 amp) to power RVs.
- Sewer: Direct sewer connections at each site for convenient waste disposal.
- Mobile Home Lots: In addition to RV spaces, the park also caters to manufactured homes, offering leased lots for residents to place their mobile homes.
- Pet-Friendly Environment: The park is noted as being pet-friendly, allowing residents to have their furry companions with them. This is a significant amenity for many RV and mobile home owners.
- Laundry Facilities: Public information indicates that laundry facilities are available on-site, which is a key convenience for both short-term travelers and long-term residents.
- Dump Station: A common amenity for RV parks, a dump station would typically be available for waste disposal, even if individual sites have sewer hookups.
- Grounds Keeping: Reviews highlight that "The grounds look great and are kept up," suggesting that management provides regular maintenance of common areas and overall park aesthetics.
It is crucial, however, to acknowledge a severe concern raised in a recent review regarding electricity billing. A past resident reported being charged for electricity that was allegedly consumed by others illegally connected to their meter box, with Entergy reportedly stating this was not an isolated incident at Twin Pines. Prospective residents should diligently clarify utility billing practices and monitor their usage carefully.
Features / Highlights
Twin Pines Mobile Home And RV offers several appealing features that contribute to its suitability as a living or staying option in White Hall, Arkansas.

Residents can enjoy "peace and quiet," making it an ideal retreat from the hustle and bustle. Mornings and evenings are described as "enjoyable," fostering a relaxing atmosphere.
- Scenic Surroundings and Wildlife: The park's location "next to the wood line" provides a natural backdrop. A resident enthusiastically shared observations of "all the deer eating next to the wood line," indicating opportunities for wildlife viewing right from your site. This connection to nature is a significant draw for many.
- Well-Maintained Grounds: Recent management has been praised for ensuring that "The grounds look great and are kept up." A clean and tidy environment contributes significantly to a positive living experience.

However, it is critically important to address a severe negative highlight raised by a past resident regarding electricity billing. The accusation of "stealing power from the tenants" by illegally connecting others to their meter boxes is a serious concern that directly impacts the cost of living and trust in management. While a more recent review praises "new managers," this past issue cannot be overlooked and requires thorough investigation and clarification by any prospective resident.
Promotions or Special Offers
RV parks and mobile home communities like Twin Pines Mobile Home And RV typically structure their pricing based on the length of stay rather than offering frequent, time-limited promotional deals in the retail sense. Their primary "offers" come in the form of tiered rates for daily, weekly, and monthly stays.
Based on common practices for similar parks, prospective residents should inquire about:
- Daily Rates: For those needing an overnight stop or a very short stay.
- Weekly Rates: Often a slightly discounted rate compared to the daily rate, suitable for stays of several days to a week.
- Monthly Rates: Significantly reduced rates are typically offered for long-term residents. This is a key benefit for individuals working in the area, or those who choose RV or mobile home living as a more permanent, affordable housing solution. The park's dual nature (mobile homes and RVs) suggests it caters to long-term occupancy, making monthly rates very relevant.
While no specific "promotions" are publicly detailed for Twin Pines Mobile Home And RV, the positive review mentioning it would "definitely recommend this park to anyone that enjoys peace and quiet and scenery" might imply that its core offering of a pleasant living environment at a competitive long-term rate is its main "special offer."
Given the serious concern raised about past electricity billing practices, it is absolutely essential for any interested individual to:
- Directly contact the park: Inquire about current rates, what is included in the rent (specifically utilities), and clarify their billing procedures.
- Request a detailed breakdown: Ask for a clear explanation of how electricity and other utilities are metered and billed.
- Read the lease agreement thoroughly: Pay close attention to all clauses related to utilities, rent increases, and park rules before committing.
Direct communication with the park management is the most reliable way to obtain accurate information on current rates and any unique benefits they might offer for new residents or long-term stays.

Conclusion: Why this place is suitable for locals
For Arkansans seeking a harmonious blend of peaceful living and practical convenience, Twin Pines Mobile Home And RV in White Hall presents an interesting option. Its suitability for locals hinges on its ability to deliver on its promise of a serene, well-maintained environment, which is highly valued by many in our state.
The strongest appeal for locals lies in the park's described tranquil atmosphere. The opportunity to enjoy "peace and quiet" and observe local wildlife like deer "eating next to the wood line" offers a genuine connection to Arkansas's natural beauty. For individuals or families looking to escape the relentless pace of city life, even if only a few minutes from Pine Bluff, this park provides a calming retreat. The positive feedback regarding the new management's kindness and efficiency, along with the well-kept grounds, suggests a positive living experience for current residents who appreciate a clean and responsive community.
Furthermore, the presence of full RV hookups and on-site laundry facilities addresses the essential practical needs for both transient RVers and those seeking long-term residences. This combination of amenities makes it a functional and comfortable base for various living situations, whether you're working in the area, traveling through, or simply choosing a more flexible and potentially affordable housing option.
However, it is absolutely paramount for any Arkansan considering Twin Pines Mobile Home And RV to acknowledge and thoroughly investigate the serious past accusation regarding electricity billing. Transparency and trust in utility management are non-negotiable. While new management may have addressed these issues, prospective residents should verify current billing practices with extreme diligence, perhaps even speaking with current residents if possible, and scrutinizing all lease terms related to utilities. If these critical concerns can be satisfactorily addressed, then the park's offerings of peace, natural beauty, and attentive management make it a potentially suitable and appealing choice for many locals looking for their next RV or mobile home site in White Hall, Arkansas.
Customer Reviews
The new managers are so kind and quick to help. The grounds look great and are kept up. It is so peaceful. Mornings and evenings are really enjoyable, just sitting with my coffee and watching all the deer eating next to the wood line. I would definitely recommend this park to anyone that enjoys peace and quiet and scenery.
Do NOT recommend this place!!! We kept wondering why my mom’s electricity bill was so high but assumed it was the AC in her camper causing it. She moved out of Twin Pines and less than a week after she left, Entergy called and informed her that there had been someone else illegally plugged in to her meter box therefore she had been paying for her electricity along with the others. Entergy also told her that this was not the first incident involving Twin Pines stealing power from the tenants. Just a heads up to anyone thinking of staying at this place, they are not honest people!!
This campground is really not a campground. It has cats running everywhere. The hookups are on the wrong side of where they should be. They had to come have someone wire a 30 amp for us which they did do and then gave us 2 free nights. The people running it were very kind but it was truly a nightmare with all the cats. No wifi, no facilities, the cement pad was all broke up. I would recommend a bulldozer and start over!!
This park is an excellent place to bring your camper or RV. Under new management and has 30 new RV elec boxes with 20,30 and 50 AMP. Very quite and peaceful. Does allow pets!
If I could give negative stars I would. Beware, THEY WILL STEAL YOUR MONEY. We stayed at this campground and had to leave unexpectedly. They won’t give us our money back even after agreeing that they would. They owe us our deposit and more than a half of months rent. I have been calling them for over 3 months and now they won’t even answer my phone calls. DO NOT STAY HERE.
